The hotel was nice and clean. The staff was extremely hospitable. However, the bed was a tad more firm than I would have liked, but the pillows were nice. The room was smaller than I expected and did not have a microwave in it like it was advertised. The location was in an odd spot off the highway, but it was in a quiet area. Definitely worth the stay, however. Very family friendly hotel.

Large, clean room. Very quiet with view of woods out the back. Three restaurants within walking distance. Big well-kept breakfast area. Friendly, well-trained staff.

Non-smoking room smelled like smoke. Will not stay here again. I am extremely sensitive to cigarette smoke and our room reeked of it. Unfortunately, we unpacked early and left until late night when we returned, the entry, hallways and our room stank to high heaven. That late, it would have been too difficult to shift the whole family.

Proximity to appointments. Can't think of anything. Nice property. Beds are comfortable, breakfast is good and the location is safe. Most of the other properties in town are old except for the Best Western.

Overall cleanliness of the hotel and the friendliness of the staff. The breakfast was disappointing, no cinnamon rolls either morning. It was very clean and comfortable. The staff was very friendly. We would definitely stay here again.

Outstanding breakfast buffet and spacious eating area. Few hotels in this rural area of east Texas, so it's nice to find a modern, well-run property. Big room, good housekeeping, and friendly front desk staff.

Very helpful staff; 24 hour snack bar; decent free cold breakfast. Was given a smoking room because all non smoking rooms were full. Hotel staff was friendly and quite helpful with an early check in and late check out. There's a 24 hour snack bar with drinks, candy, snacks, and a couple of microwaveable items like soup. Room was okay; nice bed linens, towels were pretty stiff though. Iron and board in room. Windows could actually be opened (fortunate, since we were given a smoking room). A cut above what I expected for Livingston, frankly.

Good breakfast spread, love the shampoo/conditioner line, great bedding (clean, cozy). Breakfast ends at 10:30, but they didn't put out more cinnamon rolls after 10am. Great hotel, especially for the small town of Livingston. Would definitely stay here again if visiting the area. Friendly staff, great room.

Easy to get to, close to town. Good food at 6am. The back of hotel where I was seemed 'ghetto dangerous". Needs interior hallway access to rooms or lighted/fenced rear entrance. Priced 25% too high. Good people doing their jobs well. Rooms clean enough but slightly smelly. Good restaurant. Everything okay, nothing classy.

Very friendly staff, very clean. I was charged again by the hotel. Good place to lodge.
