short breakThoroughly enjoyed our stay and made to feel very welcome from the moment we arrived. Owners ensured we obtained the maximum amount of enjoyment from our stay by pointing out all the types of places we were looking at visiting. Definately will be re-visiting in the not to distant future!

Enjoyable stayGreat location within walking distance to all attractions. The room was spacious and comfortable although we did have to walk up several flights of stairs to get to it. Parking was somewhat inconvenient but the owners did help us find somewhere to park free. If there was a downside to the stay it was the food. Breakfast was a dissappoinment although dinners in the nearby restaurants were very good. I would stay there again.

53 Frederick Street reviewWe were really pleased to have chosen this B&B - the location was perfect, and the service and the room were really good. We'd gladly stay there again. Breakfast was provided in a cafe downstairs, with plenty of choice available. The room was huge and airy and the bed comfortable. The only non-ideal aspect was the strange grinding noise made by the toilet flush.The accommodation is up a few flights of stairs, which means there's a good view down on the street below, but might not be ideal for the less agile guest.

Perfectly locatedOn arrival we were greeted by the proprietor who had been sunning herself with a large glass of wine outside the bar next door, and very cheery she was too. We were led up to the reception area and then to our room. Do not bring a lot of luggage - seven flights of stairs is not for the weedy. The room was a good size and our bed was good and firm, the bathroom fit for purpose with a few small bottles of shampoo/shower gel. Our room looked down on to Thistle Street - a street with plenty of restaurants for all tastes and a nice small pub. When we gathered ourselves to visit the Chinese Restaurant two doors down at 7pm the lady of the house was still sat outside nursing a large glass of white and for this we salute her efforts. Breakfast is in the bar next door by way of a voucher that you are given on arrival. The portions of the mixed grill breakfast were a bit on the mean side so for the second day we opted for the vegetarian breakfast - a much more substantial affair with fantastic veggie haggis. This is an ideally situated place for those who want to spend their days close to all the main atrractions of Edinburgh. I will be returning to 53.

Breakfast terrible, room spacious but basic, friendly receptionBreakfast was served in the bar downstairs and took forever to come, and then was cold when we got it. Aside from that, our stay was pleasant. Very comfortable bed, and large spacious room. It was decorated pretty poorly but I guess that's just superficial. Reception particularly welcoming.

Great central baseNo. 53's position is fantastic for exploring Edinburgh, the owners are friendly and helpful. There are lots of stairs, so you need to be fit, but from our top floor room at the back we could see the Firth of Forth and the Fife coast over the rooftops and rows of chimneys of Edinburgh's New Town. Comfortable bed, nice TV. When we visited, breakfast was being provided by the bar/cafe next door, and though the place looks nice and the service is friendly, the breakfast wasn't great. We mentioned this to No. 53 and they promised to have a word - and there's lots of other places nearby, e.g. Cafe Rouge 2 doors up.Overall, good value for money, and exercise thrown in free!

A lovely place to stayA lovely, typical style Edinburgh building (i.e. impressive spiral staircase, very high ceilings)presented beautifully. Our room was a very big and more like a suite! Bathroom very clean and modern. David and Tessa were very helpful (they clearly know the city well) and friendly. Only a few rooms so its always quiet. Breakfast is in the restaurant below and is great. Good location. Recommended.

WeekendThe hotel location is excellent for exploring the city however the room description proved misleading as we had a seperate bathroom which were private but you had to go through a corridor to get to them...

Over booked but good serviceHad originally booked in Oct 2008 for May 2009 bank holiday weekend. I also reconfirmed our booking a couple of weeks before departure. However, when we arrived we were told there was an overbooking but they had found us accomodation in another hotel. V disappointed about the overbooking - there are only six or so rooms!V pleased with service of finding alternative accomodation (the hotel paid the difference in price).V pleased with the service as regards assistance with parking etc.Overall, I would give them another go.

Friendly B&BThoroughly enjoyed our stay here, great location with great guide in the rooms as to where there is to eat etc.Owner very friendly along with all the staff, and they were always willing to help .Room had a DVD player which was very handy, nice if you fancy staying in at night.The room was very clean and spacious, I can't think of any real faults with the place only complimentsI would visit again and would recommend

FantasticI couldnt fault this, my boyfriend and I stayed 2 nights and had a brilliant time. We stayed in room 5 which faced onto the main street, if you looked out the window and to the left you could see the castle and to the right the river. the staff are lovely and so helpful, especially David who couldnt do enough. They all work very hard. The breakfast was cooked to order and delicious, plenty of choice. The location was great, surrounded by bars and restaurants and a 2 minute walk to Princes Street. The chinese 2 doors down, Wok & Wine, is highly recommended and if you have a tight budget Wetherspoons is just around the corner! We would definately stay here again. Thanks very much :)

Wonderful accommodation, great service (Thanks Dave!), great location (easy access to the city center, plenty of restaurants, etc.). Wonderful breakfast, clean, large comfortable room. Outstanding.My only, very minor, complaint is that breakfast starts a bit late in the morning (I had to miss it my check-out day to catch an early train) - but even there, the cook went above and beyond to try to set me up on my way out the door. Simply fantastic service!All-in-all, this was about as close to a perfect lodging experience as I could imagine.
