Room was nicely decorated but SMELLED horrible. Old carpet and no air conditioning in the bathroom. You can hear everything from the other rooms and hallway. Staff don't give you even a smile if you don't tip them.

The staff was very helpful and attentive. The location was great right in the middle of all the action and is right across from the beach. Fro the price you can't ask for more.

Perfect for a beach holiday. Very nice staff, and a poolside bar with excellent food. The room smelled a bit "damp", seemed to come from the AC.

We stayed at the South Seas 04/09. The location was good. It's not exactly in the heart of South Beach, but I really enjoyed the location. It was close enough to walk everywhere. There were restaurants/bars across the street and the South Seas restaurant/bar serves great food. The drinks were good too. The staff is very friendly especially in the restaurant. It rained a few nights, but we were able to sit down at the bar and still enjoy ourselves bc it's a combination indoor/outdoor and the roof shelters from the rain. The rooms are not extravagant, but nice. They have the feel of a bedroom or B&B much more than a hotel (ie Holiday in or other chain). Breakfast was good and the lounge area is nice. I think it's the best value in the area. We checked the prices on neighboring hotels and they were much higher. We would stay again.

The staff is very rude and obnoxious. Was billed for services not received (check your bill before leaving). Room very small. Pillows cases were dirty. Found left iteams under bed. Bathroom very small. Parking is expensive (29 a day) and you wait forever to get your car. Not worth the money or aggrevation.

The front desk people were very welcoming and pleasant from the time we arrived untill check-out. Me and 3 of my girls went down for a long wknd and this hotel was the perfect location...walking distance to shopping, dining, and clubbing. Both the room and bathroom were clean and fresh. We were a lil' skeptical b/c of some of the reviews we read b4 booking the trip, but it turned out well. The rooms are tiny and nothing fancy, but you are hardly in the room. The hotel offers valet parking ($29 a day) and the service was speedy for the most part, they say it takes 20MIN to get your car, i dont recall waiting even 10MIN. The pool was clean and is open till 12A and the beach is within walking distance from the hotel. Yes, you have to rent a beach chair ($10 all day) but that's SoBe for ya! Continental breakfast was also good. My only thing was the rooms don't have a fridge/microwave and you can not reserve 1 for your arrival, its on a 1st come 1st serve basis, needless to say we never got 1 in our room, but we survived, CVS is 2 blocks away!

Everything from the bar to the pool to the restaurant was great at the South Seas hotel! I have been going to South Beach yearly for the past five years and this is without a doubt the best hotel I have stayed in! Dining and Hotel Staff were a little snooty (who isnt on South Beach) but the bartenders were very friendly! The cleaning crew spoke no english which caused minor frustration, but over all, staff was great. The pool is clean and not freezing cold and beach access is convenient, right behind the hotel. They ran out of towels very frequently but luckily they had a towel nazi there to make sure folks didnt take more than one... lol. The valet/ door man acted as if he was too good to carry our bags into the place, but again, our overall satisfaction with the hotel made up for the snooty south beach locals. Hotel looks just like it does on the photos. Hotel is located in the heart of South beach in walking distance to EVERYTHING. Again, would definitely stay here again and again.

This hotel is excellent!! The location was close enough to all the South Beach action (short walk or $7 taxi ride to Ocean Drive) but far enough way that when it came time to leave the partying behind, the hotel felt like an oasis. The pool area is very relaxing (especially the hammocks in the back) and the private entrance to the beach was excellent. Also, while they provide as many amenities (if not more) as other nearby hotels, there is no hidden resort fee at this hotel. Our only regret was that we only stayed for 4 days (next time, it will definately be a week or more). The staff was very professional, helpful and friendly. I've never encountered a staff like this in the United States in all my hotel stays (only in the Dominican Republic). I would recommend this hotel to anyone that's looking for a relaxing vacation in South Beach (especially couples and families).

Location was near Miami convention center. Parking, no vanity in bathroom. This should not be considered a 3 star hotel, period! Very small bathroom. No vanity or place to put toiletry. Carpet in room was filthy, I wore white socks that were black on the bottom from walking in the room. No self parking, had to valet for $29.00 a day Plus tip, coming & going was another $15.00 a day. Not business friendly.

Luxury is a stretch. There is NO fitness center. there is a treadmill and a bike in a hut by the beach- no tv, no ait conditioning. Rooms are dingy, bathroom had chipped paint and molding all over the ceiling. You are charged $15 to use a gym down the street. Feel free to sit by the pool but beach umbrella's and a chair will run you $25. Might as well pay a bit more and stay at a better hotel with these items included. Hallways in hotel are dingy and carpet very stained and stale smelling. The front of the house is not warm and welcoming. Staff appear indifferent and mostly annoyed. If it wasn't for the great food at the lounge and the very solicitous bartenders the trip would have been a nightmare. It may be a good deal in a good location but not sure the squeeze is worth the juice. Would not stay again.

Great Hotel, Short answer -will book again as soon as I can. Can't disagree more with the negative review I've seen. Great place, great staff, great food. Had towels anytime, and loved the free breakfasts. Spent a week here and can't wait to get back. I'm going to book again as soon as I can.

This hotel was a surprising stay. Within a half hour after check-in, the area was bombarded by 2 hours of torrential rains. If you travel here around this time, it is worth having the hotel valet your car! It is a beautiful hotel kept up in the South Beach style. The pool area is gorgeous with plenty of lounge chairs and seating. There are private cabanas and hammocks all the way to the back of the property near the beach walk that are in the shade. The property has access to the beach which was a plus! The hotel has its own restaurant and the food was excellent!!! Highly recommend the guacamole because it comes with homemade tortilla chips. Worth the 20 min. wait! But the bartenders make great drinks and therefore you won't notice the wait! Excellent location to Lincoln Road and Espaniola Way and of course the beach. The only two things that were bad for us - the walls are thin and our room faced the main street. The hotel across the street turns into an outdoor nightclub on Saturday nights until 2:00 am.

The room and location were great the view was not great The foyer of this hotel was lovely. The location was great, as it was right on the beach and close to attractions in south beach along with restaurants and pharmacies. The pool and rear property was also lovely. The room was clean and attractive, but a bit small. The view was not great as the hotel was sandwiched between two other hotels.

The front desk agents had no clue about Miami when we'd ask them about cool clubs, bars, restaurants, lounges, quick lunch, etc in the area. They could only refer places in the immediate 2 block radius of our hotel. Otherwise, the room was a nice size, clean, quite with a very comfortable king-size bed with lux sheets/comforter. Don't be fooled by the word "Oceanview" because in reality, you can see the neighboring hotel's pool and only a sliver of ocean in the far distance from your window. The continental breakfast had a nice spread of fresh juices, all types of cereal, cold cut meats and cheeses, hard-boiled eggs, strawberry bread, multi-grain breads, English muffins, french toast (my favorite) with syrup, flavored coffees, assortment of teas, fresh fruit, jams, butter, cream cheese, milk, soymilk. Also there was a toaster and toaster oven to create any type of culinarymasterpieces. The pool area was very nice and quiet except when the hotel next door throws loud, pumping Saturday pool parties starting at 10AM. The pool was large, clean and HEATED (very important). Unlimited beach towels. Hammocks out back are a nice place to catch some zzzz's or just read a book. Just further out back is the gated exit for direct beach access. Not included are the beach chairs or umbrellas, $10 and $15 respectively. I also loved the hotel's central location. I forgot to mention the very convenient free internet room. One other complaint I had was that the room attendant did a very nice job tidying up the room but one day she shoved my nite clothes in a dusty corner of the floor next to the nightstand in the process. I hope it was inadvertantly done.

We really enjoyed our first trip to South Beach at the South Seas hotel. The pool is nice and the proximity to the beach is excellent. Also, everything is within walking distance, even with 2 kids in a stroller. Lincoln Road and the art deco district are just a couple blocks. We took a city tour and boat tour and rented bikes another day. We ate at several restaurants and cafes and found them to be pricey, but that was expected. The kids loved the beach and pool and the playground area on the beach on ocean drive. Can't wait to go back, and would definitely return to South Seas. Only thing would have liked in room was small frig and microwave.
