faultlesscant fault this hotel at all. We paid £27.50 each b&b, room was up to standard of boutique hotel. No bar in hotel but had fridge in room. Very central location. Breakfast is taken at Riks Bar opposite, where there is a selection of fruit juices and cereals. You are then given a menu to choose between full english, filled rolls or belgain waffles or pancakes with bacon and maple syrup. When checking out there is a left luggage room free of charge. Will defineltely return.

The Frederick is centally located in the heart of New town Edinburgh. There are many restaurant and activities very close by. Getting to the Royal Mile and the castle is a bit of a walk - uphill. The front desk staff were friendly, but this is a far cry from a full service hotel even though its priced like one. No bell hop or concierge services. Hotel room was large, but very very run down. Large cracks in the ceiling, old and tattered furniture. I wouldn't recommend staying here more than a stopover night on the way to the Highlands.

Great location for travelers to the city of Edinburgh .able to see so much within walking distance. View from room was blocked by huge building. Our stay at Frederick house was very pleasant and proved to be an excellent choice for seeing the city's historic areas as well as shopping.

This hotel is a little gem. It is a room only arrangement (no bar or dining) but the price includes an excellent breakfast at an adjacent venue. Very peaceful despite being very close to the city centre. Very helpful and friendly staff although one of them has the misfortune to support Leeds United. We will certainly go back.

great location, helpful receptionist, nice breakfast; but don't get a cheap room like i did !great location, helpful receptionist, nice breakfast !but as it is quite cheap (55) for a hotel of this central location, I get a basement room.It didn't smell good, and no mobile signal either.And as my skin is a little bit allergic to wool, I asked for a duvet or something for substitution. The woolen blacket on the bed was all they got.Besides that, there was a annoying noise came from out side of the basement window. and the receptionist couldn't do anything about it (it sounded like some kind of water heating system).I got an important meeting to attend the following day, and the main reason that I flew the Edinburgh a day piror was that I could have a good rest before the meeting. The result is, everyone in the company asked me "Are you alright?" and quite a few added "you look exhausted, did you just got off the plane?"So, if you want to enjoy your stay, please make sure you don't get my room. It looks like a nice hotel, and pay a little bit more would buy a good sleep.

The hotel is about a 10 to 15 minute walk from the train station. Breakfast was located in a hotel across the road, which was cooked to order and was one of the best breakfasts we had in the U.K. Quiet location. Would recommend this hotel to others.

The rooms in this hotel are small, but well kept. The staff is cordial. The best thing about the hotel is its location --- very accessible to all local attractions.

Frederick HouseThe hotel seems to be in the process of refurbishment. My room was recently upgraded and very comfortable. Only drawback is going out for breafast, but this is compensated for in the price.

Top locationReally great location for exploring the city. Nice rooms but shame about the boiler clanking away all night outside the window! Absolutely fantastic breakfast across the road the next morning almost made up for it. Would definitely stay here again, great value for money.

Frederick HouseThe best element to this hotel was it's position. Very close to the shops and restuarants. I don't really have anything else good to say about it. The rooms were dated and dark and miserable. Understandably as most hotels would, because there was a six nation rugby match at Murrayfield on the Saturday we stayed, they had hiked their price upto £150 a night. What a rip off for the standard and quality of hotel. The breakfast which you took in a bar/restaurant across the road although nice was very measley. Usually you would have cereal and yogurt and a cooked breakfast but you were only allowed one or the other and it was very small and we were still hungry after it. Wouldn't stay again unless the room was advertised for a bargain basement price.

Upgraded Top FloorHaving stayed at this hotel before, I was pleasantly surprised to find the top floor having been refurbished to a very high standard. I enquired about the renovation and found that the 4th floor had been completed, the 3rd floor in progress with the rest of the building scheduled for completion in July 2009. Assuming the prices do not increase, I would totally recommend this hotel !!! Breakfast is still served across the road at "Ricks", but is a fine start to the day. Complementary WiFi in the reception area.

IdealThe hotel is ideally situated for shops, sights, bars and eating houses. Staff are very friendly and helpful. Rooms are fine, I stay 1 night a month. Breakfast at Rick's always good. It's an O.K place to stay.

In the middle of a refurb....not good at moment. Working through the night. It will be nice when finished but at the moment I wouldn’t recommend. Can hear lift going up and down at night and drilling. Couldn’t sleep well.

Lovely hotel, right in the heart of the city. Very friendly and helpful staff, lovely spacious room with nice bathroom and very clean. Breakfast in Ricks's very good, set us up for the day, very good value for money. I would have no hesitation recommending this hotel.
