Pleasant and efficient reception area. Lovely view of the lake from room. Very small room with very dirty carpet. Condensation from air conditioner dripping from ceiling and fogging window. Very small bathroom with scratched, stained, grungy bathtub.

Fantastic location for the Bluesfest; they need more parking spaces instead of telling guests they "may not find a spot" when they come back in; showers are in need of repair; food and room were ok, not great; too high a price for what we got. Location allows them to ask more than they should. Lowest price hotel for downtown Kingston that was not a total dump. Staff were pleasant and helpful.

We recently stayed at this hotel for a couple of nights and were extremely disappointed. The decor and room were well below standard given the clost of the room. Up to date furniture, a gym that is open,plus a clean pool are some of the main issues we had. The location and the food were great!
