The family that owned the hotel is great! These people are supernice! They were curteous, helpful, friendly and always available to answer questions. Plus, they have a very sweet 6-months old baby -- a lovely little girl. And you won't believe this: They refused an extra tip, saying it was too much.

Value for moneyI found the hotel very good value for money and the staff very helpful. The breakfast was continental and was very good and plenty of it.I would definitely recommend this hotel for a stay in Edinburgh.

My girlfriend and I stayed here last weekend and we found the Edinburgh House Hotel an ideal hotel for our needs. Great location (25 mins walk from Prince's street). Lots of places to eat nearby. Lovely warm, friendly, helpful staff. A warm clean spacious room. Adequate continental breakfast in a pleasant breakfast room. And a very good rate. It's a 3 star hotel so don't expect luxuary, but if you want a servicable hotel in a good location with staff with personality this is a good option.

We did not arrive at the hotel until about 1 in the morning, but the couple that run the hotel were awake, had our reservation and the rooms all ready. It was nice having the tea in the rooms. We reserved 2 single rooms, but when we got there we were given rooms with 2 and 4 beds. The one with the four beds had it's own bathroom, the oe with the 2 beds shared with one other room as far as I could tell. We did not get up in time for the continental breakfast served from 730-0900, but the owner gave us free tea and coffee. The bus stop is right across the street from the hotel and took us to the city center for 1.20 pounds each. The hotel is not close to the airport or city center, but it is a very short and easy bus ride. The rooms were clean and the towels were fresh. Overall I was very impressed.

Edinburgh House HotelB&B as opposed to hotel. Owners were very kind and accommodating but would not choose to stay there again. In need of a full and proper makeover rather than the make do and mend which seems to be the present course of action. Quiet enough area but a little off the beaten track and run down. Hopefully they can bring it back up to what I believe it used to be. For a one night stay and early start though, did the job. Bed was clean and comfortable.

Edinburgh House HotelDespite details booked, room was not en-suite (private shower room/toilet few metres along corridor - but did at least have good thermostatic shower). People friendly, good (continental) breakfast.

Very good customer service. We had an accident during our stay, and the staff helped us with lots of things. They showed us sympathi and care. The place was very convenient, nice rooms that had just what you needed and not to far to walk to the city center. We had a wonderful stay at edinburgh house hotel.

This hotel was a dump. There was take away leftovers on the corridor, the duvet cover had stains, the pillows were old and damp, the shower had hairs on the floor. I only paid £42 but that was £40 to much. I did not risk breakfast.The only redeeming factor was the friendly and helpful staff.

Quality for you money! If you just need a place to sleep and close to downtown , this is it. They management was very acommodating. Despite the fact that the city was digging up the streets everywhere for their tram system and the hotel is undergoing renovations, our timing was less than perfect. The beds were clean and changed daily. The breakfast was very substantial. Everything in the room worked okay so really not bad at all!

not very nice but still quite cheapour room was not very nice, a very small window in a corner of the room; smelly but fairly clean and tidy; bathroom was not ensuite but private outside the room - new and very nice; breakfast was very good but they don't do cooked bfst as they don't have a licence... for one night ok, but wouldn't return.

10 minute walk from the sights along a very cosmopolitan area of the town with the usual amenities (banks/shops/restaurants) at the top of the road. Bus to the centre or down to the coast stop right outside the hotel. It's a large Georgian town house and we stayed in a room which was larger than the ground floor plan of our own home. Hosts were very keen to help at all times.

The room is fantastic, big & confortable. And the owner is very kind to point out the direction. The only pity is that it's a little far away from city centre, more than 30 minutes walk distance to railway station.

oasis gig stayStaff great and very friendly, hotel is like old mansion house and although clean needs alot of modernising but still found it comfortable the only dissappoitment was the breakfast which i have to say i thought was terrible and if this was rectified it would be totally great place to stay.

Don't stay there!Very small room with stairs immediately outside the door. Gap under the bedroom door & no wardrobe hanging space. Didn't stay the first night and was charged for 2 nights accommodation.

On our arrival, all the staff were very welcoming and polite. The room was very clean, comfortable and good value for money (remembering that you get what you pay for!!) En-suite was spacious and clean. The breakfast was a good selection of fruit, cereal, yoghurts and tea/coffee and toast was made to order. The location is perfect for those who want a quiet stay out of the centre. However, buses to the main attractions run from the bus stop outside the main door. The owner was very helpful with bus routes etc, and offered to keep our luggage for a few hours on the day we left. I would definately stay here again and have recommended it to my friends. (P.s. My only critisism is that the towels that are provided are a bit small)
