The Grand Oasis Viva Beach Hotel Cancun occupies two 8 floor buildings and underwent major renovations in 2004. We went to the Viva Beach from the 2nd to 6th of July 2009, and they had recently re-opened, which was the reason that the A/C did not work for the first two nights. Before going there, we were excited about the all-inclusive aspect of the food and drinks, but were disappointed with the mediocre food and drinks and lack of bar tenders. We will probably not go to an all-inclusive hotel again and just use that money to go to different restaurants that are eager for your business. Since tips were supposedly included in the hotel cost, the staff was not in a big hurry to serve and we had to go out of our way to ask for certain things. We also think that some of the hotel's sewage was leaking out into the beach, so watch out. A nice surprise was the nightly shows that they had at 9:30 PM with different music and dancers. Watch out for the time-share people in the lobby. All in all, we paid $80/night, which made some of the disappointments more bearable.

NO ONE IS ALLOWED IN HOTEL EXCEPT REGISTERED GUEST. If you meete someone up at the clubs and want to bring the person back to the hotel you will need to buy a guest day pass that costs $50 per night/day. LOCATION great, walking distance to the clubs and shopping. BEACH great except that its only 4 ft deep + rocky the first 10 feet. No waves on this side of the island which was a good thing because the west side of the island was way too windy and wavy. POOL kind of small and there is only 1 pool that you can use. No bartender the whole week at the swim up portion. The other pool they have is better but is only for Grand Oasis guest :-( The room they gave me when I arrived was not good. Every time I turned on the shower brown water came out for 5 seconds. It was on the 1st floor (116) and the only view I got was of the roof of the buffet restaurant and the top of palm trees. DO NOT STAY ON THE FIRST 2 LEVELS because your view will be blocked. Next day I asked for another room with a view and they put me on the 9th floor with no extra charge. The difference in room class was 2 stars imo. FOOD was hit and miss. A couple of days the chicken and beef you can cut with a fork, other days they were rubber. By the end of the week I did not want to eat at the buffet any more. They have 2 other restaurants you can eat at but require a early reservation. Sushi bar was no good. Overall it was good but was :-( about the guest fee price)

This was our first trip to Cancun and wanted everything to be right. It was a nightmare. First, Travel website forgot to mention that the connecting flight in LAX was only 25 minutes. Can you imagine ranning across LAX to get to the next destination? Fortunately, our friends were able to hold down the plane while we were getting our boarding passes. We made the flight but our luggage got delayed until the following day. When we booked the hotel, we thought we were staying at the Grand Oasis but we ended up staying at the Oasis Viva Beach. There are 4 Oasis in Cancun so be careful on the one you choose. Please do not stay at Oasis Viva Beach. This hotel is right across from the lagoon so the lobby smelled like shit. No kidding! The food isn't all that good either. The good thing about staying at the Oasis is that you can take day passes to the other Oasis hotel and hang out there for the day. Since our hotel smelled like shit, we just took day passes to the Grand Oasis Playa, which is a nicer hotel and the all-inclusive applies as well. They will charge you an arm and a leg for calling back to the states so if you plan on calling home, make sure to buy a calling card from the states. Make sure to have some dollar bills for tips. Keep in mind too, if you are making plans for activities, you will find that you'll get a better deal from outside of your hotel. And always remember, there's never a set price on anything.

This hotel has many positives, and my sister and I have stayed there multiple times over the last 4 years. The rooms are adequate, the food is good and the location is superb, particularly the sandy beach itself (considering many of Cancun's beaches are eroding and are with little or no sand) and the proximity to other resorts and shopping. The trouble lies primarily in that this resort has few staff who speak English fluently, so they seem to be less than helpful. Having stayed there numerous times, we have a preference in terms of which rooms we stay in. Not all have balconies, and in fact those with balconies are smaller rooms than those without. However, communicating one's preference in advance (or even at check-in) is problematic. Also, the hotel used to have a loyalty program for frequent guests, which has been discontinued.

I have never stayed at a hotel that had worse food! We couldn't even eat there at night because the dinners were so terrible. I got there and they had no record of my reservation. I had to pay $*** more then what my confirmation from the online travel website was. The manager at Oasis Viva Beach, X refused to call the travel website or try and help us with our problem he said just call your online travel website. I did, no one said it was $7.00 a minute even to call a 800 number. I had to pay the Hotel an additional $526.30 for calling the online travel website. I have never had a worse vacation, and the online travel website, after 13 phone calls still has not helped. I had 2 children with me. They were so worried that they were going to get thrown out because the hotel was full they refused to un-pack their bags. The beach is nice there. But make sure you take some bug spray for sleeping. Each 1 of us got atleast 15 bites while we were sleeping every night. Make sure you allocate atleast $75 per night extra for eating out for 3 people because after 1 dinner you won't eat there again at night..

CONS> The A/C wasn't turned on until we checked in so it took a while for it to cool off the entire room but the next morning it was very cold. The food was awful, we went to 5 different restaurants and the food was the same everywhere it all tastes the same. PROS> The staff was great and very helpful with everything we asked of them. The beds were good and comfortable for a good nights sleep. If you aren't exhausted when you get back to the room they have big bathtubs for a bubble bath and English channels on the telly.

This is my second time staying at the oasis viva beach, I was there in July of 2007.Last year I would of rated it a 3 1/2 star, this year a 2 star. Our room wasn't ready when we arrived, but that wasn't a problem, we went and ate at the Buffet. I asked for a room with a Balcony, which I got, But the refridgerator wasn't working and there wasn't a coffee pot. Was included last year. I talked to reception and they tried to talk me into upgrading for $** more to the Grand Viva-( a new addition)- and still no coffee pot, but a Mini Bar was included.Well, they gave me another room and there wasn't a safe, someone had torn it out of the wall, had to wait while they came in to take pictures and replace it. I found out two days later that you could get a Coffee Kit for $3.50 a day. I guess reception had no idea.As for the beach, you need beach shoes, ROCKS everywhere.The beach has become extremely eroded. As for the restaurants, one was demolished for the new addition, so that leaves three places to choose from. They use to have a juice bar but there no longer using it. Between six and eight a.m. they serve coffee and juice at the Lobby Bar, bring a flashlight, they don't put the lights on for any one to see.Buffet food get's boring after a couple of days, serve the same foods over and over again. Didn't seem to have many people checked into the Grand side, pool on that side very cool. There Lobby Bar also empty, plus there two restaurants. As for the elevators, I only got stuck once. Will not return.

Service here is far from good, but the location of the Oasis Viva Beach is perfect. The beach is probably the nicest in Cancun. Water is shallow with gentle waves that you can float on. The hotel itself needs refurbished, for the most part. Some rooms are "new" but ours wasn't. The balcony was great, though and all rooms are ocean front. The beach and the view made this resort perfect for us. We could put up with the rude and disfunctional staff and the old, out-dated rooms because of the location - within walking distance of shopping and clubs and that gorgeous blue water..... One issue to beware of is that there is a new wing that they are calling the Grand Oasis Viva Beach, but all the amenities are the same as the lower-priced Oasis Viva. New wing has nice rooms but from what I understand, you are not even guaranteed a new room if you book the Grand. It's a mixed-up mess right now, so watch out. We saw many disgruntled people at the front desk and not much was being done to please them. I think the staff is totally overwhelmed right now and it's not their fault that the Grand is being advertised as a new 5-star "Zen Resort". Far from it....

We booked at the Grand Oasis Viva and found out just before we left that it was closed. We were not notified by Orbitz, I found out on my own online. We booked the Grand Oasis Viva Viva for it's location and was moved to the Oasis Palm Beach which is quite a ways from everything.We had a good time, but it is not where we wanted to be. We also had booked an oceanfront room and they refused to give us one.

Motel was beautiful - food was okay buffet was usually the same every day - Mexican rest. was not good and very slow - beach is beautiful and gentle water - snorkling is really great. Be sure to tip all the workers - they work very hard for hardly any money. Do not let anyone talk you into "vacation deals" because it is a time-share and they were nice at first but when you say no they are rude. They are not part of the motel. Was such a relaxed atmosphere. If you don't mind little kids running amuck but that is the parents fault. The maid was wonderful - bar tenders were fun but the drinks are not strong. The VIP lounge is great - the weather was in the 80's so it was too cold for me to swim in the pools but the ocean is absolutely beautiful and the sand is white and very fine. Be sure to eat at the snack bar the hamburgers are good. You can day visit any of the other Oasis chains. The Grand Oasis Cancun is breath-taking and the ocean is wild! Not a good place for little children. Remember the food is in a foreign country although it seemed they Americanized some of it. Very satisfied and would return.

Overall we were satisfied with the hotel. The Oasis Viva Beach is definitely catered more to families. Some of the issues we had was the water temp in the shower - no matter how much you fiddled with the temp it would not stay consistent. It would go from extreme hot to extreme cold; not good for young kids. Half the time was spent trying to avoid the water in the shower until it went to a half decent temp. The other issue was the elevators - every time you had to take it either up or down you were at least waiting 5 mins because they only had 2 elevators for the entire hotel. Make sure you ask for a room close to the elevators so you don't have to walk so far if they put you in one of the far wings. The staff was very friendly and hard working. When we first got to the room there was only 2 towels; we would leave the maid between 3-5 every second day or so and ask for 4 towels and she would leave us with extra towels every time. Overall we enjoyed our stay; would recommend to a families with a budget.

When we first arrived in Cancun we were told our luggage was lost, great start to our honeymoon two days after our wedding. Then as we approach outside the shuttle we bought through Orbitz tells us that our hotel is closed (Oasis Viva Beach) we wait 25 min. for them to figure out whatever they are figuring out in Spanish and then they finally tell us that we are now going to be pushed over to Oasis Palm Beach. This is a sister hotel of where we paid to stay but the worst part (whether or not they say it is actually nicer than where we were originally going to be) is that we lost our ocean view room, it was noisy full of kids which our other hotel did not allow and had rude and disrespectful front desk operators. In my experience good service means you act understanding to a couple who lost their suitcase for two days in the beginning of their honeymoon, you upgrade them or offer them one our your best rooms since they now have to share their alone time with kids and drunk teenagers. We were so upset! Countless times we'd ask for water or toilet paper and the staff would tell us someone would be up soon and we would wait, and wait, and wait and to hours later nobody brought anything (time wasted where we could have been enjoying our vacation, beach time, pool). They had horrible food as far as lunch and dinner goes, breakfast was okay. The only part of our trip that was nice was when we were out on tours in the jungle or ocean, we couldn't stand our hotel. We had to change rooms because the hotel staff wouldn't take care of a neighbor partying into the morning when we could hear every bit of their conversation. The gym was closed, which was a huge part of our selection process as well. We both got sick from two very small and watered down rum and coke drinks at the bar (probably watered down or maybe even imitation brands swapped into a labeled bottle). I stayed at this property last November and I loved it. We originally booked The Oasis Cancun. That was horrible and I had stayed there 2 times in the past. So we went to the Oasis Viva and upgraded to the Grand for $ more and we loved it. I am already booking to go back. Not a problem with anything and the room was gorgous. The food was excellent. Ready to go back right now.

We found the front desk and all staff to be very friendly and helpful; beach chairs were limited but available early in the day. Pools were beautiful and clean, as was the entire facility. Staff worked hard to keep it that way. The beach was fabulous and the water shallow and clear. Food was abundant, varied and good; there was a particularly large assortment of fresh fruit always available. The location is a short walk to numerous shopping areas and a short bus ride to el Centro for more shopping opportunities. Since we usually travel on a budget, this hotel more than met our expectations and I would recommend it to anyone who is not accustomed to 5-star luxury. We were not bothered by time-share salespeople, and beach vendors promptly went on their way if you politely indicated that you were not interested. Overall, this was a very positive experience with few minor inconveniences. Those who are willing to realize they are living amongs another culture will adapt nicely and have a wonderful time.

The hotel we booked Oasis Viva, was closed when we got there. We were taken to a different Oasis(Gran Oasis, Phase II) hotel that was farther away from town and shopping. The room was small. Could not open the bathroom door all the way, the drain was partially blocked, and the shower leaked badly. We took numerous side trips, which were nice, except the horse back riding on the beach was closed and I need to get a refund for that. Food was good, but the ice cream machine was broken the entire week we were there.

The hotel staff was very nice & friendly. When you pay for transportation & fun adventures, make double copies of your vouchers because those people will try to take advantage of you. I had to pay $35 to go to the airport because the transporation van came earlier than scheduled & he refuse to come back to the hotel. It is better to rent yourself a car so you do not have to rely on people making you spend excessive money. Check in is very hectic and long.

ok where to start. got to the hotel. nice place to stay at. ok yes there was a smell, but thats the beach smell. dont forget u r ON the beach. the rooms were decent size rooms. no complaints. hotel itself was nice, had 2 pools, and 5 restaurants/buffets, but we only ate the buffet. lol. they have attractions poolside and volleyball games everyday. hey overall i cant complain. around 10 min walk to the clubs, shops, food, and etc. i would give *** it was like staying at the hilton or stratosphere in vegas.

First, let me state by saying I live 3 hours from cancun and travel there often and stay in several hotels. I traveled there during the flu scare and everything was fine until arriving at the hotel. My reservation was from Saturday unitl Monday and they told me they were going to move me to another hotel at KM 16.5 b/c they were closing on monday. After another typical standoff, they finally said I could stay since I was leaving monday. The hotel is in an excellent location for those who don't mind a short walk to downtown. I've been to several All inclusives in the area and this was the first that didn't have a refridgerator in the room. The food options were lacking (that could have been due to the flu though). However, there were several people still staying there. The waiters were friendly and the room was nice. Not sure if they have them, but our room did not have a balcony. Of all the Oasis hotel, this is in the best location, close to the main bar/club/restaurant area of Cancun. But there really isn't anything special about the place. In fact, I bought more bottles of water than I ever had at other all inclusives in the area. I'm not sure if this hotel even had bottle water. My favorite part of the time I spent there was taking the Ferry to Isla Mujeres, spending the day there and leaving the hotel. Needless to say, there wasn't much there to make us want to stay. Overall, good price, good location, below average food, below average amenities, and average drinks.

To start with they checked us in and then proceeded to tell us we would have to wait while they got us a room. This turned from a couple minute wait to almost 30 mins. However people reg. to stay at the Oasis Viva Grand were given room keys immed. The water in the shower was always yellow to start with and then would run clear when turning it to a shower. The buffet was always the same items, if you like chicken or beef with onion, peppers and bland tomatoe sauce then you will enjoy it. The mexican rest. didnt servce mexican food. The italian rest. menu looked awesome until my lasagna nooldes were actually tortillas. There are a couple rest. that reg. customers can not use. and a pool that could not be used unless you have a black band and staying at the Grand Oasis. All in all the breakfast and lunch was decent you will not find bacon, i hope you love chorizo. Tip the staff that cleans your room to make sure they leave you wash cloths at least. The wait staff in the rest. of the hotel varied some were exceptionally nice and some would see your drink glass was empty and walk right by.
