The location is good, convenient to Kailua Kona, to the shops and restaurants. Parking at the hotel was extra, not included in the room price, and the s0-called Continental Breakfast was only coffee! Also, I never got to use the pool because it closes at 6:00 p.m. and we were busy during the day. I would have liked to have had the opportunity to use the pool. The grounds are gorgeous, colorful and lush and well maintained. The hotel was quiet, of course, I don't know what the occupancy rate was. I was a little concerned about security because the room keys are regular old-fashioned keys with the room numbers printed on the key! The room was clean, the beds comfortable, air-conditioned with a lovely lanai looking out over a beautiful garden. The bathroom was small and the lighting was poor, I wasn't able to read in the tub. The curtains weren't double-lined so the morning light shines in, but all in all, it was an inexpensive hotel in a good location and it was clean and quiet and well maintained. We put in a request for extra pillows and they complied immediately.

The hotel is very clean. The bathroom fixtures and door need to be updated. The hotel furniture and fixtures need to be replaced. The staff are very nice and helpful. The room is very clean including the linens.

Old but quite comfortable. Large room. Pity access to tea and coffee was so limited. Easy to walk to pier area and lots of cafes and shops. Would stay here again.

Hey, It's older. The rooms are newly refurbished with tile and shag rug that makes you feel the love of color. The balcony had a million dollar view! The resturant (Tantes) had the most wonderful food I had on the island! The hotel and resturant staff was always friendly and accomodationg. Landscaping was very nice. My elderly mother placed this higher than the Wyndham where we completed our stay.It's right in the heart of town with easy access to everything! ..Love the parking, as there is very little downtown. This place is my favorite and gets you feeling like a local. If you want the fancy hotel, go 28 miles out to Waikaloa(which has an awesome luau) ..

Exceptionally pleasant and clean room, exceptionally friendly staff. I asked for a two star hotel because I needed to save money. I was pleasantly surprised when I received much more in quality and service than I expected. The location was also wonderful. I walked everywhere, but also used the free trolley for longer distances. I would certainly use the Kona Seaside Hotel again.

This was our 10 year anniversary trip. The clerks were very helpful. If it was a pillow, ice bucket or even a stamp for a postcard, they were more than happy to help. The location was fabulous! Walking distance to shopping, dining and the boardwalk along the ocean. They informed us they have a $6/day parking fee, but if we wanted free parking, it was just around the corner. We never had a problem finding a parking spot. The rooms are a bit dated, but we didn't spend much time in them, so it served the purpose. A place to sleep and shower. The rooms also provided a small fridge, so we had a place for leftovers. I would definitly go back again.

My colleague and I stay here (for five of past six years) while attending a conference in Hawaii. It is inexpensive compared to other hotels. Since we were at the conference from early Am until mid-evening, lack of activities at the hotel did not concern us. It is close to dining - many restuarants - just a short walk down Ali'i Drive and close to shopping with many different types of stores along Ali'i Drive. It has two pools - both of which are clean and well-maintained, but no lifeguard. Front desk staff is friendly and responsive to customer needs. Rooms are simple - TV, small refrigerator, ceiling fan, air conditioner, table, chair, one or two beds - but no Internet service. Rooms are clean; cleaning and maintenance staff respond to customer needs quickly.Kona Seaside has a small town ambience that the resorts up the coast do not have. This coupled with its budget prices and access to shopping and dining make it ideal for the cost conscious traveler. Since my colleague and I don't mind driving the 30 minutes to the conference sites at the resorts, we find it fits our needs very well.It is roughly 2 hours to Volcanoes National Park, about 75 minutes to Waimea, and 90 minutes to the North Coast (Kahala). Intermediate points including several national historical sites.

We came in at midnight and it was very busy. It was hard to find a parking space. The staff was friendly, but the room had no air conditioning and was not very clean. We were glad to be out of there by 6 a.m. the next morning.

All seaside Hotel are older but very clean, close to the beach and shops. Great hotels.Always have 3 staff on front counter.So you don't have to wait for if at all.

After reviewing several options for accomodations, I booked this hotel with a little trepidation. As I write this I am in my room at the Kona Seaside at the conclusion of a great week on the Big Island. I am on the third floor, with a nice view of the Kona Harbor and the city. We checked in at 9:30 pm and I was pleased that the staff, after looking at my reservation, offered to bring up a coffee maker and a microwave since we were staying a week. (a micro-refrigerator was already in the room). Our room was spacious, the lanai is small but perfect for relaxing. The bed was comfortable and the place fairly quiet considering its downtown location. At bedtime we would close the patio door, the blinds, and turn on the AC and ceiling fan, and we slept great. There are two swimming pools here, and 3 different hotel buildings. While the decor is a little dated, the accomodations are comfortable, and the location cannot be beat. We ate breakfast most mornings at Tante's, a 100 yard walk from the hotel to the waterfront restaurant. The food was outstanding and the prices very reasonable. Can't eat at home for less! The parking is a little "snug" here at the hotel; they have the main parking, overflow parking, and the public lot down the street. We rented a Jeep so preferred to use the hotel parking due to security concerns, but the public lot is only about a 5-iron from the hotel building so it's nearby. Costs $6 per night to park at the hotel (loosely enforced). The motel allowed us a late checkout today because our flight doesn't leave until 10pm. All in all, excellent! I will return to this hotel on my next trip!

This is our second trip to Hawaii, although it was first time on the Big Island. We chose the Seaside based NOT ON other reviews, but on its location to what we wanted to do. The room, although a basic hotel type, was everything you need even for an extended trip (8 nights). The mini fridge is located in the closet area, but honestly was big enough to hold all the fruit from the farmer's market and our morning necessities. We are not coffee drinkers, so the lack of a coffee maker in the room was not an issue to us. What we did enjoy was coming back every morning after out walk around the water front to find our room already cleaned and waiting for ur by 10AM. We also felt the location was perfect. Close to the airport, the luau we attended, the local "hot spots" and even the non-local things everyone looks for...Wal-Mart, K-Mart, and the mainland fast food joints. We feel the bad reviews Seaside has on this sight are far exagerated. Sure it isn't the Hilton, or the Marriot, but neither is the price! A MUST while at Kona, Boston's Basil...GREAT PIZZA, SUPER FRIENDLY FAMILY OWNED BUSINESS!!!!

The hotel is family-owned and very friendly. Our room was pleasant and had a good view. We used it as a base to explore the western side of the Big Island of Hawaii. It is also near a nice beach and many shops and restaurants. The hotel has a good restaurant and two clean swimming pools.

The staff was very friendly and helpful. Also a good location for shopping and walking. The fact that the lobby/hallways have no AC, and the pool closes too early. This is an economy hotel, literally no frills. If you're planning on spending time only outside and not in the room, it's for you. For shopping, dining, and walking this is a great location. But if you're more interested in the beach, you probably shouldn't stay in Kailua Kona. The staff is very friendly and helpful and quick to serve you. There was also no problem in parking at the free lot, so there's no need to pay for their parking.

It's a simple hotel but very friendly and clean. The price is very reasonable and for that you get big rooms in a good location. The facilities are limited but everything you need unless you need top luxury. I'd happily stay again.

I would recomend the hotel to anyone. It is an older hotel but very, very clean and excellent maid service. The hotel seems more on the end of the strip but not very far from the activity of the shops, restaurants, etc. But there still is very good smaller restaurants within a block. Our view was a garden view but we sure great view of the ocean, pier, and mountain. you can't beat that. The one thing that I did not like was the $6.00 parking fee you had to pay. When I go back again I wouldn't hesitate to go here again.

Very basic room. Even in todays times I guess I expected a bit more (ie) only 1 king bed or 2 queen and we needed 2 beds. So qn it was. Parking each night was additional 6.00. Had to use public parking but if full had to walk quite a ways to get back to the hotel. Didn't like that at all.No mini coffee pot at all. They were kind enough to loan me one. Mini fridge helped out but we couldn't really unpack. No room - 3 small drawers and limited hanging space since fridge was in the closet area. Found out later (is that not always the case) could have rented a full condo for less that week. Live and learn.
