Excellent location and Good Value for MoneyGood experience and would recommend it for city breaksPositive:-Location: Walking distance to main attractions as well as the train station and airport bus stop-Friendly staff- Big and clean roomNegative:- Given the location (near bars) it can be get noisy in the night. It was not a problem for us but I can see that being an issue for certain people. Very quiet in the morning though.

Noisy Noisy NoisyThis hotel has no air conditioning! Open windows allow all of the street noise to permeate the hotel. There are NO quiet rooms in the entire place. Noise did not stop until after 2 a.m. and started at 5 with the arrival of the delivery and garbage trucks. the location is great, but little else can be said for the hotel. It needs redecorating; deep cleaning and a good sweeping every day due to the mounds of cigarette butts and trash on the front door step. No bed pad on bed, only a sheet; four hangers total provided in closet area. Located near restaurants. The rooms are nice size--This could be a nice hotel.

My partner and i love this hotel. we have been there twice now and intend to go back again soon. its in a great location and the staff are very friendly. the rooms are very spacious as well and we really enjoyed our stay

I got a great deal on a room through this site. I booked a single but I ended up with the biggest bed I've ever been in! Lovely soft bedclothes, nice and clean and good shower.

Great location a short walk from Princes St and Waverley station. Hotel has no bar or dining facilities but connects to small cafe and there are lots of pubs nearby. Friendly front desk. I specifically chose this hotel for its lift, but it was out of order for most of my stay. Room was spacious and comfortable and it even had a small fridge! Brilliant. Bathroom was large and fine. I'd definitely stay again. There's NO car parking in the street. You can park on meters in George St, but it can be difficult.

QualityAs you arrive at the hotel you notice it is directly in between two pubs. The reception area is very small but the staff friendly. We arrived well before check in time, but were able to leave our luggage in a locked room. The first room we were given was a good size but the windows couldn't be opened and there was no air con and it was 29 degrees outside so we asked if we could have another room. No problem. We were given the room next door. This room could sleep 6 and had a lounge area and a window that opened! The bathroom was fine, plenty towels and very clean, (even though the cold tap ran hot water only, as did the hot tap!) just a pity that the hairdryer blew up in my hand fusing all the sockets in the room. Again, i went to reception and again we were given keys to another room so that we could make tea and coffee and use the hairdryer. Sadly, this hairdryer blew up too!!. All that said, the hotel is in a great location, we didn't get the noise from the pubs as we got back after they had shut, the rooms were all clean, the staff very helpful and it was worth what we paid.

Excellent location on famous Rose Street just between Princes St. and George St. Budget Hotel but clean and comfortable. Very helpful and pleasant owners/staff. No food available (inc. breakfast) but lots of places to eat nearby and short walk away.

Very central hotel. Above a pub but we had no noise problems. Much better than expected although no breakfast facility which is not a problem considering location. Not the best if you have a car though, parking is not easy and the nearest car park is a 10 minute walk. Would use again and would recommend.

Perfect for what we needed!We booked this room as we had a night out in Edinburgh & the location was perfect. The room was clean, although the decor was a bit dated and the tv only had 2 channels, though this didn't bother us! This hotel is perfect for anyone who is only staying for one or two nights or anyone who is in Edinburgh for a night out. I wouldn't recommend this hotel for anyone looking for an early night as the 2 pubs either side of the hotel can be noisy so an early night would be difficult.

Nicely decorated and very conveniently located in the centre. No breakfast available, most rooms have shower and not bath. Level of cleanliness acceptable but not great. Good price (we paid £40 a night for a double room)

I was in Edinburgh for one night to attend a function, and just looking for a cheep place to stay.This was excelent for what i wanted . The room was clean, comfortable , and of a high standard. The only down point was the fridge did not work, and I bought some breakfast items from the local supermarket.

The entrace was insignificant and didn't give a very good impression but the room was very spacious and the ensuite shower room was very clean. It even provided wireless Internet access which surprised me considering the price. Rates were a bargain considering it's right in the town centre.
