We had a room on the first floor that opened into a common area with the pool and jacuzzi. The flowers and trees along with the individual tables and chairs made it an attractive, welcoming area to relax in. The staff at check-in was great and bent over backwards to make sure we were satisfied with everkything about the hotel

The location. Very old. Could use an update/renovation. Very old. Needs renovation. Plaster exposed in bathroom. Did not appear to be in good working order. Poor water pressure, electric outlets not in working order. Dirty Q-Tip left on bathroom floor.

My husband and I stayed one night at the Pepper Tree Inn. We were actually in Santa Barbara for some medical procedures at Sansum Clinic and the Pepper Tree was a body and mind relaxing experience. We sat on our patio and sipped wine before dinner -- very relaxing. The staff was great at check-in, providing us with maps and info on things to do in SB. The Pepper Tree is located within walking distance to a number of restaurants, so we were thrilled with the location. The room was done nicely, bedding was great. I would definitely stay here again -- and would recommend the Pepper Tree for business or pleasure.

My husband and I stayed here for a weekend trip. The staff service was excellent. The room was very clean, there was a slight closed-up smell when we entered, but it cleared out within moments of turning on the heat and cracking a window. The bed was very comfortable, bathroom was in really good condition with great toiletries. The microwave and fridge were great perks. We didn't have an opportunity to check out the pool, fitness center, or restaurant, but given the condition of our room and the lobby they are probably well-kept. The location is about a ten minute drive from the "downtown" State Street shops and restaurants, so it was great to save a few bucks and still be really close to the action. Would definitely recommend!

Although we expected a late check in we actually arrived early and were fortunate in being allowed to check in before 3pm, which was very nice and assisted our scheduling. Front desk folks very nice, totally accomodating. Room was cozy and had all amenities we were led to expect. LOTS of pillows, comfy beds. I grew up in SB and the Pepper Tree is a great place to stay whenever I'm back in town for family events or reunions.

I enjoyed the comfort and how it was well planned out with comforts I couldn't bring with me. The staff was very nice but the food was just ok at the restaurant. We are planning to returning to this hotel with our next stay in SB. It had the small comforts of home. The room was pretty and comfortable.

I really liked my stay at the Pepper Tree Inn. My room had a balconey that looked at the pool but wasn't right over it. The hills behind the Inn were lovely and the flowers around the place were, too. My room was comfortable, clean and a decent size. It was nice getting the complementary paper. The staff was gracious. The location was a fair distance from downtown; you don't realize it looking at the map online. Once I figured out the bus system, though, it was easy to get around from this location and I was glad I was out there-I liked having the space.

My wife and I chose to travel to SB for a long weekend getaway from the michigan fall. The hotel was exactly what we had hoped for...clean, safe , and a good value. We did the package which I would highly recommend.

It was a little more expensive than i thought it would be. but perhaps it was because it was during memorial day weekend and everything was more expensive and required a two night stay minimum. i thought it was a little more closer to downtown when i booked. You definitely need a car if you wish to go downtown from this hotel.

My family and I loved everything about this hotel - the location, the room and amenities, and the beautiful garden-like setting throughout the property. Very relaxing and enjoyable experience. This is our new favorite place in Santa Barbara and will definitely stay there again next time we are in town.

This is not a luxury hotel, but it is very pleasant and clean and in a good location. It is not right on the beach, but the beach and everything else is just a short drive away. This sure beats the Guesthouse Inn, which is nearby, but where I wouldn't require my dog to stay!

The Pepper Tree In was very welcoming from the start. The front desk staff were very accomidating and helpful. The bus stop was across the street and a 1/2 a block away. Very close. Although are visit was short we would recommend this property to others. We did not go to the mall however it was right across the street.

Location was convenient. 24hr, coffee in lobby was nice. Less well kept than it used to be. Rooms a little small for 3 stars. Moderate 2- 1/2 star, not a 3 star.

Rooms were small but clean. Prices in Santa Barbara aren't cheap, but this was an acceptable price for this area. I found the staff courteous and responsive to requests. Housekeeping did a good job. Didn't notice any security staff, but wasn't looking for them either. Felt safe in the hotel.There is no complemenatary breakfasts, but the hotel is conveniently located close to a number of restaurants. There is a restaurant at the hotel, but found their prices quite a bit more than we wanted to spend.Overall great experience and would recommend.

We stayed here to be close to the Sansum clinic. When the Hotel found that out they gave us an extra $4.00 off per day which was nice. The room was very comfortable and clean. There was a microwave and frig which was great! The bed & pillows were very comfortable. Bathroom had tile on the walls and floor and was kept very clean by the Hotel. We enjoyed the friendly staff and our room was pool side. Only bad thing was no elevator and there were 3 floors. With quite a bit of luggage it is kind of a pain. The other thing is the restaurant next to it was awful...! Don't waste your $$ The service and waiters were nice but we had hair in the food. Fried into the French fries on two separate plates yuck So eat somewhere else. We went to the movie theatre a few miles away and it was a beautiful building.

24-hour front desk. Overpriced. Would be a perfectly acceptable hotel if at 60% of the price. For reasons of traffic noise, stay away from rooms facing state street.

The hotel was easy to find. The room was clean. This hotel was overpriced for the accommodations provided. The best thing I can say about this hotel is that it was clean. Otherwise, it did not meet my expectations. This hotel advertised as having hob. It did not. There did not even seem to be pay-per-view movies. I would have been just as happy with a room at a nearby motel.

Cleanliness; comfortable mattress; privacy; courtyard; restaurant. Can't think of anything. Appearance was immediately appealing, staff was courteous, room clean and well kept. The layout with the courtyards made it private and romantic and yet was close to shopping and all other facilities. Restaurant on premises was convenient and food was good. Everyone was very accommodating.
