A little run down, but good value. Avoid the the lift in which we spent an anxious 5 minutes trapped and not being able to get out.

We stayed in the Mansion House Hotel which is a lovely building but is badly in need of renovation both exterior and interior, however small things could be done to improve the service eg arm covers over worn settees, strips put over the edges of worn carpets, making sure the gas is working in the bar so keg beers can be served, rearrangement of the dining room so that people are not queueing for cooked breakfast around the same table that contains cereals etc. Brochure also states that hotel is 5 - 8 minute walk from harbour. As we are able bodied and walk on a regular basis this estimate is very low and makes no mention of the incredibly steep hills down to the harbour and back to the hotel.

Nice room....shame about the leisure facilities!I paid a premium for a "room with sea view", which was bordering on the Fawlty Towers sketch where Mrs Richards questioned where the sea was exactly! It was just about visable in the distance!Anyway, the room was clean and comfortable but the leisure facilities (gymnasium, spa, sauna, pool and changing room areas) are in dire need of refurbishment and cleaning. The pool in particular seemed to be dirty with grim all around the side of the pool.When checking out, two of the hotel staff were complaining bitterly to eachother about the staffing levels and how ridiculous it was that were expected to do this, that everything else. The manager was called a few choice names, so it would seem that all is not well at The Garden House Hotel.

Set in a great location, good views from terrace. Room was ok for what we paid. Only wish we could of stayed longer as hotel has some good facilities to try.

Going down hillWe have stayed at this hotel 4 times, the 1st being about 6 years ago, when it was a very 'up market' hotel. Over the years we have seen it go down hill, which is a real shame as it could be such a grand hotel with some TLC. If you enjoy your food and a lot of it, you will be very disappointed, portions are small. When we arrived about 11pm on a Thursday evening we couldn't get even a packet of crisps. This last stay in June 2009 sadly will be our last if things do not improve.

Content of KentThe hotel whilst a little tired in it's decor, had a lovely ambience. Our room was spacious with everything it needed. The swimming pool was like a bath, the jacuzzi whilst tired in appearance was everything required for relaxation. The staff were friendly, professional and curteous, especially the night porter! A pleasant walk from the town centre and situated in a quiet location.

OK I guessHoles in the floor, mouldy tennis court, buzzing TV and bad lift. On the other hand, we had a big room, powerful shower and a good view. The pool looked nice. If you go for a 5 star break, you will be very disappointed. If you just want a place to sleep after a hen/stag party, or a short stay while visiting friends in Torquay, its fine. 2 star standard. You get what you pay for.

Nice but noisyHotel looked nice, room was comfortable but staying with children so once we settled down for the night, the noise from elsewhere became a problem. The floors were creaky and walls obviously thin and not sound-proofed. As fellow guests returned to their rooms nearby there was an awful lot of noise, doors banging, floors creaking and the bathroom next door did not offer the privacy noise wise that one would have wished for. Conversations (and worse!) very audible from the next room (and not because the people were unduly loud I might add) and having children to keep asleep this did spoil our stay. This hotel could benefit enormously from improving the sound-proof quality of its rooms. If you find noise prevents you from getting a good night's sleep avoid this hotel.

Definatly visit againi had a beautiful time here. The rooms were a little old fashioned but i expect that from any old hotel and it adds to charector anyhow. We enoyed it so much me and my partner stayed on an extra night. We had amazing views from our balcony and the facilities such as swimming pool, sauna and gym were free so we spent alot of time together enjoying what the hotel had to offer. We enjoyed it so much we have decided to go back later in the year to get married there.

Fine for the priceWe went for a four-day stay, taking advantage of a bargain offer. The room was clean, cave-like (no view at all since the window gave onto a wall below ground level), and very quiet - when nobody walked above us or in the corridor outside. This was probably the cheapest room in the hotel, but there was a reason... the lack of view and the poor sound insulation. However, we had a great time out and about in Devon, only returning to sleep. The hotel's facilities (gym, sauna, etc) are really good, the grounds are lovely and well maintained, the staff friendly, and the location great.

Good valueWe stayed for Four nights and found the accommodation to be clean though the decor is looking very tired. Breakfast was between 08:00 and 09:30 which was a little awkward, we had to leave early on an excursion and had to skip breakfast on one occasion. Breakfast was simply traditional british cooked, or cereal. The pool and gym were very good, though i didn't get to use the jacuzzi or sauna. Our room had a veiw of a brick wall which completely blocked out the light, and the T.V. was unable to recieve many channels. The Hotel was located on the top of a hill so if your going to be walking it helps if your a little fitter. We ate there on one occassion and found the food to be ok but there are much better places to eat in Torquay for less, and wine selection was very poor. The wine was very cheap but sold at £14 a bottle.

Run Down In Areas, and customer service varied from not helpful to excellent depending on the member of staff. However in terms of value for money it is excellent, and the gym deserves a mention due to its high quality, we would certainly consider staying again.

Holes in the floorLarge old hotel. Thin walls and floors that mean you can hear everything from the room above. Think we had elephants staying above us. SIgn in corridors about uneven floors but they don't warn you that are actually gaps in the floor boards.

BRILLIANTI stayed at this hotel with 9 of my friends on my hen weekend, I do not have 1 fault, we aere all upgraded at no extra cost to superior rooms which were Immaculate, the breakfast was delicious and all the staff were helpful and friendly. Although we did not use any of the amenities everything looked great and I will be returning with my husband for a weekend break. Highly recommended !

A hotel that has seen better days.The hotel did not live up to expectations. The whole building was in need of some serious repairs. Plaster falling from walls and ceilings. The plasterboard ceiling above the bed from movement from the room above was working loose. Tiles not attached to walls in the bathroom, (which must be causing the problems with the walls below due to water ingress).The bed mattress was really beyond its life expectancy. You could see it was misshaped from years of use and was quite uncomfortable. The alarm clock radio was broken and not intact. The table lamp did not work. However, the staff were a credit. Very polite. Breakfast was good.

You get what you pay for, If you want the Hilton, pay for the Hilton!!!!My other half and I were very apprehensive after reading all the negative comments that are on Trip Advisor, however, they are somewhat out of date as the hotel has been under new management since October 2008. I contacted the manager after reading the reviews and explained that if these reviews were all typical of the accommodation, ie: noisy, unclean, badly managed and poor service then we would not be prepared to stay. The manager put my mind at rest and we arrived on Friday 6th March. We were dealt with promtly, politley and went to find our room. The room we stayed in (205) was basic, dated but clean and with a nice view of the sea from our balcony. If you are looking for an inexpensive room then this adequately provides a clean comfortable bed with a hot shower and basic amenities. We walked along the shared balcony and it is clear that there are a number of rooms that require refurbishment and perhaps we were lucky but we were happy with everything.The gym is fantastic and there are some lovely treatments available in the Spa area. The breakfast is limited but reflected in the price, we feel. My partner had a full breakfast everday and there are cereals, toast, fruit and juices available too.The biggest problem with this hotel is that it's website leads you to believe it is a 5* Spa resort and it simply is not. I would not pay more than £40 per night per room.The best way I could describe this hotel is 'slightly below the standard of a TravelLodge' with excellent facilities and plenty to do and see in the area.The hotel itself requires some attention, carpets needs replacing, walls need to be repaired and repainted and generally needs a lot of elbow grease but if that doesn't bother you, like us, just enjoy the value for money. The bar, restaurant and function rooms are clean, bright and well decorated.On the negative side, the Ten pin bowling alley has been shut down by Health and Saf
