We came for the May 11th 2009 shuttle launch. The Royal Mansion location was great (the reason for the two stars) but the accommodations were not the best. We were assured that there were 3 beds but the pull-out couch was in such poor condition that we could not use it. Because of this my son and I (his mother) had to share a bed. The room was also not very clean. The floors were quite dirty. We were also surprised that they did not provide any toiletries with the exception of a small bar of soap. Since it is so hard to bring liquids when flying, that would certainly have been nice. I can't remember the last time I stayed at a hotel that didn't provide at least minimal items maybe in the 1980's? I would also have thought they would have provided some dish soap for washing dishes (since there was a kitchen in our suite). We had to run out and purchase some. I guess the alternative would have been to leave a sink full of dirty dishes and attract bugs. I would think they would want to enable their guest to keep things clean. They also only provided us 2 bath towels even though there were 4 of us and the room accommodates six and only 3 pillows. We had to go to the front desk and wait quite a while as they sent the security guard to get us what should have been in the room in the first place. The breakfast was extremely poor. The two toasters barely worked and only made the bagels and (preformed) waffles lukewarm. They set out 3 apples in the morning for the entire group. We saw that people had purchased their own fruit and brought it in. After a couple of days we ended up going out for breakfast. All in all the staff was pleasant but not very competent. We asked for a wake-up call on two different mornings. After not receiving the wake-up call the first morning we let them know and stressed that we REALLY needed to get our wake-up call the next morning at 3:30 am in order to catch our return flight. They gave my 80 year-old father a photocopy of how-to-do-it-yourse

Vastly overpriced. So called "Penthouse Suite" was in great need of upgrade, maintenance, and housekeeping (markings on walls, musty odor, sports on rugs, 2 small uncomfortable beds, mildew in showers, and overall disrepair). They were actually sandblasting outside walls during my stay with loose paint chips flying into the room and on the terrace and total disregard of noise level and health concern of guests. Would never stay again

I stayed 20 nights, I showed up a day late and they refused to waived the no show charge. The front desk staff are not too friendly. It was hard to get housekeeping services. They police the breakfast and evening social. Other than that its a nice place!

this hotel offeres a beautiful view of the ocean. contential breakfast was offered each morning. Pay laundry facilities were available on site.

Our condo was very clean, and perfectly equipped for our needs. The beach was very lovely, and was not very busy at all, which is what we were looking for. The staff was nice, and they left us alone when we wanted them to, and were readily available when we needed something. It was very quiet and peaceful there - we got a great night's sleep. Overall, we had a wonderful experience there, and will surely stay there again if we return to the area. It's so much nicer than staying at a hotel!

Just got back from 2 weeks at this place. Really hated to leave! Great 1 bedroom (unit 1211) condo on the beach for less than I would have paid for a hotel room in Cocoa Beach! Great views, facilities, service, unit. Family of 4 came back rested, tan and ready to visit again in March! New Manager onsite with lots of energy and ideas! Can't wait to see what changes she has made when we return!

This was my first time at the resort...upon checkin...what a great bunch of people. they had everything ready, easily explained..answered my questions..what can i say. Great to feel welcome. The room was just like i was told...the comforts of home. full kitchen, bath, bedroom...i knew i was on vacation but felt so comfortable. The pool was so relaxing. It was nice to watch all the kids playing. The breakfast was just enough, Keeping things simple always work. The Friday Social was nice...great bunch of people. How can i forget the beach, i didn't have to deal with a lot of people the beach was quiet and when you want a relaxing place to just sit out and tan...great place. The staff was friendly, my room was clean, there wasn't a lot of noise...who can ask for a better place. I'll be back!

We've stayed here many times, if you ONLY want a gorgeous uncrowded beach stay here... We've been coming here for years and its been sad to watch this once lovely place disintegrate. Condos are very dated and in disrepair - broken door held closed with a stick in our unit. Mildew on tiles, broken stuff, peeling paint outside. Staff varied - a couple nice people but several downright surly and disrespectful even tho we tried to win them over. Breakfast was OK (eng muffins, toast, danish) but if you weren't early they ran out & didn't refill. "Beachfront" patio unit was beachfront but had no ocean views due to dunes/shrubs. Front desk is not 24 hour and they have only 1 person working there so you may have to wait like we did for 15 minutes while that person takes reservations over the phone, etc. The beach is still gorgeous, pool is pretty but frigid - even kids wouldnt swim in pool and they will usually swim even if their lips turn blue. There are lots of beachfront places in CocoaBeach down the street for a lot less money that are in better shape. Too bad it was a great place once.
