Proximity to all by foot. TV not working, air-condition not working in the room, mold in bath costly parking fees. Disappointing, very the hotel was described as perfect place to stay TV not working, air condition not working, mold in bath, old carpeting, costly parking on street and no own parking.

We got an excellent deal and we got what we paid for. Not a luxurious hotel by any means but the location can't be beat and the room was clean and the front desk was extremely pleasant and very helpful. I would for sure stay there again.

Although this hotel is in a good location, they fail to mention that there is a No Visiotrs policy. Visitors are not allowed in the rooms. I have never stayed at a hotel that did not allow family and friends to visit. I understand they do not want extra people saying in the room if it was only supposed to be two people, but not allowing visitors is a bit rediculous. If this was mentioned at the time of booking, I would not have chosen to stay here. They should make it clear at the outset that this is their policy so that people know what they are paying for. Also, their Housekeeping only made up the beds, took out the garbage can in the bathroom and left towels. They did not clean anything in the room, such as the bathroom sink or shower. I would never stay at this hotel again.

Location. The hotel is rundown, basic and small, but its right smack in the middle of the glamour and beauty of South Beach, with the warm, crystal-blue ocean just a block away.

I have to say that the reviews on this Hotel were mixed so my husband and I decided to head on down. The Husband and wife that own this Hotel are were very warm and friendly people. Please don't expect alot with the Hotel because there is nothing to do your only in South Beach for one reason and that is to have fun on the Beach and see the sites. The room was clean! They do charge a refundable $20.00 key deposit so just return it and you get it back. We had no problems leaving anything in the room it was still there when we got back. The continential Breakfast was simple but good. Thank you again for everthing.

The hotel has a perfect location and I got the room at a cheap price so that is clearly a plus! However the room are very old and worn, and they where not very clean. That may have something to do with the old carpet on the floor. Despite this, the hotel has an excellent location and if you get it at a good deal it´s worth it compared to the prises on other hotels in the same area.

The hotel is just one block from the beach and the Art Deco area. The front desk clerks were friendly and helpfull - we arrived at 12.20 and we got our room before 1.00 even if the check in time was supposed to be 3.00 PM. The lobby is elegant with soffas and coffe tables. In the morning one can take a cup of coffe and a light breakfast (included). The room was clean, with TV, AC, refrigerator and microwave. Then, you are in Miami Beach, palms everywhere and, as said, you are just one block from... everything.

The microwave and refrigerator. Horribly unclean. Found a roach, ants on table, and insects in bathroom. Terrific location but I had sleep with a hoodie and brought my own blanket. Bring your own towels and blanket to feel semi-clean.

The Princess Ann is a great bargain if you're looking for a hotel at a wonderful location and don't need a lot of frills. The rooms could use a little updating, but hey, I've seen much worse. The free WiFi was nice too. The free breakfast was nothing to rave about, but it held us over until lunch rolled around. All-in-all, I'd recommend Princess Ann with the caveat that if you're looking for a luxury hotel experience, you'd best look elsewhere.

I can't say the rooms were nice but we were only looking for a place to sleep and this fit the bill (more $$ to waste elsewhere). No gross/scary experiences like those I had read about, though everything was old, towels were rejects from other hotels, bed covers were cheesy, that kind of thing. People were helpful enough, getting us an iron, calling a cab, etc. I'd proably go there again given the significant savings vs. other places.

Can't beat the location. Old, scary bathroom, horrible bed. You can't beat the location but that's about all. The room was old and stuffy. The bed was so uncomfortable, we couldn't sleep. This hotel is decent if you are on a budget and don't expect much. I would not suggest for couples or people who plan to be in the room for any extended amount of time.

The location of this hotel is amazing. In South Beach the main strip is Ocean Drive - on the beach (there are few hotels on that strip and the ones that are there are quite expensive). One block up is Collins Ave, which puts this hotel in the right location. We literally walked out the doors of the hotel and within a few short steps we were on the beach. The hotel is old, built in 1929 and not equipped with the luxuries of the major hotel chains but if you are like us, we didn't spend much time in the hotel room...Miami and the beach is what we traveled to see, not the interior of the hotel room.

I got a great deal for 3 night stay on a weekend so thought I would give it a try because the location was great, even though I knew it would not be luxurious, based on pics and other reviews. The location could not be beat ! My room, albeit small, was in the rear of the hotel, so it was quiet. It was clean enough for my purposes. The carpet definitely needed totally replaced, had a lot of old stains, but nothing seemed to be growing or living on it. The bathroom and shower stall looked like it was recently renovated and was clean. It completely met my needs because I could'nt afford something more expensive and wanted a great location. And a bonus was that the free wi fi worked in my room ! And my cable tv reception was marginal, but satisfactory for my needs. Other people werent' so lucky - I heard some poeple couldn't access the wifi in their rooms and another customer was complaining loudly at the desk that his cable tv wasn't working for a few days in a row. I was also pleased to have a refrigerater and a microwave in my room, both of which I used several times. Another negative was that there was no ice machine in the hotel, but i made ice in a little tray that i found ( and had to scrub ) in the freezer.

I've stayed here before, so I knew what I was in for. The location is great, but the hotel is very old and basic. Thin towels, and carpet I won't walk on without shoes. Nothing bad to report about front desk.
