Nice hotel. Great location. The breakfast is OK. Very friendly staff. Our room was small but very quiet.

Nice comfortable room. Great quiet location, but at the same time very central. Great breakfast! Only one minus point: the hot water system produces alternatively hot and cold water so it is nearly impossible to take a nice shower with constant temperature. For the rest to be strongly recommended in this price category.

Horrible service, misrepresentation: took passports, had to ask for them back. Reluctantly helped with restaurants. Were told our room was in the ""other building"" - room had uneven ceiling - both hit our heads several times. Impossible to stand up and take a shower. Bed consisted of two warped twin beds shoved together whereby blood would rush to your head. Headboard actually had dried smeared blood on it. When I called front desk, was told I ordered a ""standard room"". Condescending, terse and dismissive. All advertised rooms looked NOTHING like this room.

The location was hard to find, but that seems to be endemic to Venice. Free Wi-Fi in the lobby was a plus. We stayed in the annex. Room was cozy, but clean. Staff was mostly very friendly and helpful.

Even if you are in the annex, which we were, it is a very charming hotel with nice decor and great breakfasts. The location couldn'tbe better, between the Rialto bridge and San Marco, in a quiet location. I'd stay there again.
