The resort is overall nice. Its going through renavations. The location is good ,only a short trip to williamsburg,Jamestown, and Yorktown. This would be a great place if you have kids. The only negative was they put a $100 hold on my credit card untill check out which took a while to get credited back. This is also a timeshare resort and you get asked to go to the meeting.

The condo was under renovations. Heat didn't work and many lighting and the TV was only black and white. Just to metion a few I would not recommend this hotel. The first night my 2 son's had to sleep without sheets. The heat was either off or too high. We all got sick from a funny smell in the room. This room wasn't ready to be used. What a shame!

The resort was very nice and the room was quite spacious even though it did need some updating - chrome handle by bathtub quite rusty, some doors had a large gap between upper part of doorway and door itself, no DVD player in room, TV in mast. bed. missing some buttons . The one negative I would like to mention is the "Open House" that we were invited to come to. We were told that it would last for only 90 minutes and we would be given $100 as a thank you for attending. This "Open House" is basically a Time Share presentation that dragged on for 3 hours. When we stated that we were not interested, 2 other people came to see us to offer us more "affordable" packages. In the future, we will definitely not attend any type of a meeting/open house that is offered to us upon checking in to a resort/hotel. $100 definitely not worth the time or aggravation that we had to put up with. I would stay at this resort again but definitely would not attend their "Open House" regardless of the gift.

I booked this resort using RCI and found this trip to be disappointing. The best thing about my unit is the 4 person Jacuzzi. This resort is undergoing renovation and has new units available but never received a renovated unit although my request was made in advance. The carpet is old, several electrical sockets won't hold a cord and the master bathroom lacks a shower but has plenty of rust around the tub's handle and caulk surrounding the wood paneling. Forget about using WIFI unless you're prepared to camp-out in the main lobby or Grill. The unit was clean but halfway renovated; it has laminate countertops, a dented and scratched-up refrigerator, and dark cabinets from what appears to be from the 80's. The staff booking the tour are persistent and they want a 20 deposit to hold your spot for the tour; they say you money is refunded at the conclusion of the tour but why take me on a tour of a unit that I can?t occupy and pay a deposit for a tour that takes away from my personal time. Lastly, when you check-in they swipe your credit card but never tell you that you must call the operator to activate your phone service for calls being made to establishments outside the resort.

This place is pretty good. You can walk around the complex at night and feel safe. The location is great. The rooms are clean and nice. I would definately recommend this place. I am planning on returning to this location in the near future. Won't be disappointed.

The manager was friendly, but not able to accomodate. Filthy and needs upgrades. It was horrible! The floors were soaked, hot water heaters broken, no hot water, hot tub was broken and the carpets were filled with mildew. After being switched to several different rooms, we finally decided to drive the 2.5hrs back home because we couldn't get a satisfactory room.

Because this was at an Plantation it was a time share which we were not aware of.The loft we stayed in was not throughly clean food and etc. behind doors, under furniture. The bedding was not real clean someones tissue was in between the top and bottom sheets. It was just uncomfortable staying there. There were two bathrooms neither of the plugin sockets worked so we had to do the hairdrying in the hall. The shower is in need of repair below the faucet was something that looked like it was growing in the shower. Also there was to be a ironing board in the room there was not. We checked out one day early.

The location was great: not far from Colonial Williamsburg, and outside of anything that felt like a "city" to me. The housing is in groups of houses detached from any central building. We had the bottom floor of one house. The rooms are spacious and clean and felt fairly private. The grounds have numerous geese walking around, and it was a pleasant place to stay. My only complaint was that while the grounds looked like a pleasant place to walk around, there were no walking paths or even sidewalks along the roads. It seemed to be a great place for the price, though, and I'd definitely return.

We had 7 people in our party and got a 2 bedroom with 1 queen sofa bed and had plenty of room. I definitely will go back! They forgot to leave a blanket for the sleeper sofa and pillow cases. We loved it!

I read other reviews and was a little scared before coming here. While it's true that there are some things that need updating, the place is great. We stayed here for three nights. The kitchen was in great shape as were the 2 bedrooms (1 king size bed, 2 twin beds). There was also a pull out couch. The only things that needed updating were the bathrooms and the hot tub. The bathroom is not a big deal to us....it was clean and nice just older cabinents and shower. The hot tub room is awesome but our tub was old and a little hard to control but we used it anyway and the kids thought it was great. The deck was large with a table and chairs. The pool area consists of 1 baby pool, 1 kids pool that goes up to 4 feet deep, 1 large pool that goes up to 5 feet deep, and an adults only pool. There is also a hot tub. There was no life guard which I felt could be beneficial as some parents don't always do a good job watching their kids. There is also an indoor pool in the fitness center. We didn't go to any restaurants because we brought our own food and used the kitchen, it worked out great. We left for V.Beach and then came back to the Williamsburg area 3 days later but stayed at a Days Inn. We were so disappointed that we didn't stay at Powhatan again. This is an awesome place for the family. I thought it was really worth the money and look forward to coming back.

The actual estate in which the Powhatan Plantation resides on is absolutely beautiful and stunning. The issue with this place is that a 'timeshare' company called Diamond Resorts recently purchased it and they have just begun the renovation process. If you own a timeshare through Diamond, you will get a clean room with the latest technology. Rooms: I stayed on the ground floor and received a deluxe 2 bedroom. The TV's are very old and the picture quality wasn't too great. Carpets are in fact stained and bleached all over. The utensils that are provided were rusty and kind of gross. Most of the estate is under renovation, thus if you are an exercise junky while on vacation, there is NO fitness center because it is closed for renovation. BE AWARE THAT EARLY IN THE MORNING OF YOUR FIRST NIGHTS STAY SOMEONE WILL CALL AND TRY TO PERSUADE YOU INTO GOING TO A TIMESHARE TALK.

Beautiful location. Room needed some updates. My husband and I decided to plan a last minute weekend getaway to Williamsburg, Virginia to celebrate our 5 year anniversary. Powhatan Plantation seemed to be a good fit, since we were looking for somewhere to relax and have some privacy, but still be close to all the local attractions. Upon arrival, the man at the front gate was very courteous. He directed us to where we needed to go to check-in. The grounds were gorgeous. Check-in was quick, although in order to get your parking pass you will have to go through a person who will try to get you to go to Powhatan Plantation's timeshare presentation. We opted not to. As we arrived at our "townhouse" we noticed there were 3 large mattresses blocking our only designated parking space. My husband had to move them as there was no one else there to do it. The suite was very clean and seemed to be nicely kept, except for the garden tub and private Jacuzzi, which both had very noticeable signs of wear. Everything was in good working order though, and the bed was comfy. Overall, we enjoyed our stay, and we wish we could have stayed a bit longer.

It had a kitchen, hate to eat out. Very noisy people above us, hard to sleep. Many lights not work, smoke detector kept going off (bad battery), people above us very loud at night, patio door lock broken. Not an enjoyable stay. Will not stay there again.

It was like staying in a condo, not a hotel. Maid service did not come with the room, but was offered at an additional charge. Washer/dryer was availble to wash towels. Very clean condo and well-kept grounds. General Store on grounds for any need you may have. Nice pool area. (DJ and karaoke over July 4th weekend) Very nice place overall.

While there, we went to Busch Gardens. We booked a two bedroom, two bathroom with a kitchen, fireplace, and a hot tub. The size of each room was nice. The appliances were outdated. The TV's were old and very small. There was no TV in the second bedroom. The hot tub did not work at all, and when I called to have it fixed they replied that "it takes a while to heat up." I thought that 6 hours would be enough. By the second day the hot tub was at 1/2 the water level and still no repair men showed up. The outside amenities, ie. pool and trails etc were wonderful. More chairs for the pool area would be good, because we were all vying for the same chairs and had to watch for someone to leave for chairs to be available.

We all stayed in shared living space with our own private rooms. Hot tub & TV didn't work & check in was awful. It is a great place to stay with a group of people. Has a full kitchen and is close to supermarket & other stores. And most importantly close to Busch Gardens.

You can not find a better deal than this. We received a free upgrade, without even requesting it and it truly came handy to have a balcony we weren't expecting. It looks like they are in the process of replacing/updating the balconies and we received an older shabby one but it was better than nothing when we weren't expecting one.

Amenities, location. The resort is in the midst of being updated. The room was a bit tired but very nice. Staff was a little disorganized.
