I love this place! This is the second time I've stayed here, and is now my official "Edinburgh residence" whenever I'm in town. Very quiet location, amazing rooms and tame foxes roaming the garden terraces. If it's good enough for me, it's good enough for you!

Good value for the moneyStayed here for two nights and all I can say is that we are very pleased. Walking distance to Waverly bridge (~10min) and the rest of the central parts of the city.We had a double room, sharing bathroom with another room and breakfast included for 50£ per night.

Hotel didn't feel like some big grand hotel chain,no charactor. This is very cozy and nicely designed with its own charactor and warm ambiance. Food in the restaurant is excellent too.

This is an overated, over-priced, under serviced hotel. I was deeply disppointed with the service from the point they made me wait 3 hours in their cold, drafty lobby to check-in to the fact they forgot to inform me that a room was available during the 3 hours I waited. The facility is torn to shreds and unkept. The miserable customer service ensured I will never book a business trip here again. be warned.

One night Stay.I found the hotel fine staff were pleasant and helpful, food was fine, car parking is an issue this time it worked out ok but would reconsider staying somewhere else if car parking is available.

Stylishly decorated very comftable hotel in a central but in peacfull location next to Carton Hill, modern rooms with uptodate decor and facilities. Good food and grest selection of drinks wit very friendly service great value for money.

Very NiceAt first, walking round the hotel, it just looked and felt like any random generic hotel but our room was in the ambassador's section, beautifully decorated, all rooms named after whisky instead of numbered. Made us feel very special :)

If you want a hotel full of rules, regulations and more signs and notices than a typical inner city street then this is the place for you. If you would rather be greeted by a friendly, welcoming host/ess and be made to feel at home then go to the Greenside further along the street. Some of the rooms share a bathroom which is not very nice and they make you pay on arrival (which you don't know about until you turn up and is one of the first things you're greeted with). Also, the owners stay squirreled away in the basement and if you want anything then you have to ring a bell to summon them. Again, not the nicest experience.

The only problem was at breakfast on Sunday morning. As breakfast was up to 10:30, there was a rush and it was difficult getting a seat and served. Otherwise, great location and a hotel to recommend to friends and family.

This hotel is lovely, the room was excellent, comfortable and modern. I had chosen this hotel because of the pool and spa facilities but was disappointed to find it was closed wen i arrived.I would visit again.

This hotel B&B is in a great location and a beautiful building with a lovely garden view from breakfast room. Clean but lacking attention to the details so that guests enjoy the stay: the two owners were so grim they could barely pull a smile, or say anything friendly, room furnishings are mismatched and worn out, breakfast had all the basics but was lacking in taste and presentation, with packaged condiments and S&P like at a roadside take-out. I'd be willing to pay a bit more for better details and service.

An outstanding hotel. This hotel was in the perfect position for a weekend in Edinburgh, close enough to the centre but far enough away to maintain its' individuality. I was given a suite, even though I booked a normal double room. It was huge and made the weekend. The staff were excellent, the food was great, the hotel was warm when outside was freezing and all-in-all one of the best value for money vacations I've ever had.

Three rooms for familyLocation superb, management sloppy. Simple direction requests to the front desk met with "Don't know; never been there" sorts of responses. Shower stall drained so slowly that next user stepped into a pool of soapy water. Sink drain was equally lazy. Request for service on problem brought a repairman who said it couldn't be serviced, that the "design was that way".

We stayed at this hotel for three nights - we booked a standard room - but were allocated suites - excellent. The beds were extremely comfortable, the coffee & biscuits delicious, the the swimming pool, sauna & steam room superb. We did a lot of walking, so gave the fitness suite a miss! The breakfasts were hot and very palatable - you could have what & as much as you wished for All in all, this is probably one of the best - we would certainly stay there again, without hesitation
