Located between the resort areas of Kaanapali Beach and Kapalua Bay on Maui, the Outrigger Royal Kahana offers air-conditioned condominium units in a high rise setting on the beach at Kahana. The majority of units have spectacular ocean views, with the islands of Molokai and Lanai in the distance. Each studio, one- and two-bedroom unit boasts spacious living areas that are comfortably furnished along with full size kitchen facilities, color TV, washer/dryerand daily housekeeping service. When not lounging on their private lanai, guests can enjoy the resort's oceanfront pool, barbecue area, two lighted tennis courts, fitness center and saunas. There is also an activities desk on property where guests can secure information about shopping and dining around the island as well as make reservations for luaus, sightseeing tours and other activities. Effective November 16, 2006, this will be a completely non-smoking property.

Staff was extremely helpful and polite. Couldn't ask for a much better view. The one bedroom was very comfortable. Loved the cross breeze we got through the condo. Rarely had to even use the air conditioning. The one day we needed it, it broke but the management got right on it and it was repaired the same day. There is no restaurant onsite so that might bother some, but was fine with us. Loved the washer/dryer in the room. The shower remodel was very nice. Of course, granite countertops would make the room great - but it was perfectly useable as it was. Loved two tv's. On the days we felt like relaxing my husband could watch sports and National Geographic and I could watch HGTV in the bedroom. The pool was a little cloudy for those who might want to use a pool, but with the clear blue ocean just steps away, we never bothered with a pool. Internet service in the lobby was way toooo slow but there was an internet cafe in the little shopping area within walking distance. The staff was very helpful and allowed us to select from a choice of rooms. The studio's were rather small and we probably wouldn't have enjoyed our experience nearly as much in one of those rooms but we were allowed to upgrade for a reasonable amount. Loved the view from the 12th floor. Would definitely stay in room 1207 again! Overall, if you are looking for a luxury hotel/condo probably wouldn't work for you but the Royal Kahana was nice, clean, spacious, nice employees and we would stay there again.

Beach front location was quite and not crowded with great views Whales and green turtles. Lobby area was under renovation. Rooms were condos or timeshares, nice pool with great ocean views. Hotel staff was very helpful with plenty of parking.

This is the first time we stay at a condominium so I was very happy about it since I have 2 kids. It's very helpful to have a kitchen there. I agree with some previous reviews about the carpet; it was really dirty, which you can't tell until you see your feet or socks after walking a few minutes. Also the wind blew through the windows so loud that it sounded like a tornado, it was annoying at night when everything else was quiet. But, the only thing I complained about with the front desk was the curtains. They were so disgusting; they were very dirty and they couldn't change them. They offered to change us to another room, but it's such a hassle after you have settled up, so we decided to stay in there. So just make sure to check your room and curtains before you unpack if you are staying in this hotel.

OUr check in wasn't until 1:00am but the staff was just as freindly then as they were during the day. The room overall was great the view of the ocean wasn't quite as much as I thought it would be. But would do it again in a heartbeat!

The location of the hotel was nice. There was only 1 small pool for a very large hotel. The hotel room was like walking into the 80's it was so old looking. Needs a remodel very badly. Would not go back there.

As I write this review I am still in the unit. It is bad ,but was prepaid already so trying to make the best of what's left of our 2nd trip to Maui. First off the previous reviewers comments about the cleanliness of the carpeting and the AC are right on. We are or stayed in 312 oceanfront 1 br. We checked in and did a couple tours and came back on Sunday night and inquiried with the desk why the AC wouldn't cool down the room(s) properly. They sent up a houseman that said "He had been telling the owner(s) for years to fix it but they wouldn't" So where does that leave me? He didn't say it but I could see by his body language and demeanor that I was SOL. We contracted a very bad case of the flu and high fever which we thought were attributed to the airlines. We were wrong and we found out today why. As I said we got sick basically on 4/27 on and ended up going to the doctor at the Hyatt ($500) with prescriptions cab fare etc for what the doc described as a severe bronchotisis. I thought well that's odd the only time I've ever gotten anything like that is from when mold or mildew was present. Found out the reason for our illness that nearly hospitalized us. This rather freaky scary mold and mildew on the AC Filter which was some white spidery substance.!! We had been breathing in this nasty moldy laden air for more than 6 days,. Windows leaked ,mold on shower ornaments, just a horrible unit. No apologys no nothing. Replaced the filter that's it.

The moment we pulled in to the parking lot we knew we were in trouble. The hotel is old and run down. The parking is open. The staff was warm and friendly but the room was not. The hotel appeared to be an old apartment or condominium complex. The wind blew through the windows so load that it sounded like a tornado tearing through the room (no exaggeration). We had to keep the sliding glass door open all the time to keep the air rush from whistling through the cracks. The décor and the furniture looked like something purchased at a flee market for a buck. (Paid too much for the stuff in my opinion if that was the case.) The bathroom was small and the cabinet doors were crooked, there was water damage in the cabinets, the tub was rusted, the mirror had the silver chipping and was taller than the wall it was attached to. The carpet felt gross to walk on and you felt dirty when you slipped into the sheets at night. It is right on the beack though! Too much $$ for such a dive.

Very good and prompt service; hotel is older but clean. You have all you need in the room to cook som meals in(save some money): fridge, microwave, stove & all utensils--even blender & toaster. We stayed in room 718 and it was confortable. IF you have any complaints just call front desk & they will reslove imeediately. Shop at Safeway, not Star Market which is WAY more expensive.

The resort provides free parking, however, if you get back after 10:00 p.m. there is no parking available and no street parking for miles. Therefore you must cut your evening short to imrpove your chances of parking for the evening. In addition the airconditioning did not cool below 73, the carpet was very dirty and the cabinets were peeling. I would never stay there again.

The Outrigger was a nice place to stay. We were not into the resturant scene, so the fact that we had a kitchen was very nice. We had done some deep-sea fishing and was able to cook our catch on one of several gas grills located in the pool area. We like snorkling, so the hotel was close to two of the good locations for that sport. We did the "bike down the volcano" tour and found out it was more of a "race" down the volcano rather than a senic slow ride. If you want to go slow and enjoy the ride down, don't do the tour. We booked the 60 minute helicopter tour on our last day and was pleasently surprised with a complementary upgrade to the best helicopter and a 90 minute tour. What a great way to end a beautiful week on Maui.

Had the Perfect Honeymoon in Maui at the Royal Kahana. From the start, the staff was friendly helpful and nice. Our room was always made up on time, and we never had any complaints about the beautiful ocean view suite. I would highly recommend staying at the Royal Kahana whether on you honeymoon or with Family. Will will return there next year!!!

We really enjoyed our stay at the Royal Kahana Outrigger. We had a beautiful view of the ocean from our 11th floor room. The room was very clean and maid service was very accomodating. It was nice to have a refrigerator/stove/utensils, so we could eat breakfast in the room each day. The beach was only a few steps away. The concierge assisted us in planning daily activities and had great suggestions for things to do. We were only about 15 minutes away from Lahaina, which is where we spent quite a bit of time. The front desk staff were cordial, but not overly friendly.

Maui is a terrific place to spend a weeklong vacation. Our hotel stay did not detract from that experience. Hotel rate is reasonable compared to the others in this part of Maui, front desk staff was very accommodating, and facilities and rooms are well-maintained. The facilties are not new and the aircon in our studio setup did not seem to work. However, these did not cause any discomfort as we were able to open the windows and patio doors. The ocean view is terrific and and the hotel is right there at the beach. Very convenient location (walking distance) to grocery stores and the Kahana Gateway shopping center. Parking is a little bit tight but everybody seem to be very careful when they park. We did not have any problem finding parking spot everytime we get back from exploring the island. Based on our experience, I would recommend this resort to my friends and relatives.

we had an ocean view room and the view was fantastic, all the appliances are included, we even got a grocery voucher, the property is emmaculately kept, the rooms are made up seems like as soon as you walk out the door, and all the staff were very polite, and willing to help with whatever you need, However make sure to ask to have your bed linen changed daily.That was the only problem I experienced.

We were celebrating our anniversary and it could not have been better. We arrived late and were made to feel right at home. Our studio was wonderful, views, sunsets and nature were restful. A great trip.

The "ocean front" room was not really ocean front, it was ocean view. That was the ONLY negative. Great view, very nice staff. Kitchen stuff all worked well and was high quality. Location was handy to everything needed. Good pool and grounds. Flow through room ventilation allowed trade winds to cool the unit so we never had to use a/c even though it was 88 outside. Building was quiet. If I were to go back I would stay there again.
