We have two Double ensuite rooms in our self contained annex. The annex has a fully equipped kitchen with microwave, lounge, and conservatory. Our charming Annex offers everything you need, whether you are in the area on business, simply taking a break or you are visiting some of Woburn's local attractions. The 'Stables' Theatre is only 1 mile away. Milton Keynes City Centre and National Bowl are about 7 miles away (10 minutes drive). The picturesque Village of Woburn is only 3 miles away with its Safari Park, Golf Club, Abbey and wide variety of restaurants. M1 Junction 13 is approximately 3 miles away. Black Horse Cottage is in the hamlet of Lower End Wavendon' Buckinghamshire and is believed to date back some 400 years. The Cottage has open countryside to the front and an extensive, well tended landscaped garden to the rear.
Transportation:
M1 Junction 13 Northbound turn left at roundabout towards Woburn or Southbound turn right at traffic lights and take the first exit on roundabout - keep on this road until you reach Aspley Guise Square (Aprox 1.5miles) turn right into the square and stay on this road (Salford Road) follow the road over the level crossing and continue on the country road until you reach a T junction (Aprox 2 miles) Turn right - Black Horse Cottage is on your left after the row of cottages.A5 Milton Keynes Bypass On the Dual Carriageway is a large roundabout (Garage and Services) it has 5 exits (Woburn Sands, A5 south to Dunstable, Aylesbury and Leighton Buzzard, Bletchley, A5 north) Coming south take first exit, going north take fourth exit signposted Woburn Sands - about one mile mini roundabout - take rightsecond exit to Woburn Sands (do not cross railway line). You are in Bow Brickhill - carry on through and leave Bow Brickhill - follow this road until you reach a mini roundabout in Woburn Sands, turn left Take the first right hand turn AFTER the level crossing you are now on the Cranfield Road stay on this road for aprox 2 miles Black Horse Cottage is on the left.

A Great StayA very nice quiet place, was on business but would visit for a break to. The owner was very friendly and nothing was to much trouble. The room was spacious and well equiped.

lovely owners !This is a really nice guest house. A great family atmosphere and conveniently located for the Stables, which was the venue we were going to that evening. The owners couldnt be more friendly or helpful, even offering to drop us in to town, or pick up our car the next day. The bedrooms were lovely and clean and the breakfast was perfectly good. The kitchen was well stocked with tea, coffee and fresh milk and there were fresh water bottles in the rooms.

I stayed in one of the two bedrooms and shared the house with another guest who I only met and heard at breakfast. Quality spacious accomodation with very helpfull hosts, much more welcoming and relaxing than chain hotels. Red Lion pub 1/4 mile away a bonus.

we had a very pleasant stay, rooms were very clean and tidy with loads of space upstairs as well as down stairs. very easy to find, with parking, i would use and recommend this bb.

Second time here and have nothing negative to say, you do need a car to stay here to be fair since the nearest evening meal is more than a walk away, but full marks for everything.

lovely home from home, place, tastefully decorated and in a peaceful rural location. Great if you want a change from the ubiqutous chains, at the same price. No shops close by, so bring your dinner with you, also no where walkable to eat. Nice easy breakfast, pastries, toast, cereals, fruit, and as its slef cartering you just help yourself.

The place was difficuilt to spot and could do with a sign outside but other than this I would recommend it to anybody!

Bev and Paul are nice people. The annex is attached to their house, but you have access to a separate kitchen and a sitting room with its own TV. This is as well as having tea making facilities and a TV in your own bedroom, as normal. I only stayed one night, but slept well, and enjoyed the breakfast. I couldn't find fault with any particular aspect, so have rated it 100%, and would best describe it as a kind of 'home from home' as you feel more like you are renting a flat with a sitting room and kitchen (complete with fridge, washing machine etc etc., although I only made myself a cup of coffee in the kitchen). It certainly gives you more of a sense of being in a house, and beats staying at those soulless motorway hotels we all know, where you are just another punter living out of the bedroom.

Great hospitality in a lovely setting, close to Milton Keynes with a couple of pubs just down the road if your driving. Free wifi access and freeview on a flat screen TV, Will for sure stay again.

Lovely accommodation with a very good breakfast. The ensuite room is best but I longed for the separate bathroom that goes with the twin room. Probably not advisable to go wafting around the house in one's dressing gown early in the morning, particularly if both rooms are booked. Would recommend this B&B to anyone.

This is a very special 'home from home' hotel and excellent value for money. I was in the twin room which is very comfortable. It has the sole use of a lovely bathroom - so not being en-suite is no problem (but you may want to take a dressing gown). Bev and Paul are very friendly without being intrusive. The continental breakfast was delicious. There is a lovely sitting room, a small conservatory and a kitchen so you're not just stuck in a bedroom. If you were a group renting both bedrooms you would effectively have a 'villa' with great living and sleeping accommodation. There is also a beautiful garden. I wanted a hotel near The Stables entertainment venue - this is the nearest and was easy to find. All in all a really relaxing place and one I highly recommend - I'm already looking for an excuse to return!

You know a hotel that you don't want to leave a good review for so you can keep it all to yourself? This is one of them. Brilliant place to stay very cosy and with a wonderful ambiance. This isn't just a room you almost get a house! Would definitely stay again, theres a very quaint pub just down the road too.

The greeting and service was warm and friendy and very helpful. Breakfast although not cooked was very nice and the fresh fruit salad had obviously only just been made. Much more healthy than the greasy alternative. Room was vey clean and tidy and spacious although the ensuite was a little on the small side.Would happily stay here again and the free wireless internet was a bonus.

L'accueil a été charmant, la chambre louée était très confortable et aménagée avec goût. Nous n'avons pas eu le temps de profiter du jardin ni du salon qui devait aussi être très agréables. Nous y retournerons.
