Not a 4 star hotel but a 4 star B&B therefore wildly overpriced for the tired and dated rooms. Felt robbed when paying the bill upon departure.

Nice clean hotel, massive bed, tv was very small and you had to make tea and coffee outside the room on the landing. Breakfast was good the service was faultless.

Edinburgh has lots of B&B's with name of "hotel". It is actually a four-star B&B and I don't know how that star rating is. If you only want to stay in B&B, it is not bad. Otherwise choose a four-star"hotel" instead.

In my opinion this was far from what I would call a hotel,more of an overpriced B&B.To advertise that room as having an ensuite was incredible.(how building standards passed that I will never know)Supposed to stay two nights for my 40th birthday,stayed one, and made my trip to Edinburgh unforgetable for all the wrong reasons!Owner was supposed to speak to us before we left as I had mentioned to staff member (who was very nice) I was unhappy,he did`nt bother!

Friendly staff and close to city by bus. Not a real restaurant, except for breakfast. The staff here was friendly and helpful, but we could not get dinner the first night, as it had to be pre-ordered. Breakfast was quite good, and the bus line made it easy to ride into the city. I would not place this as city centre, but would stay here again.

The staff was excellent, very friendly and helpful. Nice breakfast, conveniently located to bus stop. Hard beds, small shower space, no water pressure or elevator. Mixed review on this lovely guest house - American travelers should be notified that this is a guest house, like a bed and breakfast - not your typical hotel. Some guest had shared bathroom facilities. You must request a bathroom in your room. It is not in a downtown location, but is quite close to the city centre. The staff was excellent and very accommodating. It felt very personal. It really depends on what kind of experience you want - corporate hotel, or quaint and home feeling.

The place was a clean bu average B & B. Our room was a basement and required you to go outside the hotel in the rain to access it.

quainty but not value for money

It was not a hotel it was a b&b. so breakfast was included. I paid 175.00. This is a small b&b in a residential area just south of city center public transportation is great in Edinburgh we had a bus stop right outside our door. the manager is very helpful and loves her job.

The hotel was easy to find but a bit out of the centre of Edinburgh. Buses were regular and right outside, costing £1 to get to either the Royal Mile or Princes Street and about £5 back by taxi.It was a buffet breakfast, but there was not much left when we had ours (about 30 mins before last orders) so we had to request more food. This was made for us as requested and was very nice, but did not feel it was for us to point out that it had ran out.The staff were very friendly. However, we felt it was suited for older clients, and we did not have an en suite which I guess many places provide as standard nowadays. I guess this is why it was cheaper than other hotels.Overall, very nice, but nothing special. And I did not appreciate the charge for using Debit Cards. You quite often see credit card charges, but not debit cards.

The staff was most helpful. The hotel is on a direct bus line to downtown. Breakfast offered a range of food freshly prepared when you orders. The Ben Doran, like all the other B&B which are mainly in this same area, do require a bus ride to get downtown. It is not within walking distant. Very pleasant, helpful staff, very clean, a very reasonable location with breakfast made to order.

Great breakfast. Called taxi for me without asking. Shared a very, very clean bathroom and noisy street. Good B&B in a good location.
