Overall, staiyng itself was fine. To my surpize week after we left I found charge for 226$ on my credit card. Per villas owners, we left cigarette burnmarks on sofa and beds. Nobody ever smoked in our family - we didn't have cigarettes,lighter,matches to do it !!! Was trying to explain this to them nicely over the phone, but they don't want to listen. So far, it's my worst hotel experience ever. AVOID STAYING THERE !!!

My three adult daughters along with my 2 year old granddaughter stayed at this villa for four nights in May. The accomodations were very spacious and comfortable. The three bedrooms had large closets and the living room was huge. The area was very quiet at night. Very easy to get to all of the disney locations. The staff was very nice and helpful with directions. The crib and high chair were already in place when we arrived. Also it was not a pack and play but a larger size crib. 24 hour Walmart was nearby. We were able to have some meals in the villa instead of eating out all the time. The price for this location was very economical. I only regret was that we didn't visit the club house when we first got there to see all that they offered. My one daughter only went there on the last day. The club house had an exercise room, snack bar, sauna, arcade, dvd rental, play station, pool and jacuzzi. My family and I would definitely stay there again and would highly recomend it to anyone with kids or even without kids.

This is a 2 br condo that is located close to the attractions. It is a little older so the bath room fixtures are dated. The pool is in walking distance & there is a small work out room. There is a small clubhouse & a place for cook outs.

The BeachTree Villas have properties in a general one or two square mile area near their main office in a Kissimmee neighborhood. I was somewhat surprised that I had to drive two miles south to get to our rental, in what appeared to be the middle of nowhere, futher from Disney/Universal Studios than I would have liked. One plus was that it put us closer to a WalMart Super Center that was east of us. Loved the three-bedroom villa/condo. Spotless and spacious inside. Nice clubhouse and pool. Staff at the main office are very nice and helpful. One issue: Every two or three mornings at 7:00 a.m., garbage trucks came by to empty the two big dumpsters next to our building..... extremely noisy, could not get back to sleep. Can't waste disposal employees work from 8:00 - 4:00?

The condo was spacious. Large rooms with a full working kitchen and a functioning washer and dryer. The location was excellent...not to close and and not too far away from the parks. Easy to find and not to difficult to get in and out of. I found it odd that the "office" was a house a couple of miles away. We don't do this very often, so maybe that's the norm, we just found it odd. The condo was dated and the front steps were scarey and the whole building was in need of pressure washing. No matter how gentle you were, the front door always sounded like they were slamming. There were bees everywhere, but that could also be the time of year. Not sure what I liked more, the domestic in the condo below us on the first night or waking up to cattle in the yard the next morning. To give credit, there was a team of workers repairing or replacing the front steps on another unit when we left. And the security guard was protecting the unit with a menacing stance when the cattle escaped from the pasture behind the unit. The complex is next door to a fire station so sirens were audible throughout the night. Was it bad, no, but would we book it again? No. Again, spacious and we never felt anything but safe in the unit, it's just not for us.

For the price this couldn't get much better.. The staff was very helpful making sure we got everything that we needed and much more. The villa was in a nice location, had just about everything you needed for your stay and was very roomy. Would come back again.

We enjoyed having lots of room and a place to relax after a long day at the theme parks. There is nothing that I would add or take away. We enjoyed everything about where we stayed and we would go back there again and again.

Large unit close to Disney. The only problem was our upstairs neighbors has children who were literally running around in circles above us all day long. It sounded like a stampede up there. The ceilings are very thin, so if you have loud people above you it's very annoying.If it weren't for that there would have been no complaints.

The villas were very comfortable and location was great. The only downfall I could fine was the living room furniture needed to be replaced. The sofa was worn and torn. The ceiling fan in the living room was barely hanging on the ceiling and rattled. Other than that, it was spacious and had a new washer and dryer. It was a nice stay.

The Beachtree Villas were clean, neat and offered a very spacious stay for all of my family. It was easy to get to the restaurants, grocery stores and the amusement parks. We were able to cook for ourselves or dine out at many different restaurants if we chose to. We had a fabulous family vacation and we would recommend it to anyone!

after receiving the keys and a map my daughters, my husband and i enter into our room at sweetwater club villas(beachtree villas)and were very pleased. it was a spacious 3 bedroom, beautifully lit, washer, dryer, dishwasher,every room had a closet, the master bedroom had a bathroom. right outside the screen door in the bedroom was a beautiful pond. adjacent to the house was a pool, jacuzzi, game room, and a fitness room. the staff was wonderful. the gentleman who was the groundsperson was beautifying the complex on a daily basis(very hard worker). in all i had a great time there.

The Beachtree Villas was very comfortable. It's spacious, clean and quiet. It's perfert for a large group/family. A few negatives ;the beds made a lot of noise and there was no house keeping which we paid additional for.

We had a 3 bed roon unit since we were expecting one other person but there were only three people and we loved the extra room. Two baths are a must for us from now on. The unit was clean and well furnished. Plenty of towels and with a washer dryer we had more clothes that we could ware. Beds were very comfortable and nice. Plenty of hot water. The property management staff was excellent. Our flights were on time and the weather was outstanding. We have been to Orlando/Disney many times and altough our child is 25 we had a great time on a large part because of our loving arrangments. Disney World was a straight shot and only took a few minutes. Traffic was great not matter what time we traveled. All major restaurants are close and the Airport is only about 20 minutes. Hats off the the Beachtree Villas and The Staff. We will stay here again.

We stayed in a 3 bedroom unit. We found everything to be very satisfactory and felt we received a good value for our money. I would stay here again and would recommend to a friend. There wasn't wireless access in the unit but there was at the pool area.

This place is what you would expect of a beach condo. Not new, older decor, but clean and comfortable. We stayed here while we were visiting Disney and it was nice to come back to a place where everyone had their own space not a small space like a hotel.

This was a great place to stay. There was lots of room to move around. Everything was clean and tidy. We would go back to stay it was a 20min drive to Disney world but well worth the drive.
