have a ten year history with this hotel in the last 90 days we have experienced mold, security issues and car breakins was threatened and removed from the hotel following a claim on the insurance by mr. patel disrespectful management and some bad smells take mr patel's advice to me NEVER return to my hotel

Close to business area/easy access. Ice machine near room/many early users. Ok for a place to stay close to downtown via highway 41.

Although I requested for a non-smoking room, the room still reeked of smoke. The location is okie and the price is right. The front desk people are rather friendly.

We checked in late and ate at Tahoe Joes steak house. The hotel was ezy to find and had parking close to the rooms. The rooms were large spacious and clean. They said they had new flooring put in the vanity and bathroom area. There were 5 espn channels thank goodness as the kids got to see the basketball games. The next morning we went for swim and tried out the deluxe breakfast. The breakfast best part the kids enjoyed were fresh waffles and bagels. See you next time were back up this way.

First, go on-line and become an ABVI Club Member. Two adults in their 70's and two in their 40's, stayed at the ABVI Water Tree Inn, Fresno, CA, on Saturday and Sunday, June 7/8, 2008, in Rooms 171 & 172. We found this motel via an Internet search for a motel that met our needs at the best value. Two rooms were booked directly with the general manager 02/05/2008 at the Summer Special Rate of 59.00 per room per night. Our reservations, pre-arrival, check-in and check-out went off without a glitch and final billing was accurate. The exterior of the Inn was pleasant and the pool and grounds were clean and well cared for. We found the two king bed, ground floor, interior entry rooms, close to an entry to be very satisfactory and as requested. They were very spacious, very clean, without any lingering odor, well maintained and very well appointed. The bed was extremely comfortable. My wife, who suffers severe COPD, is very dependent on the above conditions as she requires 24/7 oxygen and the use of a walker or electric scooter. The bath and vanity area were clean and water pressure and drainage in the tub/shower and basin were great. Room temperature in the East side room was easily controlled and all appliances and lighting in both rooms functioned properly. Temperature control on West side room in the summer is difficult to maintain. The desk staff was very congenial, knowledgeable and helpful and oxygen tanks which had been ordered to be delivered to the motel, had already been placed in our room by the staff prior to our arrival and early check-in. The complimentary breakfast was ample, delicious and well handled. We would definitely recommend this motel to family and friends and would definitely stay here again.

Large spacious room. Towels were thin and scratchy. Friendly, clean, convenient and with spacious rooms. Exactly what I was looking for. I'll go back.

The front desk staff were great and made us feel like we were welcome at home. There were several restaurants to choose from we took the recommendation from the staff for chinese within walking distance. The pool and property looked clean. The rooms were big and comfortable. Overall it was enjoyable stay and would return back.

I assumed that a regional chain like ?America?s Best? would offer above-average value. I was mistaken. The morning after we had bed bug pieces between the sheets and on our persons. When I checked out I mentioned the bed bugs to the front desk staff. They seemed unconcerned. I can only assume they know they have a beg bug problem. Front desk staff also like to partake in the complimentary guest breakfast. I witnessed several staffers making waffles, toasting bagels, taking juice and coffee back to their desks. The breakfast area is a narrow hallway, off the main lobby. The lobby restrooms are a few feet away. The hotel lobby internet had not been functioning for months, based on the amount of dust I saw on its computer. The hotel does not have HBO. I also found an earlier AAA gues comment card, in our room, citing other shortcomings. My recommendation: Avoid this hotel or bring your own bug spray. MM

the room was nice and very good for the price. they had a free breakfast which seems to be going out of style at most places. the area wasn't the worst but i wouldn't of walked around outside by my self

The amenities and service are both quite good. The bathroom floor and hallway floors could be a bit cleaner. Overall, this hotel provided a nice stay, with some elegant amenities, I very much appreciated. The location also proved convenient given my needs. As such, I would recommend this hotel to others.

The rooms were nice with amenties coffemaker and minifridge. The moment highlight was the swimming pool for my son. Included a morning breakfast loved the fresh belgium waffles.

The hotel is great location right off of hwy41 left the husband and kids at the hotel for few hours while I went shopping across the street at Mervyns dept store. Staff was helpful with directions and restaurants in area. We were looking for kids stuff to do went to chaffee zoo. Nice Mexican restaurant with cantina within walking distance accross the hotel. Would be back next time in town.

Everything about our stay at this motel was excellent. With the increased emphasis on security, I was surprized to notice that the "outside" door to the wing in which we were staying did not lock when it closed, as did the doors to the other wings. Because the door to our room was very secure, I was not too concerned, because I figured that all the people who would be using this hallway would be customers of the motel. The second morning we were there, I was quite surprized to encounter six young adults, some wrapped in blankets, others with overcoats and warm garments, exiting the lounge (smoking) area between the two wings. I thought to myself that they were an interesting group, about three girls and three boys. One of the girls noted that I was noticing them, very pleasantly asked me if I could tell her where the motel office was. When I reported the inoperative lock and the visitors to the front desk personnel, they appeared non-plused and unconcerned. They did mention that they would have to talk to their "security personnel" about the visitors.

Spacious rooms. No shelves/counters in the bathroom. We were in a handicap able room. The bathroom and shower were hard to manage. No counters, no place for things and the shower was very difficult to use.

Excellent accomodation room very clean and pool easily accessed and cleaned daily. Friendly staff and excellent complimentary breakfast. Maid service each morning and sheets changed regularly. No complaints, good bus service to local shoping Malls.

Checked in early mornining staff was nice and alsoHotel has been remodeled from our last stay staff said new carpet and lobby . It was nice to see hotel include everything and not pay additional for extra stuff. Office provided a free high speed computer while we waited for our room. The rooms had amenties for the rate coffee maker and refrigerator were a plus. The office provided Quick breakfast bite which was adequate. The air cond was old, but worked well for us.
