Breakfast worst hotel breakfast ever had. Menu says freshly brewed tea and coffee. It may have been but was poured from flask which I never saw refilled. Breakfast cereal choice was cornflakes or bran flakes. Cooked breakfast not special and served whilst in middle of eating cereal and a few minutes after being ordered, on very hot plate which makes me think was straight from oven. Fruit juice was orange and poor, not chilled ever. Rooms not special. Bathroom poorly ventilated and difficult to get out of bath as no handles to help. Television was small with no satellite and only 5 channels and a greenish coloured screen. There was no information pack, no restaurant and I am amazed it received 3 stars. Would love hotel inspector to make a visit. Would not go back.

Reasonable value for money as breakfast inc. in room rate.Nice big hotel with friendly reception staff. Could be made clear in details that the hotel is at the cusp of the Brighton/Hove boundary. Room was clean, although there were chips in the bathroom which compromised the quality. Restaurant staff efficient, although at times their quest for efficiency came over as a brusque manner. Nice food ; overall good value for money.

Rooms small and the furniture outdated

Wow! What a misrepresented sham. On the positive sides, the restaurant wasn't bad, and the location is good. BE WARNED - they have a gorgeous, professionally done website, but those rooms were nowhere to be found. The standard room had peeling paint, wallpaper and generally looked 100 years old. Where's the plasma from the photos? 12"" tube from the 70's. Can't say ""disappointment"" enough in 100 words.

King's Hotel, BrightonThe room was clean, the staff friendly and the breakfast delicious. All for a very decent price. It's also right by Brighton's old pier, so the beach is just across the road. The is also a road nearby that has many different restaurants on it, including chinese, japanese, indian and italian.

Attractive, but rather tired seafront hotelI was glad this was just an 'overnighter' as the twin room (302) was adequate, but small and stuffy. The window needs to open more that a few inches! The bathroom was clean but defintitely needs a revamp (new sealant and repair of cracked tiles at least). English breakfast was OK but just warm...not really good enough. Sorry.

located on sea front, easy walking distance to Churchill Square shopping, etcStayed one night, room fine, twin bedded with side sea view (nice view). Small tv. One of the beds moved when you laid or sat on it!!!!! Room clean. Breakfast choice of toast and cereal help yourself, but tea/coffee/oj served. You then had a choice of one item on the menu for example smoked salmon and scrambled egg, fresh fruit and yoghurt, anyone having English breakfast would be disppointed due to the size of it...if you are hungry it would not feel you up. Staff though in the restaurant would rather chat to themselves about what they did at the weekend and in their own language (English was not their first language) with the guests coming second. .The staff on reception were quick and efficient to check in.

Nicely located on the beach front, central to every thing. Nicely located on the beach front, central to every thing. Not as posh as i thought, but what do you expect for £70. Should have free parking tho, as i had to pay an additonal £15. Oh!! Check out time was to early to 11am.

Noisy room no air conEven booked through late rooms this set us back about £90 a night. The room was clean, but we stayed in July and the weather was really hot (great!) however the room had no air-con (not so great) which made it very stuffy, so we opened the small side window, but as the hotel is right on the front the road outside is very busy all day and all night and as a result very noisy. I am surprised that a modern hotel does not have air-con as standard maybe it was our room, anyway ask before you book. As for breakfast not the best, on the second day my partner ordered scrambled eggs and she had to send them back to the kitchen. In summary clean, fairly modern interior (in a Next catalogue kind of way) great location right on the front, within easy walking distance of town centre and very average breakfast (not so fresh ingedients, probably microwaved).

Fantastic hotel for the price.... Friendly staff, great views and very clean Hotel.I think the staff were very helpful and very friendly. ( guys at the reception) The room and bathroon was very clean. The view was amazing. Everything was just perfect... I will definitely come back if i will come back to Brighton....

not helpful at allthe place it self was ok but they started maintenance works at 9am in the room next door with no prior warning and when I complained all they told me was that there should of been a letter in my room when there was not and because the hotel was fully booked they had to start work at that time, will not be staying there again

Overnight stay at Kings HotelThe room was very clean and inviting although expected it to be a bit bigger. The sea view was lovely and the staff were very helpful.The location of the hotel suited very well because it was away from the more busy pier end, and the beach a lot quiter.

Great value for money. Nice hotel. Weather was pretty hot and room was very 'stuffy' at night time. There was a restriction on opening the window, and if this could be removed or improved it would allow the entry of more fresh air.
