Abysmal service..drinks orders forgotten, 25 mins wait to order food in a half-empty dining room...20+ minute waits for simple cooked breakfast.Severely understaffed..reception never manned throughout our stay. Small shower cubicle with intermittent water temperatures, no bath. Compares very badly with other similarly priced establishments.

My wife and I have just returned from a two night stay at this hotel which we found pleasant in every way. The location was good, the staff friendly and the food was excellant. Our room had a pleasant view across countryside and the nearby clock tower did not spoil a good nights sleep.

Our Yorkshire ExperienceMy wife and I stayed at this hotel for two nights and found the whole experience enjoyable. The staff were all very pleasant and willing to help. The food was excellent with a good choice. Our room on the second floor overlooked countryside and the church clock, which although chimed every hour did not prevent us from a good nights sleep, and added to the village atmosphere. The location is perfect for exploring the coast and countryside.

Downe Arms HotelOur room was lovely and spacious and the bed was comfortable, so we had a good night's sleep. The evening meal was delicious, and as I don't eat dairy or wheat, the chef prepared me a special fresh fruit salad. The staff were very friendly and overall the hotel had a very homely feel to it.

18.6.2009 One night at the Downe ArmsThere was nobody on reception on arrival and we had to go in search of someone to book us in. Room quite nice but not what you would call a superior room for which we paid extra. Towels and bathrobes very hard, plastic cups instead of glasses in the bathroom. We had a meal in the restaurant, we both had steak which was very very tough and dry, we ate it (with difficulty) as it was not cheap and after travelling we were hungry the rest of the meal was not very dood either, hard chips and hard veg with done to death onion rings. I told the young man behind the bar about this when he collected out plates and he just said sorry and he would tell the chef, nothing more was said or done about this. When I asked for the bill in the morning after breakfast instead of it being ready the lady on reception (?the owner) had to try to find it and then print it off cetainly not very efficient as the Hotel was not exactly full. In all it is a lovely looking building from the outside but the inside and the service received gave the impression of a nice place being run on a shoe string.

We requested and paid for a superior room with a kingsize bed, we did not get what we paid for. It had a double bed and the room was exceptionally small, you could touch the walls at each side of the bed. When we queried this, we got told it was a superior room because it had a new bathroom! Did not get much sleep because it was on a busy road and the room shook when lorries went past, also our room was situated next to the church and the clock chimed every hour all through the night, The food in the restaurant however was very nice and the breakfast although not much choice was also nice. Would not stay here again, we have stayed in much nicer hotels for less money on late rooms. Management Response We endeavour to get our services right but unfortunately don’t always interpret a guests wishes as accurately as we would wish to but there are some inaccuracies in the review. The hotel is in a rural location and the village has a lovely church. We do realise guests aren’t always fortunate to hear something as quaint as the church bells and hope they can reproduce their home environment when traveling in the future.

Helpful but need to focus moreI booked a cheap room, but the hotel needs to look at its operations critically. On arrival the reception is sign-posted except that the signed door is locked and one needs to go through the bar and the door signed toilets to get to reception! It was a cheap room, but the hotel was not busy it would have been great to have been moved to a quiet room at the back, away from the swinging inn sign and the road. If the chamber-maid were given a new vacuum cleaner the cleanliness rating could be higher. That said the staff were helpful (I was given early breakfast) and the beer was good.

cheap but not so cheerfulThe hotel looks rather impressive - it's big and is in a lovely quiet area. But it's a bit run down and only a handful of people running it means it's rather a depressing experience. Breakfast isn't served until 8.30am and that was far too late for me - I went without.

Very good quality food but short on choice.I was very pleased with the accommodation, (although the bed was too hard for my personal taste - maybe I am just a softie!) The room was spacious, with a kingsize double bed, (even though I had only booked a single room), bedside cabinets, a wardrobe, a chest of drawers, a writing table, two armchairs, and a television. Everything was well maintained and kept very clean. Overall the decor was pleasing, but some would say that the bathroom fittings are dated. On Saturday and Sunday evenings the restaurant was very busy, which can mean a wait for a table, depending on how lucky you are. The staff were very busy, but managed admirably. Most importantly, the quality and the presentation of the food was unaffected, and remained at a high level. My small reservation on the dinner menu was that whatever meal you ordered the same vegetables were served, including boiled potatoes and chips - even with pasta - although I couldn't fault the quality. Also I felt that if I had stayed any more than 3 nights I would have found the dinner menu choice limiting, as I am teetotal.Breakfast was plentiful, including a full English breakfast.Overall, I would be happy to stay here again, and to recommend the hotel to my friends. And, yes, it was good value for money.

having booked a single room, I was delighted to find that I had been allocated a double at single room rate. The decor is a little dated but the room was comfortable and spotlessly clean. Breakfast does not start until 8.30 - not normally a problem but I had to leave early. The hotel staff very helpfully opened the kitchen early for me. The quality of the breakfast was superb. The bacon was the best.

Our room was a little small for a family of 4 but the location, food, service and value for money was very good.

Staff very nice and friendly, beds clean and comfortable and room (2 adults 2children at top) simply furnished and decorated was very quiet despite being on main road. Would use again unhesitatingly.
