Time to retire the old mattresses. Breakfast consisted of Little Debbie Cakes, toast, cereal, and drinks. Cleaning was very limited. Need to purchase more wash clothes, had to use a hand towel instead.

The staff were friendly, Location was good. Quite. The breakfast was not good. The rooms were dated. Overall the hotel was fine for a short stay but I like a better choice of breakfast.

I just got back from a 3 night stay at this hotel, And i thought it was just great. Our room was wonderful, we stayed in a suite it was very roomy plenty of rooms 4 the kids to run around in a play hide a seek. Our room was also very clean. the carpet is a little worn, and the breakfast could be better but over all the hotel is a great place to stay in gatlinburg for the price............. me an my family will be back again.. And the staff there were WONDERFUL

I was very surprised when I got to my room. It was very clean and had no odors of any kind. Everything in the room worked...the fireplace, the Juccuzi, all the lights, etc. The bed was a bit soft but very comfortable. I didn't use the outdoor pool but the indoor hot tub was fantastic after a long day of sightseeing and walking. The statt was very friendly and we had housekeeping clean our room every day. I walked around the room in white socks and they did not get any dirt on them. It looked as if the room had been redone...new wallpaper, paint, etc. The carpet was a bit worn in spots but was clean. The sheets were clean as well as the bed coverings. The view isn't the best from the balcony as you look at the Bearskin Lodge but I didn't mind. All in all, a great place to stay on the end of town but within walking distance to almost all attractions and eateries. Next time in Gatlinburg, I will stay here again and ask for the same room.

Awesome location. A little confusion with the paperwork. Awesome location, easy parking and navigating. Will stay there again.

Old run down-out dated...needs renovating. Although room was spacious and clean- bed was comfortable--we actually put a clean sheet over the sofa--carpet was so worn--I wore my socks and shoes at all times. the furniture was so old... the breakfast was store boxed donuts -ceral-coffee and juice--there are several places close by that you can get breakfast--for the money--stay at bearskin lodge or down on River RD nearer to the aquarium... this place was worth about $* a night--not $*.... the front desk staff (the woman) was on the phone talking to someone (sounded like a personal conversation) agruing. Just don't stay here --you'll be disappointed!!!

The door to our room would not lock when we checked in. We contacted the manager and he came and did fix it. He wanted to know if we wanted to go out while he worked on it. We had all of our stuff in the room and did not want to leave it unattended in an unlocked room. It took at least two hours for him to fix the door. In the course of the conversation, we were told that a guest locked himself out and broke into the room and that there had been trouble with the lock since. We had the impression that the door had been damaged for quite a while. In our opinion, this was a big deal, and the repairs should have been made before this room was ever used again. This was very inconvenient as we had made plans for the afternoon that had to be cancelled.

Away from the big crowds but close enough to everything we needed to be. Other patrons were not too courteous regarding the parking lot. Great location for us. My wife loved the adjoining room as our son and his family were next door. The beds were too small for my wife and I, we're average to above average in size. The bathroom had a small leak behind the toilet.

Hotel is located at Stop Light #10 and up the hill. There are excellent views of the mountains in both front and back. We liked that the hotel was not on the main drag and offered peace and quiet from the traffic as well as privacy for the pool (which was heated). The trolley goes right pass the hotel and they were accomodating to stop for us and let us get on or off right at our hotel. You will see the Ober Gatlinburg Tram "fly over" the hotel several times an hour. The rooms were spacious giving three of us and our luggage room to spread out. It was nice to have a mini fridge in the room to keep cold drinks on hand and be prepared with water bottles for the day's adventures in the mountains. It was refreshing after coming back from all day trips to sit on the balcony that over looked the river. It was also pleasant to sit back in the morning as the sun came up and listen to the sound of the rushing water below. The free breakfast consisted of cereal, muffins, donuts, juice and coffee and was just enough of a light bite to hold us over until we ate lunch. We walked to many restaurants nearby including Bennett's BBQ and The Park Grill (well worth the price) as well as other Gatlinburg attractions. We would consider staying in this hotel again on our next visit to Gatlinburg.

The Family Inn was great. We stayed in a room with a jacuzzi which was very romantic. It was also within easy walking distance of downtown Gatlinburg. Definitely A-Plus

The location of this hotel is excellent but the rooms are in need of repair and renovation. At the very least, carpets need to be cleaned. the towels and bedspreads were torn and worn out. the shower was cracked and had huge pieces that were gouged out and the grout on the floor tile was filthy and mildewed. We stayed in a double King suite and it was a nice size for a family of four. The walls were well insulated, I could not hear anything from the adjacent rooms. This hotel could be really nice with some repair and renovation work.

Check-in was quick and painless. We got a King Suite equipped with a fireplace, jacuzzi, sofa-bed, kitchenette and shared balcony. It is located just off the main drag, at the very end. Free parking is available. The hotel had a policy of pets < 25lbs. We have a 40lb pit/boxer that they allowed as an exception. They had a very small pet deposit which was non-refundable. The room was clean, though the sofa was dingy from age. The fireplace appeared to work, but required a tool to turn on. We did not try to call to try and obtain one. There was a kitchenette, but no dishes. Overall, the room was about the same quality as anything else in Gatlinburg. Nice, but old and poorly kept. The continental breakfast was free, but "continental" is defined by this hotel as mini-donuts, mini-muffins and cereal. A machine was dispensing your choice of apple or orange juice. Please don't drink the orange juice. Whatever you do, DON'T DRINK THE ORANGE JUICE. This was brought to the attention of the staff who stated that the OJ was not sour, but the brand was just "strong." Overall, the hotel was well worth the price. We would stay here again, sans the breakfast.

"Having worked in the lodging industry for several years when I was younger, I am always very critical of hotels, especially chains. The Family Suites was a nice surprise. True, it's not the newest property on the block, but improvements have begun with others surely to follow. Very nice bedroom furniture and balconies all on the river."

"Let me start out by saying that some of the reviews that have been made about this hotel worried me, but after staying there I was VERY pleased. There were NO bugs or mold like others had claimed. The room was clean. Had a fridge and microwave. Rooms have a beautiful view of the river/stream. In walking distance to the strip. Nice outdoor heated pool that was kept clean. Stayed on a Saturday night and I have no complain of noise. Give this hotel a chance. Great price!! I'll def stay here again!!"

"We ahve stayed here twice in the past 2 years with our HS ES Club. The manager has more than gone out of his way to accomodate and make our stay perfect. Close to everything and with a balcony overlooking an incredible brook, you will be hard pressed to find a more family oriented, personable place to stay with a the conveniences (and a few luxuries)!"
