Transportation:

By Road:Royal Albert Drive is the coast road that runs around the North Bay. About half way along (near the barrier) turn right up the cliffs into Albert Road. Turn left and then first left again onto Queens Parade. Follow the road round as it turns into Rutland Terrace. Phoenix Court is the last hotel and has a car park to the side.By Public Transport:From the railway station, follow Northway to the traffic lights. Turn right onto Victoria Road. Go straight through the traffic lights, over the roundabout onto Castle Road. Take third turning left and then right onto Rutland Terrace. Phoenix Court is on the right hand side.

We had a lovely stay at this guest house. The owners were very helpful. Breakfast was great on each morning of our stay - lovely, well cooked local food. Room was comfortable - great sleep in super king bed.

The best view in ScarbroughI was looking for a hotel near the North beach. I chose Phoenix Court on the basis of reviews, car park availability and location. The room was a great size with an amazing view (paid a fiver extra to guarantee a sea view) of the whole North bay. There had been a storm earlier in the week and the windows were a little obscured, (The owner told us this before we saw the room and cleaning was in a couple of days) but what a view! Very comfortable King size bed with feather pillows. Small LCD TV with all Free view channels, drinks facilities and compact but nice on-suite. Locations like this get a battering from the wind and it is a few years old, but character and location beats modern hotels every time, particularly for leisure. Breakfast was hearty and plenty of it. All the staff were friendly, particularly at the desk. Would definitely return.

Plus Points - Car Parking, Breakfast.Negatives - Greeting by proprietor? Very dated room. Paintwork grubby especially doors.Shower tray base/seal covered in what appeared to mildew.Due to race weekend places to stay always fully booked.If this had not been the case we would easily have turned around and stayed somewhere else. Reviews on Trip advisor indicated this hotel has recently been refurbished, I don't know where? and the photos on the internet indicate are not a true reflection.

Very pleasant stay, Room was of a good standard, staff very helpful, particularly in enabling me to have early breakfast so as to make a business meeting on time! Would recommend the hotel, and would be very happy to stay there again.

We booked this hotel because it had a bar facility - most of the time the bar was closed off, although we could have taken a drink to our room we really wanted the facility to sit in the bar. Really comfortable big bed. Tiny shower room. Although it boasts see views in most rooms - ours was a street view at the back of the building

Lovely, friendly staff. Very helpful with local knowledge. The sea view from my room was amazing. Off-road parking very useful. Just a shame I left before breakfast began! We'll definitely be coming back.

Excellent location on North Bay - car park attached to hotel. The view from our room was fantastic - watching the sea and sky having a cup of tea and sitting in a comfortable armchair!Friendly owners with suggestions about where to eat and how to get down to south bay through the churchyard and down through the old town.Would definitely stay again.
