I recently stayed at Kona by the Sea for a week (June 13 - 20, 2009) with my family and my sister and her daugter. We were six in total and got two condos. One was 2B/2B unit#417 and the other was 1B/2B unit#419. We all absolutely loved it. We were oceanfront and the view from our lanais was just gorgeous. I loved to hear the sound of the waves crashing, it was so relaxing. The units were very well equipped with everything you needed. It even had an in-unit laundry. It is about a mile to the village and my husband really enjoyed his early morning walks to the village. He'll go to have his coffee and roll at Lava Java and walk back to the condo enjoying the scenery, maybe I'll join him next time. We had an amazing time and hope to return one day and we will definitely be staying at Kona by the Sea.

Everything. No airport shuttle. If the goal of your visit or vacation is to relax, the constant sound of the waves breaking on the shore will definitely assure to that need, as well as the breathtaking sunsets each night.

We will definitely stay here again. Our ocean front condo had a magnificent view and was clean and very comfortable. The staff was friendly and helpful. We had a full kitchen and washer and dryer and free parking. The grounds were beautiful and well maintained. We couldn't have asked for a better place to stay.

We intended to stay here for 7 nights but after the 1st night, we had to leave this place and stay some place else. The rooms are dirty, everything from kitchen to bathrooms and carpets. It was so dirty that we did not feel comfortable taking a shower in this place. It was also noisy. We heard banging (like construction) until 10pm and we called the front desk and were told that the owners are allowed to make noise until 10pm. How ridiculous! Not all units are renovated since it is up to the owner. DON'T STAY HERE!

Lots to do in Kona. You have to drive to most of the sites. The Alii Market was very close by.

Sunset with palms and black lava rocks, grills for cookouts. Beautiful Pool. Was not clear from their literature that there was no beach at the hotel. Kona by the Sea was a beautiful property. Rooms were bright, view was spectacular, staff was nice, close to many things in Kona. Hotel adjoins the ocean with beautiful black lava rocks and fascinating tide pool. Palm trees, a lovely pool, and fascinating little Geckos in the foliage.

We stayed in an ocean front condo. The view was beautiful.!Our condo was clean & comfortable. We swam in the pool & enjoyed the hot tub. The beaches are near by. The walk to town is at least 20 minutes. Luckily we rented a car. Our stay here was a wonderful one. Prepare to BBQ, cook, or drive to town for meals. No onsite restaurants. We didn't mind though.

This property is a good value. It is somewhat older and it shows. The property was being worked on while we stayed there, fairly noisy and this was unexpected. It's close to Kona and has easy parking that was free. The unit was a 2 bed/2 bath and would be perfect for a family, we left the kids with relatives to celebrate our 10th anniversary. The pool and beach area were nice. We would stay again, but recommend a top floor as our neighbors upstairs were noisy as well. The renovations are due to be finished by the end of April 2008.

My family enjoyed this place very much. The room(s) we had was updated. Bathroom and kitchen were modern and clean. High end fixtures. Looked very nice. View was good too. Location was great as it wasn't in the heart of the tourist area but close enough. Pool and spa were good. The small sand beach was nice and lounge chairs on it made for good relaxing. This room did not offer amenities such as coolers, mats and beach stuff like a ResortQuest we visited in Maui but payoff was the room had almost maid service with clean towels available like in a hotel.

PROS: Clean hotel, upgraded to 2 bed 2 bath when booked 2 bed 1 bath. Stayed in renovated condo. Good location, great price. CONS: Oceanview, but no actual beach, it's all lava rock. Front desk gives HORRIBLE recommendations (Recommends Dominoes for pizza, says there is a lot do to at a completely isolated golf course). No early check in or late check out allowed.

This condominium hotel definitely met my husband and my needs. We had a one bedroom/2 bath unit with an ocean front balcony that offered a spectacular view of the ocean, swimming pool and garden area as well as the surfers who surfed the waves in the local cove. I would definitely recommend this property if you do not require hotel amenities such as restaurants and valet parking. The town of Kailua-Kona is just a few minutes away and offers many restaurants, shops and bars. We will definitely be back!

a condo is the best way to go. nothing like having a whole apartment to youself instead of one room. getting up in the mornings and having breakfast on the balcony.or drinks in the evening.

Great oceanfront view! Very comfortable apartment style accommodations. Full size kitchen is perfect for buying groceries and saving some money. The room/lanai has an intimate connection with the sea. We had a washer & dryer in the room which was quite handy. Wonderful experience and atmosphere. Will definitely stay again.

The room and location were excellent with a friendly staff.Not far from very good snorkel areas and downtown. Skip the Island Breeze Luau though.There was a problem with uninvited guests on Memorial Day that they promised to rectify.Overall we would stay again in a heartbeat.

Thought that everything worked out for our baseball team. Staff was outstanding. A few owner-occupants were very unpleasant. No matter. I would stay at this location again with my family.

Okay, perhaps not good for families with children since part of the guests there are residents and there were people at the facility (Not sure if it was a resident or visitor) who kept on complaining about the noise. The noise that was made by the children was in the early afternoon and the complaint was so unnecessary.

This hotel lies about 1 mile away from the strip, right on the water. Great room w/ 2 baths, separate bedroom, kitchen, etc. Easy access to shopping, highway to volcano, etc. Carpet a bit directy, but that woudl be only room complaint. Friendly staff, helpful, etc. However, be prepared to fend for yourself as the hotel has no restaurant, no real night staff, etc. Concirege during day is helpful. but units are partially owned and part hotel. Overall very good experience and do recommend.

The carpet had more stains in it then carpet. Kitchen and applicances were so outdated and coffeepot did not work.Bathroom fixtures were also very old and beds uncomfortable. No TV in the master bedroom and lighting on the lanai would have helped. One thing the location is awesome and maybe since the rooms are owned by different people other rooms would come up to standard.

This was my fifth visit to Kona By The Sea. I like the location. Close to town and the best State Beaches.
