Boy did I get sold a bill of goods. When I asked about the jacuzzi or suana they stared at me blankly. (Nevermind the website, they don't have one. Splash pool- whatever that is, doesn't exist either) Evidently the bar has been closed for months or years too. Rooms were TINY. London rooms are always small, but these were so small, stuffy and cramped. Customer service is not something these folks embrace! I should have heeded to other reviews! They demanded a 10 pound deposit and one pound charge to use an iron for 5 minutes. Internet "service" just eats your coins then kicks you off. Staff surly and unhelpful. RUN away from this place!!

I was excited to be in London with a program from my university. My first opinion of Holiday Villa was, "Oh, this place is nice and cute." And then I got to my room. It was extremely small and stuffy. When speaking to the concierge, he would just stare at me in amazement, and when asked a question, he would merely smile back. He was creepy. The group that I traveled was supposed to have continental/hot breakfast every morning. It took them forever. It's not as though they offered us options as to what we wanted in our meal. We all received the same meal, we couldn't have complicated it, yet it took them forever to prepare it. Then, we were supposed to have double rooms with the exception of two, but we ended up with so many triples. Doubles that were turn into triples by adding a cot. All the beds were lumpy. House cleaning was good though, always on top of things. By the end of my stay I was miserable because of my stay and I will NEVER recommend Holiday Villa to anyone. Stay at the Columbia which is a few blocks away.

Basic but OK for the priceMy room was a typical budget London hotel - maybe just enough room to swing asmall cat. It was clean enough but a bit of decorating would have been a good improvement. The street it is on ... there are quite a few very cheap (£30/night)hotels and it gives the neighbourhood hood a bit of a run-down feeling. OK for a businessstay, but not one for the family I would say.

It was a crap shoot picking a hotel for my daughter's and my first visit to London. I looked for a moderate-to-cheap place situated close to parks and good public transportation. This place proved to be just the ticket. A couple blocks from a major public transportation hub and walking distance to Hyde Park all on a beautiful, quite, tree lined street. Yes, the room was tiny and the staff not the friendliest but so what, it was just a place to sleep, shower, and change our clothes. The continental breakfast was fantastic. My regret was having made a reservation at another similarly priced hotel for the last 5 days that wasn't nearly as nice. I would highly recommend this place to someone on a tight budget looking for a comfy, cozy place to plan out your day's adventure on the streets of London.

My stay in London This has been my second stay in Holiday Villa, London, the first being in 2007. I chose this hotel because of its strategic location, ie, near to Paddington Station, near to West End, near to Kensington Place Park and Hyde Park, near to Queensway. The hotel room is clean, though abit small. The shower needs abit of technique - so that the water does not get too hot. But having hot water is a good thing - not many London Hotels have this. Toilet is clean. Breakfast spread is sufficient. This time, hotel staff is alot more friendlier, as compared to my stay in 2007. The hotel's guests were not the rowdy type, so it was a good break for me. I was able to get enough rest while in London.

Oh My Gosh!!!I Cannot imagine what the prior Reviewer was thinking! Room not ready at check-in, paid for higher priced room, didn't get it. Whenever a problem arose, Mgr. absolute refused to resolve it. Just didn't care and stated so. She was rude, with a nasty attitude, and so unprofessional.. The rooms in the pictures are NOT what you get..Either too hot or too cold. Breakfast was so-so an dinner just not that good. Will never return Here. Too many other choices with Customer Service Skills, and appreciative of the business. Do't stay Here!!!

Ok for the moneyGiven price, the hotel was as much or more as one could expect. Good location, reasonably well maintained, adequate breakfast. Room was small (expected), hot, and floors were very creaky. But bed was fine, bathroom was clean, so all in all reasonable value for money.

A fair deal..great location!LocationI liked the location of the hotel very much, just a few mins away from the Underground, and Bayswater/Queensway itself is alive all through day/night..As a Muslim couple, F&B was not a problem, as there were many restasurants serving Halal food nearyRoomOh well..i guess if you're gonna stay in London on a limited budget, dont expect too much of the room size..it was fair enough i guess..no complaints honestly..very cosy bed, nice TV, clean bathroom, though they did complain about us wetting the floor, thus causing a leak to their restaurant, the floor below..hahahaha...teeny weeny complaint was they forgot to refill the bathsoap on our first two dasys there..but it was duly settled...FacilitiesDon't read into the Wifi available in the room..yes it's available but for a big price!! There's a Starbucks nearby that provides it for free, really..though there are many internet cafes cum sundry shops closeby that allow you to surf superfast (well much faster than back home) at gbp0.5-1 per hour...RestaurantWe didnt eat at the in-house Malaysian Chinese restaurant, but its not worth paying for the breakfast...we got it included in the room cost, but if there was a charge, i think buying sandwiches at Sainsbury or Tesco Extra (very close) seems a much better option..their spread is just toast, cereals, coffee, tea, and croissants (hope i spelt that right)..StaffI didn't quite understand the English spoken by the receptionist...perhaps it was too Balkan like for my brain to compute..otherwise, friendly they were indeed...i noticed some Malaysians in their ranks too..FacilitiesWas there any?? i'm not sure...but newspapers were available daily for free at the lobby...cant remember which paper though (not those that they distribute for free in London, obviously)...ValueGood! For a couple...i'd definitely recommend...was a little confusing at the beginning searching for it, but once we found it, i liked it...if i were to call at London agai

Room was small-which is only typical of London Hotels-but very good value for money. Very handy location. Very friendly staff at reception. We had no problems at all during our stay and would book there again when next in London.

The hotel was fairly easy to find and is in a nice area with good links to the city. The staff were very friendly and helpful to me, but some of their treatment towards some other guests was appalling. The hotel was clean but had a run down quality to it and the room was only just big enough for the bed and in-built desk/wardrobe. The shower was a bit run down looking but the rest of the bathroom was fine. The restaurant food and drink was terrible. I was given a pint of beer that tasted like pipe cleaner, but to be fair they exchanged it immediately. The replacement pint though was very watery and I immediately changed to wine. The steak was chewy and the 'potato skins' that came with it were salty beyond beflief, but the vegetables were very well cooked. All in all, I will not be staying there again or recommending this hotel or it's restaurant to anyone.

We found the hotel staff very helpful and the left luggage facility was a huge help as we had our daughters graduation the day we checked out and it saved us a lot of trouble being able to pick up our bags after the event. Overall a good experience.

This is the worst hotel I have ever stayed. My wife got burnt in the toilet during shower. The hot water suddenly becomes too hot. They claim they are three star but they should be considered bed and breakfast. They hardly clean the room as they don't clean the floor. You can see the dust hovering. If you are considering to stay here,I would not recommend but you should try Ramada Hyde Park Hotel which is fabulous. If the price is too high, then the Hyde Park Towers Hotel is another good hotel. Both the hotels are nearby.Late Rooms is the best website to search for great offers and they are the cheapest.

I stayed in this hotel whilst attending a conference in London. it is very close to the central areas either 10 - 15 mins walk or about £5.00 by cab so really easy. The hotel is in a lovely area surrounded by other hotels and feels quite safe. It has an unusual feel to it if you are staying on business as it is mainly tourists. Breakfast is just toast, croissants, fruit etc included in the price but for a full english there is an additional charge. The restaurant was nice enough - clean and spacious but not gourmet if that is what you want.My room had three beds in it and had plenty of space, and I was only on my own!! The bathroom was clean and comfortable. My colleague also stayed at the same time as me and had a fantastic room that was more modern and had a seperate lounge and bedroom area with a much nicer feel than mine, although mine was still good.My only qualms would be the size of the lift and that i couldn't find any stairs that took me to my floor so a little concerning if there was a fire. There must have been some but non that were obvious or pointed out to me. The staff were a little miserable looking, which was fine as we were on business but if I had been there on holiday i would have been more hacked off. Outside my room there were some building works with scaffolding and a walkway for builders that was a little disconcerting, particularly when one knocked on my window then carried on walking!! a bit odd but not neccessarily the hotel's fault.Other than that, overall I would say it is a great find in central London for what it is, location, good rooms etc for only £75.00 which is a fab rate for London.

A very enjoyable stay. The hotel was clean and service fine, at a very cost effective rate compared to other London hotels. It was also conveniently located.
