The staff is friendly and helpful. Old property in need of upgrading. Hotel is in early stages of a renovation that will continue to end of 2009. Both public and private areas continue to be well maintained - though are obviously old and in need of refurbishing. The ocean front location in Kailua - Kona still makes this a good stop for the price.

We chose the King Kam for it's ease of finding after a late night arrival before we circled the island for a week. Having been to Kona many times, we knew it's dated, but the price and location were fine for our purposes. Our first room's sliding door didn't lock and was accessible from the roof of the shopping area, so they happily moved us to the 6th floor. They have just begun a much-needed renovation, starting with the entire west building. I believe it's supposed to be done by Thanksgiving 2008.

Staff was friendly. Didn't like anything but the staff. This hotel was rundown and the rooms were dirty. I didn't feel comfortable in any way. I would definitely not recommend this hotel to anyone. I remember when this hotel was one of the best. It is now one of the worst.

We found the staff at the desk could care less if we were there or not. The resturant staff were better, but they work for tips. The hotel needs new everything, from carpets to paint. Our room was never cleaned completly, wrappers under sink in bathroom and just not clean. The pool area needs work, plaster and cement broken every where. We asked for a no smoking room and had to next to the elevator to get a fresh smelling room. We stayed, only because we spent most of our time else where

The hotel staff was very helpful, the location was wonderful. Some of the towers need renovation. Fantastic views, large corner rooms. Restaurant & bar overlooks tidal ponds. Corner room balcony was huge with lounge chairs. Walk to great restaurants & downtown Alii drive.

Front desk check in was rude not of the Island quality. Rooms were dirty had looked at 3 rooms before finding one that wasn't complete dirty the carpet was dirty in each room with large stains on it. The foyer and hall had an extreem smell of mold. Mngt. at check in stated "they were not a rated hotel for several years if you didn't expect to find quality or value for your money or have high expections this was a good place to stay". I had higher standards, not a good value for my money. Leak in drain lines in bathroom water on floor, didn't want to fix or address for 3 days until I finally contacted corp office. Pretty sad. The pool bottom and sides are flaking off by large peices. Traveler be carefull. I found the locals seem to freiquent to pool and hotel quite often and nobody seems mind. The beach quite small used mostly by locals had to move seveal times we were in the way of the canoe placements. No activites for the vistors on site or near other than shopping down the road.

Close to shopping malls. Everything. Truly the building needs to be condemned. It had an odor of mold, bathrooms were dirty with hair in the corners, floors were soiled, and the walls had mold growing down them. We couldn't even spend the night there and paid to fly home at 10:30 pm out of pocket because it was so gross.
