Whatever you do try not to get one of the rooms below ground floor (next to the breakfast room). It is small, dark, dirty and noisy! We slept only 2 hours that night because we were so disgusted by the dirtiness of it. Hair, dust, mold and limescale were visible in everywhere we looked. We complained and wanted another room but they had none. In the end we had to search another hotel and only received one nights fee (out of three nights) as refund. No apologies - no one was even interested to hear why we wanted to change. While waiting to clear out the situation there were also others who seemed to have various kinds of problems with the service and rooms.

Great location, very helpful and welcoming staff, small but clean rooms, good bathroom size. Only problem we had was we arrived when London was having a minor heat wave and the room had no air-conditoning, however as all good kiwis do we improvised with the fan provided, a window open and very little clothing when recovering from our trips around the city.

This hotel makes an excellent base for a holiday in London. It is situated in a quiet hotel area near Kensington Gardens and is close to buses and tubes. Rooms are small but well-equipped and all the staff are friendly and efficient. There is a small well-run breakfast restaurant with an excellent continental breakfast buffet. Full English breakfasts are also available. Queensway and Westbourne Grove are nearby with literally dozens of popular restaurants for eating out locally at night and Whiteleys shopping mall on Queensway has a multiscreen Odeon cinema showing latest films. We have stayed here before and will definitely return.

The reception were very nice and very helpful. However the staff serving breakfast were quite rude, blunt and unhelpful. The rooms were too warm and we could not open our window enough to cool the room down.

I recently stayed at the DoL for a week (third and last time) and I think I was penalised for 1. being a return client and 2. staying too long as I was initially given a room with the window in a closet and which was filthy and had pills strewn over the carpet (or rat poison?) and which the reception clerk later admitted to me was one of the worst rooms in the hotel. I was later moved to a smaller room with a window which was marginally better. As mentioned I stayed here before but the service and cleanliness has progressively gone down each time. There are a number of good, relatively reasonable two star hotels in London but this no longer is one of them. The only thing going for it at this point is location but even that has it drawbacks momentarily as the street is under major work as well and is noisier than normal, even for a London street.

Very small rooms - even smaller bathroom .. a bit pricey for the size of the room. Convenient location though !!

As per a complaint that I have already emailed through to Late Rooms, I had booked a double room but having checked into the hotel, I went to my room to find it was a horrible small damp single room. I phoned up reception and questioned the room sayig I had booked a double room and the response I got was that they had got no doubles left! I was eventually moved to another room but it was a twin room, although bigger it still only had single beds. I had booked into this hotel on purpose because they had doubles available (or so I thought) where others didn't. I got no refund/compensation or real apology for this.

Lovely place with friendly competent staff. Our room had a large bay window overlooking the street below. Quiet and good for sleeping. Breakfast offered was tastey and filling. On the downside the lift and the shower were a little small.

Very small and strange layout room Dripping from over flow kept us awake most of the night. Landing light was a problem as it shone in via the bathroom. Will not use again. Very expensive!!

Triple room was a basement room suffering from much noise from the pavement and a noisy intermittant air-conditioning unit directly outside open window (no air-con in the room). However, staff really friendly and helpful. Incredibly clean throughout. Room fine for 3 but very tiny bathroom. Handy location - only 5 minutes walk from Bayswater tube.

Room was a large double, lots of space, very clean although linen was clean and changed it smelt like a chip pan! Room was on front of hotel so very very noisy and very hot. Requested room move twice but fully booked. TV in room only had four channels and looked like it came from the arc. Shame really, could have been really nice.

Initial price quoted on internet was a mistake (ridiculously low). Once this was renegotiated we still had a good deal. Location of hotel good. We were given a top floor room which was excellent. English breakfast was very good as was the service but the breakfast room is too small for the hotel. Would recommend if price is reasonable.

Location is great, but I had to change rooms within minutes of arriving as they put me on the ground floor in a cramped room with no aircon. It was not possible to open the window without the risk of people from the street being able to climb in. Initially they were a little reluctant to change my room, but did after some persuasion on my part! The second room was much better and cooler as I could open the window. Clean and tidy but a little frayed around the edges, was ok for one night for business, but I am amazed that this is rated 4 stars!

I found this to be a very pleasant hotel in a good area of London. The room wasn't huge but was adequate for two people. The staff were professional and friendly, especially the breakfast staff. The surrounding area is very well served for amenities - restaurants, cafes, pubs, tube stations (2 within a 5 minute walk) and Hyde Park is near.

The price for the quality of the room I was given was very high!it's a good solution when wanting to save money but not stay in a hostel...
