Located on seven acres of prime oceanfront land two miles south of the town of Kailua-Kona, the gracious Outrigger Royal Sea Cliff is a multi-level complex of striking architecture that descends toward the coast to afford dramatic views. The seven-level property consists of spacious studios, one- and two-bedroom suites. Each deluxe unit includes a complete kitchen, washer/dryer, air conditioning, lanai and other in-room amenities. On-site recreational amenities include a choice of fresh water or salt water pool, jet spa, sauna, barbeque grills, a tennis court, activity desk, daily maid service, parking and security. Effective November 16, 2006, this will be a completely non-smoking property.

Property kept in excellent shape. Staff very helpful. Not a 24/7 staffed resort, but all the more quiet as a result. No food or shops on site, but close to Kona. 25-30 minute walk though so a car is essential. Free wireless internet access in the outdoor lobby area. Units all have washer/dryers and real sized kitchens.

Booking last minute on a search engine made me a little wary, but I absolutely loved the property & amenities. I was a single female travellor & felt totally safe. The location was a nice walk into town, beautiful ocean views & super friendly staff!!

Most rooms have sunset views. No direct beach access. Convenient in and out. Close to shopping and restaurants.

housekeeping only comes by once a week now because of economy.front of hotel rooms can hear all street and garage (early am) noises.maintenance quickly brought us fan,clock/radio,blow dryer.front desk always pleasent/helpfull.one pool/jacuzzi down all of feb.09.grounds area is very relaxing.filled with lots of folage,such as banana trees with fruit.thank you the marlin family

We stayed in two different apts. during our week there. The first one smelled really bad--like mildew. The bed was very uncomfortable and the sheets were old and ""pilly"". It was a Fairfield property.The second one was much nicer. It was an Outrigger property. The bed was great and the furnishings were nicer. Also--no bad smell!!!

Great room with a view of the ocean and sunsets. No beach access, rocky. However several nice beach locations were within 5 minutes. Nicely updated facility, but the cleaning service every 3rd day, seemed non-existant. Floors still had sand and trash wasn't emptied. When we requested service it never happened. Lots of room and conveniences. Visit to see the volcano was disappointing, access was within a mile of the flow, restricted by the state. Hiked to the black beach on the north end of the island, great beach lots of fun, but a strenuous hike to return up the cliff. Took a bike ride along the southeast coast that was great. Enjoyed the scenery. Also hiked through the cauldron at the national park that was interesting and enjoyable, even though we got rained on. Best part of the trip was hiking through the volcano tubes at Kona Kai. Very interesting and we led excursion. Worth the time to arrange with the private party that operated it.

Nice sunset. Room smelled, only one bed, dirty with moldy ceilings gross! I wouldn't recommend this place to anyone. Definitely not 3***s. For budget minded travelers this might be ok if their expectations are low not expecting 3* but 1*.No restaurant on site is a huge problem with no where to have breakfast close by. This was a huge disappointment.

This was a great home base for us. We stayed in unit 408, with two bedrooms and two bathrooms. It was tastefully decorated and felt like a home away from home. The landscaping was lovely, but the outside of the buildings weren't much to look at. The pool areas were located close to the ocean but were locked until 9:00. I would have liked to sit near the pool and have coffee in the mornings. In the afternoon and evening the pools were overrun by families with loud young children. I'd request adult swim hours if I were a year round resident. There were some minor issues with the room that I hope the property owners/management do not neglect. A pocket door in the second bath did not slide properly and would not close completely. The toilets required the handle jiggle technique and, even though I reminded my 3 teens, we came home once and one was still running. The front door deadbolt is broken, although there is a separate latch for added security when we were in the room. The ceilings are very high and the curtains were pulled off from the slider in some places. There was a mildew smell in certain areas of the apartment, but I don't think I have ever stayed oceanfront without some evidence of dampness. I would also suggest a little more attention to housekeeping (beyond the daily clean towels). It's nice to come home to beds made, and you sometimes need to have the bathrooms wiped up more than once a week. Even though there is no swimming beach, there was access to the ocean for launching kayaks and I got to see dolphins one morning very early. This is an amazing island and I would definitely stay here again.

We liked this hotel, but our room had a problem with ants and the carpet wasn't very clean. When our 1 year old would walk on the carpet with out her shoes he feet were black.

Location. No king bed...sign out front not easy to read. Older hotel...location good...hotel needs updated. Air conditioning works great in living room...terrible in bedroom area.

we stayed in one of the one bedrooms which has a full kitchen. we could hear the ocean from our room.the gardens are beautiful. the staff always nice we have stayed here at least 5times and it is nice.town is just a short drive away .we walked it alot but we are walkers.close beaches nearby.two open air markets nearby. thank you mary mike carley

"Though the grounds, the pool and location were wonderful and the staff was very nice, we booked it especially because it had a ""fully stocked"" kitchen. We ended up buying such basics as a measuring cup and salt. The cookware was predictably horrible, but we were really appalled by the stove! The burners were so slanted we could hardly use them. And though I do not think it is particular to this hotel, do not use the lanai after sunset!"
