A warm welcome awaits you at this attractive 17 room 2* family-run hotel, where the original Georgian style has been fully restored, offering comfortable bed & breakfast accommodation in a quiet cobbled street in the heart of Edinburgh, Scotland's beautiful capital city. We are only a short walk to Princes street, Edinburgh Castle, Waverley rail and St Andrews Square bus station, Botanical gardens and most of the other major city centre attractions. Also nearby is the vibrant Broughton Street with its many fine restaurants, cafes, bars, & clubs. All hotel rooms have television with tea and coffee making facilities. A baby cot can be provided upon request - free of charge. We can accommodate groups of up to 45 people at £30 per person per night. Breakfast- Our hotel provides a Continental Breakfast which includes -fruit juice, mandarin segments and prune segments -cereals and muesli -porridge -croissants, brioche cake, french crepes -multi-grain breads, various cheeses -belgium waffles, youghurts and biscuits. -tea, coffee and hot chocolate The Regent House Hotel is located in a quiet area of the city centre of Edinburgh. During the week, free parking is available at 10-12 minutes walking distance. Paid parking just off the hotel street becomes free from 5.30pm till 8.30am and is also free for the weekend. We happily accept group bookings. Wi-Fi is available.

I was looking for a cheap place within walking distance of new and old town in Edinburgh and the Regent House is definitely that. The room was fine - small and pretty clean. Breakfast was good but served only for an hour. Not bad at all for the price.

good accomadation very clean & tidy accomadation good healthy continental breakfast .very polite staff couldnt fault anything .good accomadationif you want to visit castle /atractions all within walking distance from this location

- rooms are very cold - unbelievable: hotel turned the heating system off over night (stay in wintertime) - breakfast is OK, but nothing fresh

The hotel is centraly located (near central train station). Quality for the price paid is ok (wouldn't stay more than overnight)...

the room we got was in the attic supposed to be a discounted room £65 insted of £95 if i had veiwed the room before paying i wouldnt have stayed. it was not even as good some £20 a night b&bs that i have used over the years. it is advertised as haveing sky tv we where lucky if we could get 3 channels the bathroom or should i say cuboard with a loo in is so tiny if you are a big person you wont get the door closed then there is another cuboard with a shower in that was so filthy i would not wash my dog in never mind myself and dont be looking for the full scottish brekfast either as you will be disapointed you get the continetal cereal ham roll and eggs fryed or scrambled. big disapiontment.

Overall experience could have been better.On the positive side the hotel was convenient to the centre of Edinburgh, the room was clean, had teamaking facilities and the breakfast including the service, was excellent. Negatives were: holes in the sheets, remote control for TV not working, one socket in the room was not working so had to move the kettle around the room to find working socket, the light over the washbasin was not working and there was no sink plug.

never recommend to othersowners of reagent house are cheaters,they switch off the heating system at midnight when everyone is sleeping and then around 6-7am switch it on again.I woke up form my sleep cz I was feeling cold.When I complained they did the same next time,saying its summer.Room and linens were not clean.When I asked for half fried eggs for breakfast,they made fun of me.I will never ever stay here again.

good value for moneyfurniture was dated but usable.Staff were very friendly.Breakfast was of acceptable quality.location to the city center was very convenient, with ample places to eat on the way.We stayed in room 14, which was on the third floor up six flights of stairs (good exercise at no extra cost ....).

Excellent value for moneyConsidering how cheap my single room was I wasn't expecting too much from this hotel. However I was really pleasantly surprised. The hotel was very clean and although my room was small it was cosy and had everything I needed. Really good service too. Really convenient location for the city centre. Will definitely stay here again.

First time in EdinburghA very clean and comfortable small hotel. Reasonably priced with a friendly and helpful staff. Conveniently situated within 5 mins.walk of Waverly Station and Princes St. I will certainly stay there again.

A basic hotel, but very close to edinburgh centre and staff were very friendly and helpful. I would definitely stay again if looking for a budget hotel in the centre of town.

One to misspoor start ... arrived at approximately the advised time and waited a LONG time for an answer to my ringing the nightbell for attention as requested by the sign on the office door ... this in spite of the fact that a member of staff was inside the office and the CCTV monitor in the office clearly showing my daughter's presence at the door! Hotel was remarkably quiet during the evening/night and the fact that only one other guest appeared in the breakfast room in the 25 minutes (of the hour available for breakfast) that I was sat waiting for something to happen suggests only two guests ... so why was I on the second floor of a hotel with incredibly steep staircases and no lifts! Breakfast .... I was expecting a cooked breakfast ... what I was offered was an insult to the term Continental Breakfast.Definitely not somewhere I will visit again ... and incidentally I would respectfully suggest that whoever manages to achieve Waverley Station in 5-10 minutes from the hotel, especially with luggage, has to be an Olympic athlete with mountaineering skills.
