Two blocks from the beach, I enjoyed a comfortable room with an incredible mattress on the bed, adequate kitchen appliances and conveniences, a good shower in a quiet setting. This for a price that was at least half what other area hotels were charging AND I was there in peak season! After I booked, I read some of the terrible reviews and started to panic. I brought my own sheets, towels and cleaning supplies and frankly expected the worst. I was overwhelmingly surprised by how clean and comfortable the room was. The bed was more comfortable than my own at home (and mine was not cheap and its only about 2 years old). I rented a "condo unit"-really a small apartment-mainly because I wanted the option to eat some of my meals in the room and it worked out great. The rooms are small, but very comfortable for one or two The only minor complaint would be the very thin mattress on the futon in the living room. It served quite well as a sofa to watch TV, knit or read but when I had guests for one overnight, they put the mattress on the floor to make it more comfortable for sleeping. Four adults would probably not be comfortable here for more than a night or two unless they used it as a sleeping space only. I will definitely be back next year. For the complainers I would suggest that they book their next room at the bigger hotels just up the street so they can have room service, a fabulous lobby and a bill 2-3 times more than you'll pay at Summer Place for the same comfort, convenience and charm.

This place is always available because it's terrible. We checked into the room and found food crumbs (Cheetos) all over the floor. The bed linen smelled strange and didn't feel at all clean. The room size was a ridiculous as well. We paid for a room that had a King Size bed. Well this room was just large enough for the King Size bed, nothing else. The TV was this little 12 inch color mini. We decided to give it a chance. We asked the owner to have the room vacuumed while we were gone. We came back and the room was vacuumed but there were still crumbs everywhere. We found an efficiency apartment right off the main strip and decided to stay there the rest of our stay. When I went to the owner to explain why we couldn't stay and agreed to pay for the night (even though we were leaving that moment) and pay any cancellation fee - he slammed the door to his office on me. Telling me there would be no refund. AVOID THIS PLACE!!

My brother and I made a resevation for the Summer Place Hotel this week. The rate was very good. Rooms were basic but clean with all the necessities. Location is perfect. We'll be back again this spring and summer

This Hotel Billed us on the day we booked. It did not say anything about it. When we called the hotel they said tough and no refunds. They were very rude to my wife when she called them. We were going to pay cash and had to call credit card company to cancel payment. They will bill you when you book. Be careful as it does not say that on the web site!!! We did not stay there. We also spent 1.5 hours on the phone with hotel and Orbitz but hotel did not refund our money and we had to call credit card company to stop payment. DO NOT STAY HERE!!!

The hotel is exactly what you pay for, a bed and a shower. Unfortunately, the bed isn't comfortable and the shower alternates between scalding hot and freezing cold. The room isn't dirty, but it's not clean either. Its very small, but big enough for a couple to both get ready semi-comfortably. If you're looking for a cheap room very close to the beach and have low standards, this is perfect. If you're looking for any perks at all, look somewhere else. Good ---- - great location, close to the beach and everything else you'd want to do - cheap - nice, but strange staff - AC Bad ---- - small - not very clean - TV has about 12 channels although it says it has 60 - no extra perks at all - uncomfortable bed - strange smell in halls - inconsistent water temperature My girlfriend is extraordinarily clean and picky. She wasn't thrilled, but we made the most of it. And like I said, if you set your expectations low, the price and location pretty much even out the negatives. - bad parking

The hotel was slightly less than expected. I knew that it was going to be just a basic room, but it was literally like a dorm room. It even had a door refrigerator and microwave sitting on the floor. The air conditioning unit was sealed on the wall with duct tape and the lighting wires ran up the walls to the fixture. The room was tiny and on the 3rd floor (no elevator). However, it was on the first sea block so the location could not be better. It was like camping, but indoors. Depending on your traveler type, I would recommend this location for those who just want a place to sleep and shower. Also, the parking situation was dicey and the hotel owner wasn't all that friendly or informative. Bring towels and sheets from home and this will make it more comfortable.

We spent a lot of time out on the boardwalk and beach. The rooms were just barely clean enough. Hair in the shower, not very nice overall. The worst part - BED BUGS. I got bit probably 30 times and it was definitely bedbugs. The staff was unfriendly. Stay here for the location and price, but BRING YOUR OWN SHEETS!

A pleasant experience. A quiet Old-Time atmosphere. After reading many negative reviews, We were plesantly surprised when we finally got there. The manager made accomodations for my partically disabled wife, and my motorcycle. Being only a block away from the Atlantic Ocean was great too!

Creepy Innkeeper, scary doorbell, lobby like a funeral parlor! But if you want more, go pay more than double to have features you don't even need! If you love who you're with and you love the beach, it's a great bargain. I'd stay again! Parking is a nightmare to find. The 10" TV looks like a big flat screen if you hold it in front of the mirror! If you are watching TV at the beach, you need to get a life anyway. We loved our stay! Just expect the worst, and you'll be pleasantly surprised.

Half a block from the beach ffor $ is nice. Parking is a little strange so worth getting 40$parking pass..cash deposit but get it back later getting good spot at night so can goto boardwalk without ppaying expensive meters. Orbits said checkout at noon and they kicked us out at 11 very upsetting since we didn't get there until midnight so wanted to sleep in late! It was resturant week so I got a 3 course meal including stuffed lobster for 30$ at "blue" good food!

We went just to hangout down at the beach. WE only used the room to shower and sleep. So it did the job. We mostly stayed out while down there. no complaints.

Great location and price, nothing fancy, sort of like a college dorm, with a private bath. If you're looking for something fancy, forget it. Would definitely stay there again, during the beach off season. Since I was going to Georgetown, the lack of off street parking was a little annoying, other than that, I had no problems.

No heat in the room, Upon Check in we were told that there is a small ceramic heater in the room and to plug it in to get heat. Thanks to that my wife and i are both sick. The room and linens were very small and dirty. You can not get a refund from this hotel even if you do find a problem. My wife grabed a blanket off of the one shelf in the room and it had stains all over it. We were over charged by this hotel By 85.00 they were selling the rooms for 49.95 a night and Orbitz had a mistake on the billing and neither the hotel or Orbitz would make good on their Mistake. Orbitz needs to re review this hotel. We only stayed one night and when i went to check out the Manager hid in the office and refused to come out to talk to me. we spent another 65 dollars at a hotel down the road so we could at least get a nights sleep

The Summer Place Hotel in Rehoboth Beach, DE was a very pleasant experience. Very convenient to downtown shopping, restaurants and the beach. Its an older hotel but nice and comfortable to stay. The value was excellent. We would definately make a return visit.

The Summer Place Hotel, Rehobeth Beach- For those who look for a simple room with simple accomodations, this is your place for a long weekend at the beach. For those who want to spend more money in the surrounding beach community rather than hotel luxuries, this is your place(It has a funny resemblence to a college freshman dorm). The location is awesome. Short walking distance to bike rentals, pizzeria, seafood, small grocery store, and obviously the boardwalk and beach.

The Summer Place is located on the ocean block of Rehoboth Beach. It is very quick and pretty walk to the beach. It is also only a few blocks away from the center of town, Rehoboth Ave. Again, an easy walk to all restaurants, shops and the boardwalk. The rooms are small, however the reasonable price and great location made it an enjoyable overnight destination.

The place was very small and the hallways smelled. There were some other occupants in nearby rooms that were sort of strange. They went out of their way to bother me.

Small dirty hotel. No amenties at hotel. No elevator, no phone in room, no coffee maker in room. No maid service our whole trip. No Pool No parking not even for check in, we had to park 3 blocks away and carry our luggage back to the hotel. Less than a one star beach hotel.

A block from the beach, but you have to park your car about a mile away--no parking although the hotel provides a season parking pass for a $40 deposit. Once you park the car leave it because parking is so scarce (it's summer and Rohoboth is packed)--close to the main drag and easy to find places to eat. The room was small, towels were small and thin. The shower leaked onto the bathroom floor and the bathmat was so thin that it stayed wet. The air conditioner worked and the TV worked and had cable. Bed was comfortable but there was not much room to walk around in in the room.
