Great location, shame about the noise. It's a fantastic location for all the main tourist sites in Edinburgh - they're all within easy walking distance. The only problem was being at the centre of everything as it is there are always people about until early morning - the pub down stairs doesn't close until 1am. When I stayed there it was too hot to sleep with the window closed so they kept me awake.

This is was our third time returning to the Grassmarket. We like going there because of the location. This time we were surprised that the rooms had been remodeled. However, since it is a very old building, the floors were extremely uneven...they could have straightened those out a bit. We had dips and ditches in our entry way and in the bathroom....and things weren't exactly clean. This sounds all negative, but truly the hotel is a GREAT location and we did enjoy our stay very much. The renovations were nice, showers were great. We will probably be back again..:)

GrassmarketWe arrived at the Hotel and the found the staff to be extremely helpful and friendly, However when I got to my room the tale was very different. The room was very small with the bed occupying 90% of the room, the bathroom was no better and had not been cleaned. I let my concerns known, and was shown another room whilst it was better I could not see myself staying there. However the Hotel did arrange a different hotel for me that was very acceptable.

double room was very small, not enough wardrobe space, no heating other than a small heater and the towel rail

room problemsfan in bathroom sounded like airplane taking off, no hot water 2 out of 3 mornings, can't open window far enough to get air on a warm day

Hotel gone downhill. Stayed here before and felt it was an OK hotel. I returned recently for a second time and my room (304) was pretty grubby and very very small. The double bed barely fitted into the space with about a foot between the bed and the walls to shuffle along. En-suite toilet also very small and not very nice, the view from the window was forgettable and even getting to the room was a slog. The only saving grace was that the bed linen was clean. I won't be back again.

A basic hotel for a basic price. Located close to the city centre with an Irish Pub attached. Room sizes vary, and pending on floor, the pub noise may be audible. Breakfast is served in the pub at a reduced price for hotel guests. There are also plenty of restaurants and coffee shops around the Grassmarket. We enjoyed our stay and would come back!

What a location! One of the best things about this hotel was the location. Just a few minutes walk from the Royal Mile and from Edinburgh Castle, it would be a great base for exploring the city. My room was pretty small but it had everything I needed (including the most powerful mains shower I've ever experienced!). Because it's in the Grassmarket (a corner of the city full of nice eateries and pubs and so on) you should be prepared for a little noise. But it's a good sort of a noise - in fact, I even got up out of bed and went down to the bar one night because the acoustic music act drifting up toward my room was so good! Yep, I'd definitely stay here again.

Ideal for a short stay in the capital cityNice, basic room ideal for a short stay in the capital city. Central location is hard to beat. The adjoining pub is a bonus, good pub grub, big screen tv's etc.

rude!!We entered the reception expecting to be greeted nicely and checked in quicky as no1 else was there. Instead we were ignored, standing right next to the desk infront of the receptionist, untill we asked if we could check in to which she responded 'no' as she had just finished her shift and that we would have to wait untill her replacement came. When the other girl arrived(who was nice) the original recepitionist said " can u deal with them , i cant be bothered". After unpacking we went to the shop( within an hour) and when we came back we found the same rude girl there yappin on the phone ignoring us once again as we wondered about waiting to get handed our keys, which they make u hand in everytime u go out, even for a fag!!I could continue about her rudness as it does not end there but will finish by saying that despite the rudness and scruffiness the location is great as long as you dont mind noise and a ot of it!!

First floor room at the front and very little noise from the street, even with major road works going on outside.

Excellent locationThe room was really spacious and although a little shabby it was clean with good quality bed linen. If they spent some money refurbishing the place it could be a first class hotel - that said in such a brilliant location the price would probably double! Great central location for a budget night in Edinburgh

Central enough, but i dont think it was great value. £45 for room only, tiny cold room and attached pub was very sporty/Irish.
