The Beach Hotel Brighton & Hove has quite a history. Recently renovated, it was originally built in 1828. The building started as a jewelry store and hotel, then changed hands in 1930, turning into the Regency Restaurant and The Beach Hotel. A run-down regency hotel in BrightonOn the plus side, this 2-star hotel is a beautiful old building in a quietish square off Brighton's promenade. Our bedroom, which had a seaview, was large, with comfortable twin beds pushed together and clean linen. The shower was very good and the towels large and fluffy. But the general impression is of a building that has run to seed, and of improvements that don't seem to be getting anywhere. We were particularly disappointed that the bedside lights didn't work. The carpets on the stairs and in the bedroom were shocking, and the whole place looks in need of a good clean-up.

Hotel was desperately in need of re-furbishment/redecoration in communal areas such as stairwell, and the carpet in the breakfast room was threadbare. Parking was only available in expensive NCP Car Park (£12.50 overnight), although more expensive on street meters (£6.00 for 2 hrs. However, hotel in good seafront location, and the room was spotlessly clean. There was TV but no satellite/cable TV or radio reception. Incl.Breakfast was satisfactory.

If you're coming to Brighton (or last minute!), u'd better stay here!!!I practically booked this hotel the morning before I left for Brighton. I must say it was a bargain compared to the other websites I got for the same room and location, seeing that it was very last minute. I booked a double room for my girlfriend's birthday and I must say that we both were more than excited when we arrived at the hotel. practically in front of the beach and the view from the hotel was mesmerising. The TV could be better though. Static spoilt it but then did managed to catch Channel Five on it. The breakfast was simple, yet fulfilling. The staff was very helpful and friendly, especially the woman who kept asking if we wanted more bread. The room was spacious (it was a double bedroom) and the bathroom was very very clean and quite large in fact with the bathtub, sink and loo. With the wind blowing from the ocean, what's not to like? Only less than 20 mins walk to the station, it is quite easy to find, seeing that it is in Regency Square. The shopping centre was less than 5 mins walk. It really was an amazing place to stay despite being a last minute booking.

The worst Hotel I've stayed at.For nigh on £180 for two nights it was disgraceful. Wallpaper hanging off walls, holes in walls, carpets were threadbare. Breakfast was cold and served via a bain mairie with no other option than congealed scrambled egg. When went to complain was advised the Manager had gone on holiday and no one else could deal with it. Worst of all as we arrived at 10pm we had no option but to stay and then we had to pay in full for both nights. I have complained to the Tourist Baord as they should not be allowed to get away with this.

What refurbishment?The Beach Hotel claims to have been completely refurbished. They must have overlooked the damp patches, the warn carpets and the wallpaper peeling off the walls in the corridors. The facilities are non-existent and there is not even a bar. I stayed in a superb modern hotel in Sheffield the following weekend for £20 less per night, which reinforced my sense that seaside hotels get away with charging a lot of money for very little. To be fair, the hotel did live up to its name, and there was a great view towards the pier from the bedroom window.

Hotel looks good on the outside and is in a good location (The Regency restaurant next door serves good seafood and is well run). The room was fine although the chairs were tatty and the windowsill was dirty. However, the area between the reception and the room (ie stairwell and corridor) was shockingly in need of renovation. The banisters were frail, the wallpaper was coming off the walls and the carpet was tatty. I would expect this in a dirt cheap hotel abroad somewhere but not in Brighton. The breakfast was adequate but putting toast in baskets just makes it soggy and the scrambled eggs were immersed in water. I would stay at this hotel again (because it was a reasonable price and the actual room was OK) but could not recommend it.

Hotel decor very poor. Room was nice and clean but our friends room was tiny.Good bearkfast and plesent staff.New carpets downstairs and in the dining room plus a coat of paint up the stairs would do wounders.

The hotel is conveniently located near to town and of course the beach. Staff were friendly enough, checked us in before the usual time. The hotel clearly needs renovation and is shabby in places but it is clean and full of character. We thought the bathroom add on looked a little odd (not separate from the bedroom) but it was functional. My partner approved of the cooked breakfast.

if the price was on special offer YES I would stay again, don not pay full price though, you might be disapointed!the decore was limited to people who love grafiti and just too harsh for a bedroom. but location fab, not too noisy, breakfast was fantastic! staff very helpful.

This hotel was boasting a\"recent refit\" i saw no sign of this , infact it felt nothing more than a hostel for immigrants, the \"full English breakfast\" consisted of low cost food, and was not the \"full English as described.. and i've never stayed in a hotel that has 4'6\" beds..we did not feel welcome and no staff had a good understanding of spoken english..

Excellent location (with convenient (paid) parking, sea views) and friendly, helpful staff. However, the rooms are small and rather shabby (curtains coming away from rail, only a single tiny wardrobe full of old coathangers and spare bedding, ripped carpet). The public areas are badly in need of re-decoration and the quality of the breakfast (not freshly cooked and limited range) was poor. Not good value for money, even for Brighton.

I wouldn't recommend this hotel. Although it is near the sea front and we could see the sea from our room, it was way over priced, the staff very rude and the room, although it was clean, was cramped and really difficult to get to. It was a family room but having a young baby myself (who wasn't with me) I think it would be a nightmare to get to with buggies etc. Good points were it was clean and the bathroom was very nice and new.

The hallways and common areas looked a little shabby, but the room itself was nice. Location was good, great views and close to town. Breakfast was served in the next door restaurant, not sure if this is normal, but it worked. The food was good.

the hotel was in a good location externally it looked good but inside was very run down we were on the third floor and as we walked upstairs we wondered what we had let ourselves in for the paint was peeling of the walls the wallpaper was hanging off in places the carpets were stained and thread worn our room was clean and we had tea and coffee avaialble there was no bar within the hotel which we found disappointing the breakfast was limited.

The hotel was very nice and clean and the staff were friendly, the only problem i had was with the breakfast,s tiny plates cheap sausages and bacon, the juices milk and yoghurts were not refrigerated, But i would stay at the hotel again it is ideally situated and has lots of character.
