Each year, Euro Hostels Ltd leases university apartment accommodation while the students are on their summer vacation. For 2010 we have secured Kincaids Court again with 253 beds in 43 apartments, in the best location in town! Just minutes walk from Waverley Station and one block from the Royal Mile (High Street).Kincaids Court is right on Cowgate and within easy reach of Edinburgh Castle, The Royal Mile, The Palace of Holyroodhouse and Grassmarket. The location is perfect for anyone visiting Edinburgh, whether in town for the festival, sightseeing, touring Scotland or working over the summer.The accommodation comprises self-contained, fully-equipped apartments for between 3 and 12 people. All bedrooms are fully private, either twin (2 single beds) or single bedded, sharing ample bathroom facilities (wc, whb and shower) and have the use of a shared loungedining room, fully-equipped kitchen with sink, electric stove, oven and fridge freezer. It's an ideal set up whether you are in town with a group or travelling on your own.All roomsapartments are non-smoking and all bed linen and towels are provided. Kitchens are fully stocked with all utensils to simply move in and start living the Edinburgh inner-city apartment lifestyle.

From Waverley Station: Approximately 10 minute walk The short but steep way with many stairs (not good with luggage)- Take the Market Street exit, cross the street and walk up Fleshmarket Close, turn left at Cockburn St to the Royal Mile. Cross over the Royal Mile and walk through Hunter Square down Blair Street towards Cowgate. Turn right at Cowgate and walk for about 100 metres. We are on the corner of Guthrie Street.The longer way but easier with luggage (see map next page)- Exit Waverley Train Station from the Market Street exit. Turn to your left and veer right up Jeffrey Street. Carry on along Jeffrey Street until you reach the High Street (also known as the Royal Mile). Cross over the High Street and straight ahead onto St Mary's Street. Walk down until you reach the road known as the Cowgate. Turn right along the Cowgate for about 300 metres. Kincaids Court is located on the left hand side on the corner of Guthrie St.

Very good value for moneyOverall a perfect accomodation for anyone that needs just a place to sleep in and does not expect luxury. The rooms are clean, tidy, have the basics (desk, wardrobe, etc). The kitchen that goes with every 3-4 rooms is surely a nice addition.The staff is very helpful and will assist you with anything. Very quiet spot too!

The neighborhood seems a bit sketchy but the room and complex were very safe. A bit noisy from the clubs/pubs in the area but I had friends who stayed in a normal hostel for 10 pounds less a night and hardly got any sleep. My bed was soft, my room was big enough and I could shut out most of the noisy to get a good nights rest. A pretty good place overall for the price.

The pics and descriptions are not look like the real hostle!I think the location is not making a really great impression, in particular lots of ppl got drunk in the nights and left rubbish behind. --Noisy too!!! The whole biulding was converted from student accommandations. But inside, looks really not well looked after,and all furniture look old, and it is really a place you are just looking for to sleep but anything else. I would think backpacker's is better than this. ---Home welcome,Internet access, livingrooms, breakfast....For a private room in here?!--I would think to go a bit further, outside town,to look for some B & B with the same money and en-suite bathroom,with TV and other ferlicities next time.

Eurohostel, Cowgate, EdinburghReception was fine. Felt room too basic for fee required. Accept that if had hired with group of friends would be ok. Very central and close to all major attractions. However, at 60 + years have decided that , if finances allow, cannot accept shared venues!

Basic, value for money if you book with Late Rooms.Liked the place, very central in the city. Service ok.Accomodation was good, but in my room the floor/carpet was not so clean and very dusty. Curtains torn and very dusty.Bathroom + toilet and kitchen/sitting room halls and stairwel were clean. Nice hot shower!I booked via Late rooms. Therefore reduced tariff. I don't know If I would consider this good Value for money if I had to pay full tariff.

cleanliness was low because i got bed bug bites. the other negative was the location is extremely loud as it's on Cowgate. on a thursday night people were drunkenly yelling until 5 am and Cowgate is a major street that is rather echo-y. so got a crappy night's sleep and bedbug bites but had a private, lockable dorm room and the shower was great and Cowgate is right in the Old Town. oh and this is not a "hotel" by any stretch.

A bigger sign may help visitors to find it. The room and kitchen are clean and tidy but it is a bit noisy even after midnight as my room is facing a street. I stayed two nights but without hot water for shower for one night though it was resumed in the morning.

Good for single use , not cost effective for twin use considering the limited facilities . Cant be bettered for proximity to station and castle, staff very friendly.

Great location for the city, very basic but for a group visiting the local pubs its spot on for somewhere to get your head down after a long day!!!Two minutes walk from a great pub called the three sisters two minutes from the royal mile and a great breakfast!!!Hostel is not for people who like their creature comforts but the staff were lively and funny.

Very basic, private room with bed, not a good feel about the place, Pollock Halls was much better value for money and comfort.

bed very comfortable, but no real atmosphere. Great if you're there with friends, but not great if you want to meet people as there is no real communal area. Very good location.
