Good base for EdinburghGood value, easy access to buses which are a must to get into the centre although it is walkable, we did it several times but it is a good distance! We had a great weekend, Neil the owner was down to earth and approachable, even though he was doing all the work him self and he hardly had time for a fag break!!

Very friendly welcome. Clean and functional room but nothing exciting. Need to get the bus to get into centre of town but there were plenty of buses less than 5 mins walk away.

The Rain Came Down Came to the capital of Scotland to see Simple Minds live at the castle, and what a great guest house not too far from the city centre. Plenty of local transport nearby and even a nice walk to the centre, taking approx 30mins at a leisurely pace. The landlord was always accessible and made us feel welcome and gave alot of good advice to help make our stay a good one, even the torrential rain didn't dampen our experience.The room was neat and tidy and the breakie, was devoured as I do like a good cooked one.We'll be using this place again soon!

Good locationHaving stayed previously in a different part of Edinburgh, I would say this B&B is ideally located, just south of the city centre. It is easy to get to via numerous frequent buses. The room at the top of the house was small, but well lit, well designed, and crucially for us, had enough space for our luggage. The breakfast, a traditional full Scottish, was very good. The owner, Mr Smith, is very friendly and made us feel as if nothing was too much trouble. Highly recommended.

Fantastic Accomodations!I really enjoyed my stay at the Smiths Guest House. The room was clean and quiet and the breakfast every morning was deliscious and hearty. Neil is a great host!

Friendly and clean, good location to explore fromOn-road parking was very nearby. Location is about a half-hour walk from the royal mile, not far south of the Meadows, with plenty of (good food and good value) places to eat in the vicinity. The owners had plenty of suggestions for places to eat, were very friendly and I couldn't fault the breakfast. Small (but clean) room, as expected for the location and price.

Fabulous, friendly B&B close to Royal ObservatoryI had a great stay at this B&B, so helpful with every request and question. A bit of a way out of the centre of town, but great if you're going out and about or visiting the Royal Observatory as I was.Lovely owners, I can't say enough about how great they were! Breakfast was freshly cooked and yummy. Rooms were very pleasant although there was some noise from the hallway when others were coming in and out.Overal a very nice place to stay.

Good B&BFriendly and helpful owner, pleasant clean and basic room, decent breakfast and close proximity to a very nice pub. Only drawback was distance to city centre 20-25 min walk for slow person like me. Happily stay here again.

i have stayed in many different places (hostels, B&B, guest houses) in edinburgh and surrounding area. This was my second stay at the guest house and can say it is by far the best place i've stayed. Everything from the initial welcome, to handing the room keys back was excellent.Although it is not situated in the centre of the city, it is serviced by a very good bus route.

Nice Guest HouseGreat for a city break as it's quiet central. Parking was problematic though.

Everything was great - except for the shower (clean but no water pressure)The guest house was great!! just a few minutes on the bus to get to the city center. Very safe, friendly staff (although only available at certain times). Breakfast was AMAZING!! Nothing bad to say except that the shower had pretty no water pressure! It's hard to feel clean when you can't even get the soap rinsed off! Also, you can hear the water being pumped through the walls so if someone takes a shower while you're sleeping... all in all: everything great except the shower! def recommend!

Wonderful Guest HouseThe B&B was simple but wonderfully 'homey' and very clean. The owners were friendly and helpful. The value for money was brilliant! We will be staying there again. Only regret is that it is situated 30mins from city centre on foot, but with easy acess to busses this is easily overcome.
