Description:
The Guest house is an old Georgian building in the heart of the upmarket Newtown area of the city. We are ideally situated for both business and leisure guests. We are 10 minutes walk from Princes Street, shopping areas and theatres and 20 minutes walk from the castle. We have a wide seclection of resturants and bars within walking distance from our door step, you will never be short of things to see and do!

From the airport there is an airportbus service which runs every 20 mins to the princes street from there you can walk down dundas street or take a taxi we are only 10mins walk from waverly train station again take a taxi or walk down dundas streetto the bottom and turn right at traffice lights on to eyre place

Staying for a few days sightseeingBit surprised that I almost had to ask for a receipt for the cash I paid which by choice I paid on arrival. Was a bit shocked at the tiny room I got. It was in the basement and was quite claustrophobic. But the sheets were clean and the shower quite powerful. Main problem was the lack of privacy as there were no blinds or even nets which were certainly needed as there were steps outside my basement room window which were used by a member of staff who I saw looking in at me as he passed! Think I should have had some warning at least so I knew what to expect. Was upgraded the third night to a double room which was huge in comparison and much better and also had frosted windows. The staff were quite friendly.

Very Bad PlaceVery very bad place. Stinky curry smell all over the place. No way to sleep with that. Quality of services is also very poor!!! DON'T CHOOSE THIS PLACE!!! TOTAL RIP-OFF!!!

Staff were extreemley friendly & welcoming. The room wasnt the nicest room i've ever stayed in but you get for what you pay. I paid £40 a night for a 1 bedroom for a 2 night stay in a big city! Many other places are much more than that. If your just after a room for one night then its recommendable.

Fri 27th FebFound guest house to be in center of Edin which is good , found room to be adequte but in need of a good hoover. When looking on the internet it looks like the rooms are in good decorative order which is untrue about this room.

Relax GuesthouseMy stay at the Relax Guesthouse was very pleasant. I needed somewhere to stay after a late night band rehearsal and this was ideal. The service I recieved was excellent and the room was clean and comfortable. The only downside was the room was a little small and the traffic was quite noisy. I would definately stay again if required.

The pictures and description of the B&B are misleading as it seemed a much more modern establishment on the website. Secondly, the fake flowers are covered in dust in the bathroom and in fireplace. But the people are lovely, friendly and helpful

Service was a bit indifferent, as the guy appeared disinterested in his guests. However he was polite enough and checked me in/out and served breakfast with no problems and a smile. The guesthouse I very well decorated and the shower room is newly fitted out with a working shower providing hot water at any time of day. Similar priced guesthouses are much more inferior. Bed was basic but comfortable enough for a few nights. Only drawback is the noise from the road/cobbled street, although I was getting in late and never personally had trouble sleeping so it didnt bother me, but may upset some looking for a full nights sleep.

Do not be put off by the rather dodgy nameHave stayed here before with work and visited for pleasure following enjoyable first stay. Had great time, nice big room and bed etc. TV was pretty small and due to the height of the room and the bracket it was on, full attention was required to watch anything. This was a tiny problem with what was otherwise a lovely stay. It says more about my eyesight than anything else... Lovely food and room - very strongly recommend.

the room i quite comfortable,except for being a bit cold in the middle of the night when the heater turned off or turned down. en suite bath room is clean with appropriated facilities. food is great.

The room didn't live up to description (i.e. didn't look and feel fresh and didn't have tea and dvd). The mattress was very much too hard and the furniture took up too much of the room so we kept bumping into the wooden leg of the bed, with bruising as a result.Breakfast was good. and the staff was very nice and friendly.

I stayed 3 nights at the Relax guest house. Found the staff very friendly and welcoming, breakfast was excellent, well cooked nice surroundings in which to eat. The guest house itself was a good walk from Princess Street but not too taxing nor tiring and easy to find. Also on good bus route just five minutes into centre. Some good small resteraunts in the area serving good food and as I was travelling on my own it was good to find some decent eating places that meant I didnt have to go into centre on my own at night. Good value and good service

The hotel was very close to bus stops, which made getting to Princes Street and the Old Town much easier than anticipated. The food was excellent, as was the friendliness of the staff. I shall definitely stay there again and would recommend it to anyone.

Friendly, convenient and good breakfast. Only complaint was cleanliness of the room. Previous guests rubbish still in drawers, shower very unclean with mould and hairs - obviously hadn't been cleaned. Curtains broken from rail and very hard to close. Because of room wouldn't go back and wouldn't recommend.

Located of Dundass street on Eyre place. This is a smart guest house that offers good accommodation ! The bus stop is round the corner for access to Princess street and Edinburgh centre. I would reccommend this hotel. We had a twin room and its a comfortable place to stay.
