Nearby all area attractions, Regal Palms Resort & Spa offers a myriad of recreational amenities located adjacent to the Highlands Reserve Golf Club. On site swimming complex including a giant outdoors pool with lazy river and waterslide. There is also a full service restaurant, sports bar and business center, as well as meeting and banquet facilities. You may choose from a luxury Three or Four Bedroom Town Home located within the resort community of Regal Palms. These town homes offer a fully equipped kitchen, living/dining areas, washer/dryer and all in close proximity of the resort amenities. Regal Palms Resort & Spa also offers private luxury pool homes located in surrounding communities which are within driving distance to the resort amenities. You may choose from a Four or Five Bedroom Private Pool Home all with spacious living areas, fully equipped kitchens, screened in patio and tropical pool. There must be at least one registered guest 21 years of age or older that will be occupying the unit during the entire stay. PLEASE NOTE THE FOLLOWING POLICIES: Check-in: Guests are required to present government issued i.d. and a valid credit card in their name to cover any incidentals. Resort Fee: $10 USD + tax per day is included in the room rate and covers: parking, copy of Daily Mail ,incoming faxes, in-room safe, fitness center, children's playground and Swimming Pavilion along with pool towels. Early check-out: No refunds are provided for early departures. Fees will be applied and payable directly to property for any late check-outs. Pets: Only cats and dogs (max 30 lbs) will be allowed in Private Pool Homes at Management's discretion. Pets are NOT permitted in Town Homes. There is a required pet fee of $200 USD + tax (non-refundable) which is used for cleaning home after departure. Seperate deposit also required to cover any damage caused by pet. Cleaning Fee: One-time departure cleaning fee for ALL reservations payable to property. $59 USD + tax for Town Homes and $79 USD + tax for Private Pool Homes. During your stay maid service is not included but is available for an additional fee. Internet service: High-speed Internet service is $15 USD per hour for use and located in the resort's business center. FREE Wi-Fi available at Clubhouse for laptops equipped with proper devices. Rentals: BBQ grill, Crib/Pack 'n' Play, Highchair and Stollers available for rental. Prices vary and are subject to tax - payable directly to property.

I enjoyed the pull area very much. Overall it is a very nice Villa. It would be nice if it was closer to the parks; which, it was were I was going. A bigger living room would have been ideal.

This resort wasn't difficult to find. Check-in was a breeze. There is a restaurant in the "clubhouse" where the food is inexpensive. My hubby gat a cheeseburger, fries and a beer for $5. There is a pool area with a waterslide, lazy river and other smaller pools behind the clubhouse. This was great, but chairs were hard to get. Go early to get some. They give you towels when you walk through the gates. You can bring pool floaties, tubes, etc. We didn't stay in the townhouses so I can't comment on those. Instead we stayed in a 4 bedroom pool house. Ours was about 5 miles down the road in a little community of both rented vacation homes and people's year-round homes. It was gorgeous. Everything was furnished. Bring your own cleaning up stuff like paper towels, dish soap, garbage bags and washcloths. Linens are provided, but we didn't see any washcloths. Wal-Mart is a few blocks down the road. Walgreens and CVS were at the corner. I am very lazy, and I walked to it. Ha Ha. Took about 5 minutes. There are mailboxes for outgoing mail and my mail got to the people I sent it to without any problems. Along the main road there are plenty of restaurants, gas stations, grocery stores,etc and the freeway (I-4) is about a mile away. When we left, we had to take all the linens off the beds and put them in a pile in the laundry room for the cleaning people. Whatever food we didn't use, we left there. I didn't get a call or a fee about it. All in all, this resort was great and well woth the money I paid. Plenty of room for me, my hubby, 2 kids, my mother and his mother. Highly recommend.

4 bedroom condo was great for a family of 5. 1st trip to Disney World and cannot wait to go again. These are like timeshare condos and are well kept. You will have to buy some household goods just like you are home. Walmart and Target are close. Publix is even closer and is a very nice grocery store. The Pizza at the end of the shopping center was awesome. Not a big drive to Disney, 20 minutes in traffic. 1/3 the price of staying at Disney and it is big and roomy with a washer and dryer combo. The beds were very cheap and could feel the springs, please replace the beds. I would stay again and had a wonderful vacation. The staff is big on not checking in early and I understand why. If you are nice to them they will be nice to you. Pool is fun and does stay full most of the time. The staff was very nice and very helpful. Thanks for a great Disney vacation.

We arrived at night,and the proptery wasn't lighted. We got to our townhome, that was a Great set-up for family with older childern. The townhome was clean and in order. However the kitchen had no pots or pans and only 3 glass and had to ask for more, but when we got them, they were dirty. There weren't any dish soap so there we are having to go to the store. We did enjoyed the pool, but it to had a downfall, closed at dusk.

This townhome community was maintained very poorly. Our power went out in the unit for two consecuative days and one day we awoke to no hot water. The pool is lovely but too small for all of the units and there were never enough chairs, which forced people to sit in the grass/dirt. A 20 minute stay in the lobby to use my laptop (there is VERY limited cellphone service here!) provided a glimpse of many more problems with other units. There was very little security...pool was wide open, gates to enter were open or broken. Fitness equipment was broken also.

The hotel was advertised on Travel web site as having a pool in each townhouse. This is not true. The pool houses are time shares and not open to the general population. The townhouse furniture is kind of ugly. Everything was very basic. That's why there are no interior pictures on the web. The hotel is very far from Disney and with the price of gas, was an extra cost. There is only one shuttle to Disney at 8 in the morning and returns at 6 PM... which is way to early for the Disney events. The game room is tiny and the machines were broken. There is no where to eat that is close. Davenport is not the city to stay for a Disney trip.

The Town house was very roomy. With some general maintanience it would have been quite comfortable. The kitchen needed to be better equipped with a frying pan and general cleaning supplies.At least one roll of Toilet paper would have been nice too.It was apparent that the town house was not kept up to what the website stated as standard features (i.e. no TV in twin bedroom, no DVD player, no movies) General inconveniences were as follows; both safes not working, bathroom door knob broken, outside lights burned out, hallway light burned out, broken toaster, broken food disposal, garbage from previous tenant left on belcony, air conditioner not working, chair held together with zip ties.

Just so you understand how great this was. I am a retired Soldier and I have been in Desert Storm, Bosnia, and I served in IRAQI freedom from 2003 to 2004. I have never been able to take a real vacation with my family. And now that I am retired I make it a point to try and enjoy ever moment. We drove from FT hood, TX to Regal Palms Resort, Davenport FL And it was awesome. We stayed from 15-20 Mar 09. And we arrived Sunday around noon. We ate and went to the Resort. The house was upgraded from a 3 bedroom to a 4 bedroom. But wouldn?t be ready till 4pm. So the family spent the Afternoon at Pool which was great. They had towels for us and the pool had a slide and a Lazy River. Walmart was 10 minutes away, so we went food shopping before the house was ready. When we returned by 4pm, they had the 1 key ready for us and gave us directions & address of the house. It was across the street in the sub community. We found it easliy and it was awesome. It was a 4 bedroom with 3 full bathrooms, Washer & Dryer, Walk-in closets, 2 car garage, full kitchen, Dining room, and living room with color TV with Cable. They had about 9 towels there and it was really clean. It also had a private pool with Patio furniture and it was Screen Covered. Just a few bad foot notes. We needed to request the pool to be heated prior to coming. It takes a full day to heat it up. And it costs $25.00 a day and trash pickup. Other then that. It was a Great FAMILY Vacation. Charles.

The Townhome we stayed in was great. It was clean and comfortable. The resort's location is centrally located with easy access to all of Orlandos attractions. The pool and service was great. The store stays open late, making it very convenient for guests. We were very happy with our stay at Regal Palms Resort.

The temp in the unt upon arrival was 83. Once I turned the air on within 15 minutes it was up to 85. The stay went downhill from there. We informed the office about this and it took 2 phone calls, a visit to the front office and 2 hours before anybody showed up to check it then another hour for them to tell us it would not be repaired that night. From there we were told by the office we could stay or leave(it was 9 pm and I had my 80 year old grandmother with the family) but they had no rooms. We had to go out and purchase fans and sleep with the windows open. Management was off and refused to speak with us on the phone the entire weekend but we were assured by thesite manager that we would be refunded for he first night(the air was eventually fised the next day but the trip was ruined by then). Because of the delay in coming to fix the air we were not able to go to the park we planned to go to on saturday and when we asked for a late checkout on sunday to try t go the park we were told no. To date we have not received a refund.

It wasn't quite what we had expected. We thought it would be like a hotel room, where you have fresh towels, etc. but we were on our own for the week. After a few days we needed more toilet paper but were told we had to buy our own at the store. The pool was very nice, we really enjoyed that. The restaurant was also nice, with very good service. Location was close to Disney World and the other attractions we came to see so it was very convenient.

We had 5 adults and 4 children stay in a very clean 4 bedroom ,3.5 bath townhome with free parking big enough for 2 suvs and it was wonderful, not to mention less then half the price for a Disney hotel room. There was room for everyone to spread out and have their own privacy. There is a "2nd Master bedroom" on first floor w/ full bathroom, which was great for those who do not want to climb stairs. We never had to worry about a bathroom being occupied. It was so great to come in from an exhausting day at DisneyWorld and feel somewhat at home (not in a hotel).The food in the dining room was delicious and at a great price! The kids enjoyed playing at the arcade while we waited for our food. Everything you need is minutes away. Grocery store is walking distance. We saved so much money on food from having a fridge and being able to cook our own meals (when we felt like it).Pool is wonderful but does close at dusk, so enjoy in the morning before your start your plans for the day. Don't forget to bring extra toliet paper, paper towels, garbage bags, and cleaning supplies, because they are not supplied for you. They do have eating and cooking utensils, standard size pots and pans, plates, bowls, coffe mugs, microwave, toaster, and coffee maker. Didn't see baking sheets or pans. All in all we had a great experience and would most definetly stay again.

First on the list is the townhouse, the carpet was filthy and moldy,you do not want to walk in that townhouse with socks or even barefoot,several lamps were broken or missing bulbs,the door card reader locked us out twice,but worst of all was the mattresses,you can feel every spring drilling into your spine.After requesting another house they said no and offered nothing to help us out,we even took several pictures of the damaged funiture and filthy condition of the carpet to keep from being charged for damages. The pool and lazy river are alot smaller then you think and located far from most townhomes and very crowded,we were nearly a mile away.Dont be fooled by the bargain price you still dont get what you pay for.

We stayed in a 4 br/3.5 ba townhome. Layout was great for 2 couples & 2 pre-teens; had off-street parking for 2 rental cars. Carpet was pretty dirty & there were roaches in the kitchen. All mattresses were HORRIBLY hard & uncomfortable. Tub/shower did not drain & sink stopper in one of the baths did not close, but maintenance fixed promptly. Front desk clerk was terse. Bartender & pool staff were great. Pool beautiful but closed too early (6 p.m.). Game room was quite small but we were staying off-season so it wasn't crowded & kids enjoyed it. If you stay here, get a home/condo close to the clubhouse as many of them are so far from clubhouse you need to drive to use any of the amenities. Resort located quite a distance from Orlando International Airport (45+ min.) & Disney parks (30-45 mins. w/out rush hour traffic). It's not really within walking distance of anything so plan on driving A LOT. Front security gate was locked in evenings, but second security gate into property was wide open 24/7 (resort & area seemed pretty safe, however). I think it's hit-or-miss as to furnishings as it seems condos/homes are individually owned & just managed by a management co. -- a process server stopped by one evening to serve a foreclosure notice on the owner of our unit. Resort called our unit to try & get us to attend a timeshare presentation but wasn't pushy when we refused. Daily cleaning fee is a rip-off as you are responsible for washing your own towels & vacuuming, etc., during your stay & are required to strip all beds & empty all trash cans prior to leaving or be charged an extra cleaning fee on top of daily fee.

The staff was very rude, this resort lacks customer service to the highest. when we first got there, the guy at the front desk said 'if you need anything at all, feel free to call the front desk and we will be happy to help you with whatever your needs are', this place has absolutely no room service. If you want clean towels you have to do the laundry yourself.....exactly what I want to do on my vacation. They do not clean the rooms while you are staying there, you are only given one garbage bag, and we also found dirty towels in the washer. A neighbour helped us out more than the resort did, everything she had to say was also negative. she told us she had a leak in her kitchen. The only staff member of the Regal Palms Resort that was nice, was the nighttime security guard. The place itself was nice, but a lot of the basics you would get from staying at a motel 6 did not exist here. we will never recommend this resort to anyone nor will we ever make the mistake of staying there a second time.

Regal Palms is a great value for the money. You won't find the luxury you might find at Disney, but it was a nice place to stay when we weren't busy at the parks. The pool was nice with a great slide. The lazy river was a lot of fun too. The main building featured a game room and a restaurant where you could access free wi-fi which was convenient. As far as the rooms, your on your own for upkeep and amenities like toilet paper and towels. Again, you get what you pay for. The rooms were nice and the townhomes had plenty of room for our party of eight. However, the beds left much to bed desired. Luckily we were exhausted enough to sleep anyway from walking the parks all day. About a 20-minutes drive from Disney (once you've parked) and a little more to Universal. Overall, I'd say were happy about the value of this resort.

We stayed in a 4 bedroom pool house 1st week in January and were Extremely dissapointed! About 3 weeks before our arrival they started sending me e-mails of extra charges I had not counted on and were not noted when I booked this place 7 months earlier.(Cleaning fees,deposits,pool heating and cleaning fee,etc) The pool homes look attractive but when you actually stay in them there are more things that do not work than do work as intended. My first visit to the shower revealed the sliding door was off the rail and dangling (it was propped up to hide this issue until you opened it) There were so many things wrong with this unit I wrote an 18 point maintenance for them to do so the next guest would benefit. On one of the frequent visits to the property by the maintenance man,I asked who actually did the cleaning and inspections on these properties? I and others are being charged these fees and apparently few of these things are being actually done. He did not answer me and said they would take care of these things after we left. Somehow I was not convinced. Front desk rarely answers the phone,when they do they are very rude. Take an extra moment to get the details before booking this place,it might save your vacation.

The Regal Palms townhouses were very comfortable. The blankets could be upgraded to a better quality in softness. The ones provided were stiff and scratchy to the skin.

Upon check in they had the audacity to charge a $* cleaning fee even though I had paid in full online. The rude clerk only increased my displeasure. We stayed in a 4 bedroom townhouse and the carpets were disgusting. Stains everywhere that I just kept telling myself weren't blood. I'm not sure where the cleaning fee goes but it's not into cleaning the carpets. The unit was very cheaply furnished with the bare minimum of paper thin towels etc... and the beds were hard as rocks. The photos of the pool area are accurate and it is beautiful but unfortunately, this misleads the viewer into thinking that the accommodations will be the same. Read the online travel website descriptions carefully for hidden cleaning charges and stay well clear of the Regal Palms.

We are a family of 4, spent 3 days and had a great time in the pool, rooms and kitchen are more than enough for a a vacation, best value for the money, next to a Publix and a Shopping mall...
