Reception staff extremely helpful, especially the young man with the pony tail! Room was ready upon check in but definitely NOT what we had expected. Room was small, we had booked a deal with a free upgrade to business room, but had to settle 2nd floor, as we have stayed before and know that the 4th floor is much better. Mr Pony tail was very apologetic and made up for this by offering complimentary breakfast and catered to our every need that night.Thank you. We realize that this hotel has been here for a good number of years, it just needs to be maintained alot better and whoever owns the old girl should really get a move on and do something about this.

very basic hotel with very basic breakfast. location is it's best asset plus car park. we have been coming to this hotel for over 5 years.They have painted the outside;very good but the interior improvements have been very slow......do not expect too much

We had a view of the gardens and we could walk through gardens or drive just a short distance to lookout over city looked great with full moon coming up over city.

A very old, noisy and tatty hotel. Needs a BIG face lift to make it worth visiting again. The only thing going for it was it's location - over the road from the Botanic Gardens. The view was beautiful

this hotel is opposite the botanical gardens is an easy walk up to the cable car, or a walk along the road to the city - don't be put it off by the location, it's literally a 10 minute stroll. The food at this hotel was wonderful and not overly expensive like some hotels are.

The Bar was closed early to patrons yet there were still people in the bar drinking 2 hours after they had supposedly closed. Also there was no room service available to order any liquid refreshments. I am a light sleeper and we had the first floor room with a aircon fan outside our window which made sleeping very difficult. We went to reception about this who were not very interested or concerned about our welfare (lack of sleep). Very dissapointed given the price of the room and the lack of service all round.

Location is excellent. The carpet and fittings need upgrading although it is clean and presents well for a hotel its age and the level of the tariff.

we come to this hotel every year mainly for it's very good pricing and great parking. it is a bit of a walk to the shopping areas. up or down a hill to get there and back or go through the gardens which on a fine day is pleasant.continental breakfast usually comes with tariff.I will be back again next year

Hotel requires maintenance (eg hair drier did not work)some places hadn't been cleaned in a while. Consumables were not restocked daily. Food was simple but very good, slightly over priced in some areas in the restaurant but portions were of a good size - not too much and not too small, vegetables should be included in the meal price not as extra at the rates charged. Staff were pleasant and helpful when asked.

This hotel is NOT quality. It is aged and tattered. The facilities are falling to bits. The rooms are not well maintained - my room was freezing and only had a small electric heater. The hot water was overheated making showering difficult. No TV remote! No wine glasses provided! Old and Sad. I will not stay again when you can get a modern, sylish, well serviced facility in central city for the same price!

Hotel is much more of a two star than three. Staff are very friendly but my room had no television remote and despite two days of promises I never got one. Carpets are old and there is an air of well past its glory days. Location is great unless you want to be right in the city. Restaurant is average and sort of out of place given that the rest of the hotel is not as good. I dont think it is worth the price
