very reasonableLovely guys running a lovely B&B. Very reasonably priced for a good room in the centre of Edinburgh. They even have free internet access for all their guests. I would certainly recommend people to stay here.

Great Stay I was very impressed with the warmth of the welcome. I stayed in the lovely four poster room, which was a real treat. Lovely intimate room, comfortable bed and luxurious bathroom. I would thoroughly recommend staying here. I certainly intend to stay here again in future.

Nice house, clean, no complaintsWe did not try the breakfast which we found a bit costly at gbp 7.95 compared to most other places where it would be included at similar room rates.

Won't be backGood location and friendly staff. Room was very small, toilet leaked and roller blind on window was broken. I know you get what you pay for, but I've stayed in bigger and nicer rooms in Edinburgh for similar price!

Room was very small, and WiFi only worked on the ground floor, and then not that well. No towels either.

Wonderful hospitalityI can't say enough good things about this place. The owner bent over backwards to ensure I enjoyed my stay. I highly recommend it.

breakfast was lovely, very friendly, lovely decor in front room. only minus points (and probably understandable as very busy) none of the top ups were done in the room/bathroom in our stay so lots of empty soap bottles, shower gel when we arrived and lack of milk and coffee. But otherwise nice.

Although the check-in time was 14:00, the providers were happy for us to check in couple of hours earlier so as to assist our plan. Thanks. On arrival, Jimmy did welcome us whole heartedly. The room was nice, clean and well maintained. They also provided some advice on sight-seeing. Breakfast was nice with lot of options. As we were to check out at 05:00, they made arrangements for a light continental breakfast at 04:30. So all in all, it was a nice experience.

Didn't stop for breakfast so I couldn't comment on food - although I did look into the dining room when checking out and there were books everywhere as if they were in the middle of decorating? Not good. The room (apart from being at the top of the house, which I hate) was lovely, they had a problem with hot water in the shower (which they warned me about!!) but had free access to the bathroom across the way. Very comfy bed and the room was very warm - which is a big plus for me!!Hat's off to the B&B - I would definitely stay there again!!

Excellent breakfast, very friendly staff, quiet location, safe car parking.Superb value for money.

The rooms are over priced and not value for the money we paid which was £120.00 pounds for a prebooked en suit double room and £50.00 for a single room. I would not stay at this guest house again and If this is the going rate in Edinburgh for this standard of accommodation we will not be visiting Edinburgh very often.Overall very dissapointed.

Very good service, the receptionist / breakfast boy was one of the friendliest people we have ever met at a hotel and he gave us detailed advice on the city and activities to do there during our stay. Unfortunately, I have to rate it 3 in terms of value for money, as they charged us DOUIBLE than the normal price because of the Festival. Even the receptionist thought that it was a complete rip off.

We were given a friendly helpful reception. The Hotel is in a quiet location and the room we had was very clean and very .well appointed. We had a good breakfast even though we had to leave before 9.00am. We would definitely stay there again .
