only 10 mins walk from princes st even closer to royal mile, I enjoyed my stay at this hotel but would not stay there again, simply because in our room there was a hot water tank right next to the bed (enclosed in a cupboard) which was really noisy any time anyone turned a tap on ok at 7.30 but not 5am! We guessed all the rooms would have the same set-up. We did advise management after our first night but nothing was done. Lovely decor and good location though. Breakfast very good.

The hotel had clearly been recently refurbished to a high standard with the rooms clean, comfortable and well appointed. The location was good, in a very quiet neighbourhood (close to Edinburgh University) just a few minutes walk from the centre of Edinburgh.

We liked the rooms very much, also the breakfast room looked great. Good breakfast. One point of attention concerning the staff in the breakfast room: If you want to have breakfast around nine it is very crowded and the staff wasn't capable to handle this in the weekend of june 9 and 10. Many people had to wait in the hall. Also the provision of coffee could be faster. If you drink tea you get a small pot, but a second cup of coffee is only provided at request. And this can take a while. Someone should walk around with coffee or provide coffee-pots.

The Hotel is excellent value, in a quiet location but very close to the centre. The staff were very friendly, efficient and the Hotel and our room maintained to a very high standard. Breakfast was very good and we did not experience any seating problems we have sighted on some reviews. Overall we spent a very enjoyable 4 days in the Hotel and would unreseveredly recommend it.

Ten Hill Place is very modern and well looked after. It is spotlessly clean and the rooms are a superb size. In terms of its location, it is a 5 minute walk to the Royal Mile, and just over 10 minutes to Princes Street and Waverley Station, so close enough not to be an issue, far enough away that it is quiet. Happy to report none of the problems with fire alarms mentioned earlier and the breakfast was also a good selection and well cooked. The only downside is limited parking, but that said, we managed to park for the 4 days we were there in their spaces which are both free and covered by CCTV. I would highly recommend it for either business trips or pleasure.

The hotel is brand new and if you get a good deal with the pricing over the net, it makes the hotel ideal. The location is superb, quiet but central to old town area. With only being 1 month old, there are some teething problems which should be resolved shortly. Staff and breakfast facilities are fantastic.

The receptionist was efficient but not friendly. When we went to the bar we had to summon staff from the reception to come and serve us. Breakfast was really good. Room was clean, stylish and comfortable.
