The staff were friendly and helpful, and the room was fine for this price. However, they could improve on the following:Clean the juice glasses in the breakfast room, keep the beer taps clean, and get the WiFi working consistently - I had to go up the road to Billabong to get a reception. Nice though they are, the evening staff at Osborne's know nothing about the wifi setup.

Probably best described as a budget hotel trying hard. Some of the room furnishings a bit tired especially the bed, all clean and tidy though. Good value for money and a good location near lots of other hotels with popular bars.Breakfast OK and delivered super fast.

i found the room i had in the front of the hotel very noisy with traffic.the breakfast wasnt as i hoped it would be, they use cheap tinned tomatoes with the cooked breakfast.they use waterproof sheets under the main sheet in bed and they dont fit very well, also, they make the bed extremely hot.there were a couple of stains on the duvet cover.dont want to stay there again.on a good note though, the receptionists were all very friendly and welcoming.

The hotel was easy to find although carparking is limited. Staff were very friendly and helpful. I found the hotel to be quiet and peaceful, unlike some of the previous reviews. We booked this hotel as it was the nearest one to the wedding venue we were attending and I thoroughly enjoyed my stay .

Carpet in room was a bit stained and do not like carpet in bathroom, which was a bit tatty. Staff were most friendly and breakfast was good. Our main issue is that we booked the hotel as it said it had parking available. When we arrived we had to initially park on the road, as the hotel only has three spaces. Parking on the road is tricky as it is permit holders only on most of the local roads during the day.

This was a relatively late booking for a bank holiday weekend. It was very cheap and we managed to get three single rooms. The hotel was very clean and tidy. Would not hesiatate too book a room again. Excellent value for money.

This hotel is in a nice location right next to all of the main bars and restaurants in Jesmond. Parking is very poor however, with a highly limited "car park" to the rear. All of the parking in the vicinity is not free either, so you could end up paying quite a hefty bill if you're staying for a few nights. The hotel is small and very basic but the staff are pleasant enough. The beds are not particularly comfortable and the en suite is tiny! If you're just staying for one night however, it has everything you require. I do think check out is far too early though, particularly if you've been out on the town the night before! Did not manage to make breakfast which again is rather early for a weekend so cannot comment on that. Overall if you're looking for a basic stay in a good location then this is fine, although maybe slightly overpriced.

Budget hotel, 5 mins walk to the metro station and only 2 stops away from the center of town. If you just want somewhere convenient to get to, and reasonably priced this hotel is ideal. Rooms basic, but that was all I needed. Only complaint was that the breakfast hours 7-9, were a bit early for me.

We won't be staying here again. The standard basics weren't provided, or if they were, were poor - for example: no coat hangers; no shower gel/shampoo; matresses ancient, uncomfortable & stained; plastic matress protectors didn't fit, and were hard, so they slipped off and were also uncomfortable; tea left in the teapot from a previous occupant hadn't been cleaned out & was starting to go mouldy; toilet & bathroom dirty, and remained so over 2 days; armchairs in the bedrooms stained & torn. On the surface, first impressions weren't too bad, but the decor, furniture and customer care need more attention than simply the new wallpaperwhich has been put in the bedrooms.Saturday night was unpleasant; youg single sex groups returned noisily at 1am, 2am, 3am and disruption continued until 5.30am - the portering & (very pleasant Sun am) reception staff did respond when they were told about this, and our final bills were reduced by £5pp/pn, but small consolation for a lost night's sleep, and the experience was one which left us feeling unsafe, and certainly not rested. The clients and their behaviour may not be the fault of the hotel - I quite understand that, but perhaps the overall approach of the propietors in which money seems more important than customers has a part to play too.Breakfast was nice though - so if you don't mind yobs, grubbiness and noise, and like your food, it could be worth a try. The breakfast waitress was lovely, as was the Sunday receptionist. For myself, if this was the only hotel with vacancies in Newcastle for the night I wanted to stay, I'd stay at home. Cheap? No. Money wasted.

Had a two night stay here with a colleague in Nov 07. staff were friendly and helpful after an intial mix up with our bookings, no complaint about breakfast. rooms were basic and a little dated but were clean and had everything we needed. overall good value for money in a budget hotel within easy reach of metro and osbourne rd nightlife.

Booked 4 singles - quite a variation in size of rooms - one of us commented on the smallness of the shower, but others were large. One of us couldn't close the window and was disturbed by the trains running behind the hotel - another was also at the rear of the hotel and had no problems. Nice pleasant welcome, rooms clean, breakfast freshly cooked, good value for money, we'd stay again. walkable to the centre, but we took a taxi back!
