close to old cityroom clean but quite small and missing in some small particulars. good breakfast. owners kind and available when in the accomodation. it was not clear how to operate the shower. it was not possible to find a european oullet adapter.the most important advantage it the proximity to old city.in summary: recommended

Great location, breakfast and serviceMy daughter ended up joining me. We were astounded at the size of the room 4 large single bedsWe stayed 2 nights and they allowed a late check out to 5 pm for us as they did not need the room My only concern in recommending this hotel was they did not make up the room on the second day As we are neat having a bed not made was not the end of the world

Guide dog Owner A good place for a Guide Dog Owner to stay as there is a convenient walking area opposite. Was made to feel welcome.

City breakExcellent location for visiting Edinbugh, street car parking overnight plus convenient NCP's.Staff friendly, continental breakfast adequate.Room small but fine as a base.

Friendly welcome, good sized, well decorated and comfortable room. Easy to find and only five minutes walk from Princes' Street. Has a newly opened (Jan09) Thai restaurant in the basement - good food and service. Didn't have time for breakfast as it doesn't start until 0830.

Hotel was in the process of renovation on arrival, it seemed rather disorganized, and our room wasn't cleaned on several occasions when it should have been. On the other hand, great location, friendly staff.

Excellent hotel. I stayed in a single room, and despite the bed being seriously creaky, for £33 you couldn't get much better. The decor was reasonable and the room was cleaned every day. The hotel staff were fantastically helpful and even extended breakfast to allow for me working during the night. They also let me keep my room until 6pm the day I should have checked out since nobody was due to come. Everything I needed, they brought to me quickly, and they were very friendly. Breakfast was not cooked but there was still a very large spread including cakes, pastries, cereal, yoghurt, fruit, muffins, croissants etc... Certainly great value for money.

Friendly staff, excellent location near princes street area, quiet despite being on main road. Room shabby in a faded elegance kind of way, but clean,as were the sheets.Asked for a single room -got huge 5 bedded room-only charged for single.Breakfast was clean and continental in style with croissants and selection of pastries and fresh fruit-(apart from the one rotten apple in bottom of bowl) and nice filter coffee. Shower was excellent, towels-if not fluffy were clean. For a city break-no complaints- good value for money.

I was not able to have breakfast as it was not served until 08.30. I thought that the check-in clerk made a mistake when she told me this time but she thought it was odd that I wanted breakfast any earlier. By 08.30, I was sitting in a cafe in Bathgate enjoying a full breakfast.As a result, I think it unlikely that I shall stay there again.

The hotel was warm, clean and the bed was comfortable. It was very conveniently situated. There was some traffic noise as I had a single room at the front, but I was prepared for this as the website had stated that this would be the case, so it was fair enough. With ear plugs I had a really good night's sleep and I appreciated Judita's effort in making sure I had breakfast on time. Overall a very satisfactory stay.

We arrived early morning, meaning we weren't able to check in, so we left our bags and walked around Edinburgh. We returned at the time we were told (around 3pm) to check in and our room still hadn't been cleaned. We were assured that the room would be cleaned straightaway. We went to dinner / drinks, very keen for bedtime, and our room hadn't been cleaned at all!! Once we had complained, they came to clean it straightaway, but it took at least 15 minutes.

W e had a very pleasant stay here and definately would stay again. It is perfectly situated for a theatre break as you are minutes from the Playhouse and restaurants etc but also only minutes from Princes Street.

Absolutely fantastic value for money! Service was second to none; the two ladies at the reception were very friendly and helpful, the room great, breakfast great, location just minutes walk from the centre. Would defenitely go again if ever in Edinburgh

The location was good for where I needed to get to the next day, the room suited my needs, and the staff were lovely, but I would have been disappointed if I had paid the full price: the room was noisy and could have done with a lick of paint

The hotel was a 10min walk from Waverley station, so very convenient and central. It was quiet, which meant we actually slept at night. The hotel staff was so friendly and helpful that I've already recommended it to a friend. The breakfast was great, fresh and abundant!! What a great little hotel!!

A little out of the city centre but still easily accessible at 10-15 minutes by foot and very convenient all the same. Bus line right outside the hotel to Waverley Bridge. Breakfast was included in our rate, but we were out and about early each day, so did not take advantage of this and consequently are unable to comment. Staff extremely friendly. Pleasant family atmosphere.
