| the location is the best thing... it is located just of the steps, and every room has a veiw of the steps. wouldn't stay anywhere else.
Facilites are limited and breakfast in room, is not great, but the veiw is! rooms are small and basic, but clean!

| excellent location (can't be better). the breakfast is served in your room (excellent for me) and you have a magnificent view on spanish steps.

| The location is excellent. The rooms could have been refurbished, espescially the bathrooms. It was clean and the service with breakfast in the room was nice. They do not have any restaurants. One out of two working in the reception can speak several languages, the other one only Italian. This is difficult because if you are not speaking Italian you need to call for the other one for help. The multilingual young lady gave an excellent service. There are not personell on duty after 08:00 PM so remember to bring your roomkey. There are only 10 rooms which is nice. One or two rooms do not have the view of the Spanish Steps. You can not sea the Piazza Spagna from the rooms, but have an excellent view of the steps and the chuch of Trinity. Remember that this is a popular spot with a lot of people allmost all day/night. |

| A perfect place to stay for a tourist in Italy. Saves lots os taxi and transportation expense. A prime location close to everything in walking distance. Walk to everything. Good service. The only problem is there is no sign that says it is hotel or a bed in breakfast. You have to find the place with street number and the name on the door bell. The best way to find the place is to ask the driver to take you to the Spanish Steps, "Piazza Spagna", because it is the building next to the steps. If you do not like music, fun until 3:00 AM in the morning pick another place. Remember, your room will be overlooking to the Spanish Steps where all the fun is. My next reservation in Rome will be the same hotel. |

| Great location with wonderful views of the Spanish Steps. Check first though if you can pay with a credit card as the hotel doesn't seem to like it and tries to make you pay cash. |

| our stay at the piazza di spagna view guest house was very nice, the ladies at the reception were friendly and helpfull. the room was big enough for my son and me, the bathroom spazious with a bath-tub/shower. the view over the spanish steps fabulous, the windows locked out any noise and the curtains didn't let the light go in. the furniture and the bathroom are not recent but in goot state. breakfast is simple, the coffee is nescaf� you can get a better one in one of the many bars just outside the hotel. the location is the best, right next to the underground and every part of the centre is easily to reach by foot. i definitely can recommend this hotel to anybody. |

| The location is great. The room nice. You have to get used to the shower - it is extremely small - you should not be claustrophobic! One other nice thing is to get the breakfast served in the room. I would recommend it but point out the tiny shower in the bathroom to my friends. |

| Great location and friendly staff, breakfast is better to avoid.. but with the location and the price who cares about breakfast -- you can have real coffee and whatever you fancy outside the hotel. |

| The hotel is in a very good location right nest to the Spanish Steps which we overlooked from our window. The hotel is very hard to find though being on the 4th floor with no signage at the front. The bathroom left a lot to be desired with the shower in poor condition and on the last morning the hot water stopped running. |

| Great location but no sign and most unclear as to where it was in the building. Hotel was on the 4th floor and the name on the door was different so was pretty confusing trying to find the hotel initally but luckily a fellow guest pointed us in the right direction. But I guess the great location made up for this. |

| If you are looking for location this hotel is right on the spanish steps,our room had a lovely view overlooking the steps.The room was clean but needed updating.Beakfast is continental in your room which was better than no breakfast at all.One receptionist was very unhelpful when we arrived and found we had been pick pocketed but the rest of the staff was polite and helpful.The metro is one minute away so you can reach every where else in Rome from here as well.If you want a really nice hotel maybe you would do better more out of town but if location is a priority then this hotel is fantastic. |
