This modest hotel is well positioned for Upper East Side visitors short term. Staff could not be better; breakfast is fantastic. I'm used to small London hotels so was not put off by the diminutive scale of everything. The supershuttle, however never showed up (regardless of calls from the hotel staff the night before and in the morning)so I lost my prepaid $18 and had to take a cab. Avoid that "service" at all costs!

Nicely renovated, great staff and great lounge area. Room was very tight for space and no closet. Hotel was nice, renovated building with a great staff. The room was very nicely appointed with the bed, fixtures and amenities.

The hotel is an older building with all the challenges of a New York walk up. A small room not designed for the queen size bed in it making it hard to walk in the room, a bathroom that is smaller than a closet with the sink in the room and a small clothing closet that functions best for a short trip with few clothes needing to be hung up. That said, the hotel is charming, the free breakfast and wine tasting a plus, and a staff that is as friendly and as good as any I have ever run into. The features of the room are excellent despite the small, room. The antique style elevator is quick and smooth. The sitting room is comfortable, the lobby is small and the library is a window seat lined with books made acceptable by the free computer. What seals the deal is the location. A subway stop around the corner and a variety of retail and eating surrounding the hotel and in walking distance in every direction. Some of the finest museums, Central Park and the East River are all a short walk away. Overall, a wonderful place to stay for a short trip (or in my case, the NY Marathon).

This was our first trip to NYC. The Franklin was a very nice hotel. It was quiet and I felt very safe in this area of town. The staff were all exceptional. They were very helpful and accomodating. The room was very nice and the bed extremely comfortable. I was a little concerned at first at the distance to Times Square, but one of the staff explained the subway system and how to get a Metro Card. We were only 1 block from the subway entrance, so we could just hop on and go anywhere in Manhattan that we chose. There were several good places to eat within a block or two of the hotel if we didn't want to go downtown. The only negative about the hotel was the sink area in the bathroom. The sink was set in a little cubby about 18 inches wide. We could barely stand there to brush our teeth, shave, etc. I don't know if all rooms are like this, but if we stay there on our next trip, that is something I would definetely ask about.

Hotel is clean, reasonably appointed. Room I had was very cramped, and the wireless service was very, very spotty. They offered breakfast, but I didn't use it either day. Location is good on upper east side of Manhattan - many good places to eat nearby.

Really nice staff and the bed was extremely comfy. Nothing. The Franklin NYC is a cozy little hotel. This was our first trip to The Big Apple, we're actually from Iceland, and when we travel to this wonderful city again we're going to stay at The Franklin again and again.

Clean and cozy in a very comfortable neighborhood. The staff was very courteous. I t was a positive experience except for one detail. The window mounted air conditioner was unreliable and noisy which was unfortunate and cast a negative light over my stay.? I'd probably rethink my decision if I were visiting during warm weather months.

We are retired New Yorkers and were visiting family on the Upper East side. We originally selected this small Boutique hotel just because of its location. But were we pleasantly surprised ! The staff could not do enough for us. They responded to our needs almost instantly. Al;though the room was cozy, it was absolutely immaculate. We think that the bed linens might have been ironed. Each morning we enjoyed the very complete Continental breakfast. The quality was exceptional. In the afternoons we were surprised with a wine and cheese hour. Everything was to our liking. A New York Times was delivered to our door each morning and we enjoyed the large flat screen TV. Even when we ordered a Limo to the airport, it was there when requested. Whatever we mention in this review, my wife and I feel that this hotel deserves the highest rating. Everything was made to feel personal . It is not what you usually find with the large hotel chains. If you do not mind a smaller room and you do not require a pool or full restaurant on premises, this small Hotel would be for you. Its location is great.

Extraordinarily friendly and helpful staff. The tiniest room I've ever stayed in! You could tell from the conversation at the free continental breakfast that everyone staying at the Franklin shared the sense that this place is a gem. The rooms are tiny, but they are very nicely appointed and the staff is exceptionally courteous.

The location is great, near the museums and central park. Staff is very helpful. The room was very clean, well appointed and tiny. It was a one person room, finding space for my carry on luggage was a bit of a challenge. I would return.

Intimacy of the space, food, and staff was perfect. Hotel public spaces were way too small. Seats only 6 comfortably. Staff, food, location and room were great - better than expected. Public space was ridiculously small. A lot of waiting and a lot of patience to get into the room get food then stand in the hall to eat.

The Franklin may be small, but what it lacks in size it makes up for in service. The staff is very kind and attentive to the clients needs. We had trouble with our safe and when we called the front desk, someone arrived within 3 minutes to fix it. They also assisted us with directions and more food when we requested it. Speaking of food, their breakfast and wine/cheese offerings are top notch. The breakfast includes pasteries, cereal, coffee, tea, expresso, juices and will not leave you hungry. The wine and cheese in the evening is a nice way to relax before going to dinner. The room was small, but well equipped with iPod dock, flat screen TV, safe, blowdryer etc. The renovation is evident and well done. Access to downtown in easy using the subway located at 86th and Lexington, a mere block away. Here you can take the 4,5 or 6 and make connections easily all for $2/ride. What we really liked about the hotel was that it was a calm environment to return to after the hustle of NYC. There are also plenty of cool places to eat traveling east on 87th, You can't beat this hotel for the price, location and amenities.

The room was comfy and clean...and the staff was always helpful and friendly...It is one of the few hotels that I've been in where I would actually want to just sleep in and hang out in my hotel room...I really apprecaited the espresso bar as well...It was perfect in the morming to help get me out the door....The location was ideal and most of the reason I booked it...It made my stay in NYC enjoyable and I would definately stay there again...

Service. The people in the hotel made extreme efforts to help us out and make our stay fantastic. Breakfast seemed to be a bit hectic. Could use some more hands on Sunday morning. The Franklin Hotel was spectacular. The location was terrific (right across from the express subway), the internet access was helpful, the staff was personable (like we had known them our whole lives), and the rooms were surprisingly clean and fresh. We loved our stay. Truly loved it.

The Franklin Hotel was a great deal for the money. All the other reviews are dead on - the rooms are very small but the beds are out of this world comfortable. The noise level was low. The staff was extremely friendly and patient - even when we locked ourselves out of the in room safe the first day. Room service was immaculate and honest - I left my diamond earrings on the desk on accident and they went untouched. There are no refrigerators in the room. The shower pressure was set to extra-low. However everything else was absolutely first rate. Designer shampoo/conditioner in the bathroom, large flat screen tv, nice chandelier. The cab ride to and from LGA was less than $$ both times and a cab ride to Times Square was a little over $$. It's right next to the subway and Central Park so you're close to wherever you need to get. The Franklin has an old-timey feel on the outside and a very modern feel to the rooms. We definitely recommend it mainly for couples because of the room size. It was cozy and just what we were looking for.

Although the room (Superior Queen) was much smaller than I am accustomed to, it was very romantic and cozy. We came for a couple of ball games and to see the sights of New York. This was my first visit to New York, and I think that I made the right choice booking our stay in Manhatten. We found the location perfect for all that we had time to accomplish and mere minutes from just about anywhere. (Either by subway or cab) Even though the room was small, it merely reflected all that is current day New York, each square inch of Manhatten is used to it's fullest capacity...to the folks that complain endlessly about the size of the room; I ask you, are you there to sit in your room, or are you there to visit the city of Manhatten and it's surrounding burroughs? To summarize, we would definately stay at this quaint property again!

Very comfortable bed including the pillow and bedding. The angora and merino throw was sublime. The bathroom was so tiny that my shoulders touched the wall on both sides while using the sink. We were treated very well by the staff at The Franklin. The location was convenient and the breakfast was first class. While the room and bathroom especially were tiny, my only real complaint was that the air conditioner was quite noisy. Overall we were quite comfortable.

My husband and I spent 2 nights at the Franklin. I loved the decor although the rooms are small. I enjoyed the little breakfast and wine and cheese they have. On the second day we got down to the breakfast a little later and it was packed, and they had run out of some food. But overall I had a great experience and would definitely come back again and again.
