The location of the hotel is convenient because it is located in downtown of Kelowna. The hotel condition is old and dirty. The lobby is very small. Even though the hotel is located in the centre of downtown Kelowna, the hotel is quite old in condition. The cleanness of the hotel is just okay. The continental breakfast can be better in seating and foods. The lobby is very small. However, the people are friendly.

We love this hotel, have been there several times. Always clean - staff always helpful. Free wireless internet with a computer you can use in the lobby. Awesome breakfast - even hard boilled eggs along with the usual fare.Location is right downtown only 2 blocks from beach, boats, and beautiful park, not to mention the museum and lots of restaurants and shops within walking distance. Lovely town!Parking is limited underground - bring a small car. They do let you park on the street overnight for those who don't get back to the hotel in time to get a place.

My fiance and I stayed at the Royal Anne for 3 night and enjoyed our stay. Try to get to the breakfast room as close to 7:00am as possible to ensure the best selection.
